This project transformed a Rockwall cottage with a smart expansion, a refreshed kitchen and bath, and a new 25' x 20' cedar gable patio cover—blending everyday function with warm, Texas-casual style. Inside, we reframed three exterior walls, added a dedicated laundry area, upgraded electrical and lighting, installed new windows, reworked HVAC for balanced airflow, and finished with paint-grade maple cabinetry, quartz counters, new tile, and refinished red-oak hardwoods. Outside, we wrapped the addition in Hardie lap siding and built a stained-cedar patio structure with integrated lighting and fans for four-season living.

Our homeowners purchased this home for its excellent location and great bones. They were desirous of returning it to the era of it’s time while updating and modernizing it with the elegance it deserved. To add to our challenges, they were living out of the country during our design and renovation, making for great communications utilizing modern technology to ensure we could deliver what they hoped to achieve. We opened some space in the kitchen to create an updated and more functional kitchen for this active family, relocating appliances for efficiency, adding an island and relocating a chimney. We had structural challenges with the sagging hardwood floors, which required us to reframe floor systems, and while we were at it, we antique finished the hardwoods reminiscent of the 1940’s. We added wainscoting in the dining room and entry stair hallway to enhance the old-world look and added some arched openings to match other areas of the home. We also added custom moldings to the fireplace wall to allow it to shine as a focal point in the space, utilizing restored antique light fixtures. The finished result is stunning and truly honors the integrity of the original time period of this home.

Innovation Construction took an existing 1BD/1BD MFH condo to the studs and re-framed as a lovely, inviting and bright 2BD/2BA condo. We installed new luxury vinyl flooring and new modern porcelain tile with wood baseboards throughout. Full electrical upgrade, full plumbing upgrades with a new stackable washer/dryer. Countertops included demi-bullnose edges on the surround and a more decorative detail of short ogee on the island. Refinished floors and reframed first floor to open the kitchen into the living room. Complete new custom pantry with highlighted class shelves and a one-stop-shop for drinks. Blanco concrete gray undermount sink with a Signature Hardware polished nickel sink faucet to match the rest of the polished nickel accents. Custom hood with a 36" thermador range. Remodeling an existing 1940s basement is a challenging! We started off with reframing and rough-in to open up the living space, to create a new wine cellar room, and bump-out for the new gas fireplace. The drywall was given a Level 5 smooth finish to provide a modern aesthetic. We then installed all the finishes from the brick fireplace and cellar floor, to the built-in cabinets and custom wine cellar racks. This project turned out amazing!

The owners of this beautiful 1908 NE Portland home wanted to breathe new life into their unfinished basement and dysfunctional main-floor bathroom and mudroom. Our goal was to create comfortable and practical spaces, while staying true to the preferences of the homeowners and age of the home. The existing half bathroom and mudroom were situated in what was originally an enclosed back porch. The homeowners wanted to create a full bathroom on the main floor, along with a functional mudroom off the back entrance. Our team completely gutted the space, reframed the walls, leveled the flooring, and installed upgraded amenities, including a solid surface shower, custom cabinetry, blue tile and marmoleum flooring, and Marvin wood windows. In the basement, we created a laundry room, designated workshop and utility space, and a comfortable family area to shoot pool. The renovated spaces are now up-to-code with insulated and finished walls, heating & cooling, epoxy flooring, and refurbished windows. The newly remodeled spaces achieve the homeowner's desire for function, comfort, and to preserve the unique quality & character of their 1908 residence.

A house with such incredible views as this one should take full advantage of them. We began with the entrance – turning an uninsulated mudroom into a warm and light-filled welcoming area. The kitchen was opened and outfitted with birch cabinetry, light grey countertops, and steel appliances. A large central island makes this a natural gathering place to share food and conversation. The transition between the kitchen and the living room is seamless. A full splash of windows allows for uninterrupted views of the ocean from a comfortable seat on the couch. The interior stair connecting floors is suspended by stainless steel rods so as to appear to “float.” This gravity-defying link both sets the tone for this relaxed and refreshing home and allows light to spread through the space. Cohesive design throughout the living area gives this house personality without the puzzle. With the constraint of not being able to move the structure any closer to the ocean, we reframed the front half of the house to build out the master bedroom. Now this room has spectacular water views, and the addition of a new roof deck provides an elevated vantage point with an invitation to sit back and relax. To limit any future tangles in this house for our clients, we paid special attention to making the renovated elements as high quality as possible. The windows were replaced with triple-glazed units and new insulation was installed to increase efficiency. Frequent communication and great teamwork between owner, builder, and architect made this an easy and light-filled renovation, to be enjoyed for many years to come.

This phase of the Upper Lonsdale full house renovation involved exterior structural modifications to accommodate new window placements and updated glazing. The scope included re-framing existing openings, structural header adjustments, precise window installation, and full exterior envelope integration. New energy-efficient windows were installed and carefully tied into the existing wall assembly, followed by professional stucco repair and texture matching to maintain architectural continuity. Executing exterior modifications in North Vancouver requires coordination with building code requirements, weatherproofing best practices, and long-term moisture management — particularly in our West Coast climate. The final result blends seamlessly into the original façade while significantly improving natural light and performance.

This project was a complete gut. The only structural items that were saved were the existing foundation, exterior walls and roof framing. We reframed the interior of the structure, added a front porch, rear addition and new garage. All new mechanicals and interior finishes. New James Hardie Color Plus siding and dimensional roofing. We had the pleasure to design and execute this wonderful project for a couple in Sherman Oaks. Client was in need of a 4th bedroom and a brighter bigger living space. We removed and reframed a 30' load bearing wall to unite the living room with the dining room and sitting area into 1 great room, we opened a 17' opening to the back yard to allow natural light to brighten the space and the greatest trick was relocating the kitchen from an enclosed space to the new great room and turning the old kitchen space into the 4th bedroom the client requested. Notice how the warmth of the European oak floors interact with the more modern blue island and the yellow barstools. The large island that can seat 8 people acts as a superb work space and an unofficial dining area. All custom solid wood cabinets and the high end appliance complete the look of this new magnificent and warm space for the family to enjoy.

Built in the early 1950s, this small urban townhouse is located in North Old Town Alexandria in an area currently undergoing major redevelopment. The neighborhood is popular with, and affordable for, young people and families, and very convenient to Washington, DC. In its heyday, the townhouse touted a stately brick exterior, plaster walls, tongue and groove wood flooring and beautiful wooden staircase. Sixty years later, however, the homeowners were faced with crumbling masonry, sagging floors, a double layer of wallpaper over the plaster walls, a crumbling staircase, a dysfunctional kitchen and small, dark second floor rooms. Additionally, the basement had a low ceiling, moldy and cinder block walls, no plumbing and a large boiler taking up most of the space. The homeowners’ goal was to restore the exterior’s historic look while creating an interior up-to-date for the 21st Century. