Inspiration for a timeless dining room remodel in Hawaii

Well-traveled. Relaxed. Timeless. Our well-traveled clients were soon-to-be empty nesters when they approached us for help reimagining their Presidio Heights home. The expansive Spanish-Revival residence originally constructed in 1908 had been substantially renovated 8 year prior, but needed some adaptations to better suit the needs of a family with three college-bound teens. We evolved the space to be a bright, relaxed reflection of the family’s time together, revising the function and layout of the ground-floor rooms and filling them with casual, comfortable furnishings and artifacts collected abroad. One of the key changes we made to the space plan was to eliminate the formal dining room and transform an area off the kitchen into a casual gathering spot for our clients and their children. The expandable table and coffee/wine bar means the room can handle large dinner parties and small study sessions with similar ease. The family room was relocated from a lower level to be more central part of the main floor, encouraging more quality family time, and freeing up space for a spacious home gym. In the living room, lounge-worthy upholstery grounds the space, encouraging a relaxed and effortless West Coast vibe. Exposed wood beams recall the original Spanish-influence, but feel updated and fresh in a light wood stain. Throughout the entry and main floor, found artifacts punctate the softer textures — ceramics from New Mexico, religious sculpture from Asia and a quirky wall-mounted phone that belonged to our client’s grandmother.

Sunday, September 14, 2014 Is Your Interior Design Depressing You? By Joseph Pubillones (DailyHerald.com http://www.dailyherald.com/article/20140913/entlife/140919600) From time to time, someone will corner me and confess to me that they are depressed; they whisper that they believe their decorating is making them sick. They tell me that their interiors are not to their liking because of choices made by their spouse, their designer, or because of their own misguided attempts at decorating. Is it possible for their environment to make them feel sick? Yes (as I think about it), it is possible for design to alter moods. In the mid-1950s, Norbett Mintz, a researcher at Brandeis University, and his mentor, the renowned psychologist Abraham Maslow, decided to conduct research about the effects of "beauty" on behavior. Mintz had already conducted experiments about the effects of color on human behavior and concluded that color selection has a palpable effect on personal behavior. A room's design can have an impact on your mood. Mismatched colors or an overstuffed room can affect your ability to relax and feel comfortable. In their experiment about beauty, they designed three rooms. The first was "the ugly room", replete with clashing colors and patterns, disorganization and too much furniture for the size of the space. The second was "the average room", arranged with a monochromatic scheme, basic furniture pieces and subtly colored nondescript art. The third was "the beautiful room", decorated with quality case-goods, and fashionable fabrics and colors. Overwhelmingly, the test group rejected "the ugly room". "The average room" and "the beautiful room" were tied as the preferred room. When asked to describe the rooms, the test group was best able to describe "the beautiful room". As a designer, this is not news to me. There are rooms, especially those that I like, that I can describe with remarkable detail. Although our notion of what is beautiful varies from person to person, it can be said that beautiful design is more memorable. We can deduce that each person prefers the beautiful. From the time we are born, there are foods that are preferred -- some love sweets; others prefer more savory flavors. Over time, our taste buds evolve, and what was once a favorite food can become insipid or nauseating. The same is true for interior design. Over time, everyone develops preferences about what makes us feel comfortable and at home. When I hear that someone's home is depressing, I am concerned. I suggest immediate action to change what is most bothersome. If it is wall color: a painting party is overdue. If it is furniture: I ask them to consider new upholstery; a new furniture arrangement; or substituting new pieces for those that offend. And for those too timid or dismayed to tackle their problems head-on and alone, I suggest hiring a professional interior designer. Your home is your castle. Many of my clients have said they couldn’t imagine the results after their project was completed. They say it was the WOW factor. I say, that is why you hired a professional designer. There are many situations that warrant the hiring a professional interior designer. This includes something as simple as choosing paint and window covering to full scale renovation work such as a new kitchen, bath or lower level. In addition to achieving that WOW factor, a professional interior designer will save their clients’ money in many ways, most importantly the avoidance of costly mistakes. Not only will a professional designer understand the context of the project, they will have access to many resources and their trained eye can make a world of difference in the final result. And those final results also will improve the value of your home. Professional interior designers are able to work closely with architects and contractors and are comfortable with drawing floor plans, as well as understanding the implications of how interiors will be used as it relates to structural and available floor space. Beyond floor plans, program management, installation and understanding how structural design will be used in a practical setting, a professional interior designer will also be knowledgeable in color and fabric design, space planning, window coverings, furniture design, architecture and much more. So when you see the initials ASID and NCIDQ next to an interior designer’s name, know they have been through significant amount of formal certification. When hiring a professional interior designer, it is important to have an understanding of the scope of the work to be done. Before my initial meeting with a new client, I ask them to spend some time making a list of their needs as well as any pictures they saved of items or rooms they like. Upon our first meeting, I take photos and measurements. Together,we then develop a detailed itemized list covering all areas of concern. The next step is to draw up and present a floor plan. Depending on the type of project this could include floor plans and furniture placement as well as construction and lighting if needed. Once the plan is approved appropriate furnishings and finishes are selected. This can be fun - and exhausting as well. I often present my clients with many samples from which to choose. After the furniture choices, I develop a comprehensive budget itemizing all purchases. I also may call on several of the contractors I work with such as electricians, plumbers, cabinet wholesalers and cabinet makers, painters, as well as drapery workrooms and installers. It has taken many years to compile trusted associates, which is an important part of being a good designer. Lead times for good furniture and furnishings can take from 6-12 weeks depending on availability. This extra time gives sufficient time to finish the required preparatory work, and allows clients time to dispose of old furniture. This 1933 Wauwatosa basement was dark, dingy and lacked functionality. The basement was unfinished with concrete walls and floors. A small office was enclosed but the rest of the space was open and cluttered. The homeowners wanted a warm, organized space for their family. A recent job change meant they needed a dedicated home office. They also wanted a place where their kids could hang out with friends. Their wish list for this basement remodel included: a home office where the couple could both work, a full bathroom, a cozy living room and a dedicated storage room. This basement renovation resulted in a warm and bright space that is used by the whole family. Highlights of this basement: - Home Office: A new office gives the couple a dedicated space for work. There’s plenty of desk space, storage cabinets, under-shelf lighting and storage for their home library. - Living Room: An old office area was expanded into a cozy living room. It’s the perfect place for their kids to hang out when they host friends and family. - Laundry Room: The new laundry room is a total upgrade. It now includes fun laminate flooring, storage cabinets and counter space for folding laundry. - Full Bathroom: A new bathroom gives the family an additional shower in the home. Highlights of the bathroom include a navy vanity, quartz counters, brass finishes, a Dreamline shower door and Kohler Choreograph wall panels. - Staircase: We spruced up the staircase leading down to the lower level with patterned vinyl flooring and a matching trim color. - Storage: We gave them a separate storage space, with custom shelving for organizing their camping gear, sports equipment and holiday decorations. M.N. Reale Construction converted three separate, dated rooms into a magnificent, modern master bath. We installed custom tile on the floors and up the walls in each room visually tying them together. Six Marvin casement windows were installed in the tub area, which features a claw foot tub from Portugal, showering the room with natural light. The large 5 x 7 foot walk-in shower features three showerheads, and a rolling glass door. The custom cabinet in the powder room has His and Hers sinks with a beautiful quartz countertop. Jackie and Sean loved the Algonquin neighborhood they lived in with the peaceful neighborhood and the close proximity to work and school. What they didn’t love was how outdated their home had become. With a cramped kitchen and an unused dining room, they decided a remodel was the perfect solution to their problem. They would be able to continue to live in the area they loved, while at the same time they could have the dream home they envisioned. After a thorough search, Jackie came across Advance Design Studio. She was impressed by all of the positive reviews she saw on the internet and saw herself identifying with all of the project stories she saw on the website. Once they met with designer Scott Christensen and owner Todd Jurs, they knew Advance Design was the right company to make their dreams a reality. The project consisted of four main areas: the kitchen/dining/powder room, the laundry room, the master bathroom, and the kid’s bathroom. They wanted to expand the kitchen into the seldom used dining room and add a large island for hosting parties and family gatherings. They also wanted new hardwood flooring throughout the first level. The laundry room needed to be more functional, and all three bathrooms were in dire need of updating. The closed off kitchen was opened up to create a sweeping space between the new eating area and the much larger kitchen. A handsome dry bar complete with a beverage refrigerator and lighted glass door cabinetry makes an elegant transition across from a peninsula area filled with storage. An additional decorative cabinet lighting up elegant dishware through the mullioned glass sits directly across from the drybar. An expansive island was critical to the kitchen plans. Jackie, Sean and Scott worked closely together to create just the right details for their design. They wanted the island to be functional in addition to being the centerpiece of the room. Added storage for the kid’s school supplies was hidden behind cabinet doors so the children could do their schoolwork right at the island, and a microwave drawer glides open with the touch of a finger hidden inconspicuously within the island space. The easy to care for Cambria Britannica Quartz island top with its sweeping grey and white marble look perched atop hand-carved Craftsman corbels was absolutely what they were hoping for, blending both beauty and function perfectly. Adding a nice contrast to the brightness of the quartz and the white cabinetry, Kodiak - Leather granite countertops were used to balance the light and dark tones of the space. Dura Supreme Classic White painted cabinets grace the perimeter, while Maple Poppy Seed stained cabinets with a beautiful soft grey woodgrain were used in the beverage center and island. The two tones compliment the large space balancing it out nicely creating interest and elegance with the simple Craftsman style full overlay doors. A deep warm Barnwood White Oak flooring was added throughout the lower level. The new floor brings additional contrast to the bright kitchen and provides unity with the now open floorplan as it rolls in to the foyer and family room. Final details like the show-stopping lunar like duo light fixtures complete the space and intermix expertly with crisscross details of the glass door mullions, the island bar seating and even accessories in the space. The small cluttered laundry room needed more space and more storage. With a busy family it seemed to overflow daily and did not have anywhere to hide the families “in and out stuff.” Scott designed the new space with a stackable washer and dryer and much more efficiently organized cabinetry. Doing laundry is now (almost!) a pleasure and keeping everyone’s “stuff” hidden, but readily accessible is now a snap. The master bath was not a place where the couple enjoyed spending time getting ready for their day. The tub almost never was used, so removing it made it possible to build an extra-large shower, replacing the small cramped cube of the previous shower they hated. Clean, horizontal lines softly draw your eye around the space with porcelain tile called Driftwood Sea spray. Full overlay cabinetry in a soft white vanity with double sinks makes getting ready for the day much more convenient for the busy couple. Long floor planks made of porcelain tile mimic real hardwood floors in a soft grey to compliment the shower, but with the ease and care of a tile surface. Cambrian Black Granite counters with a matte finish and under mount porcelain sinks with handsome brushed chrome hardware complete the handsome space. A real bonus in any master bath; a custom built in storage nook was tucked in the corner of the space for linens and heavenly storage. The kid’s bath was in sad shape because it was original to the house. To keep the budget in control, the tub which was in great condition was retained, but focus was on the new large brick style porcelain charcoal tile on the floor, crisp white new Craftsman style cabinetry with pretty furniture details on the corner base, a striking granite top with white under mount porcelain sinks and fresh hardware and faucets. Some beautiful soft grey wood mirrors to match mom and dads were custom sized and placed under new lighting, and 4 hooks were smartly arranged down the wall for kids’ towels. This couple was determined not to move, and made their house their dream home. Not only does their home function greatly now, but Jackie says, “When the neighbors come to visit, they’re asking if they can “steal” the design”! In terms of high-impact, going with a dark wire-brush pattern is a sure way to quickly define a space. Never boring, this modern pattern will set the mood immediately. The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths. For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. Enrolled in the LEED-Home Pilot, this residence completed certification. The modular home was conceived as two boxes that slide above one another to create outdoor living space and a lower covered rear entry. The passive solar design invites large amounts of light from the south while minimizing openings to the east and west. Factory construction saves both time and costs while reducing waste and using a controlled labor force. Built in a factory north of Denver, the home arrived by flatbed truck in two pieces and was craned into place in about 4 hours providing a fast, sustainable, cost effective alternative to traditional homebuilding techniques. Upgraded lighting fixtures, plumbing fixtures, doors, door hardware, windows, tile and bamboo flooring were incorporated into the design. 80% of the residence was completed in the factory in less than 3 weeks and other items were finished on site including the exterior stucco, garage, metal railing and stair. Stack-Slide-Stitch describes the conceptual process of how to tie together two distinct modular boxes. Stack refers to setting one modular directly on top of the other. Slide refers to the action that creates an upper southern deck area while simultaneously providing a covered rear entry area. The stitching or interlocking occurs with the upward extension of the lower volume with the front deck walls and with the rear two story vertical.
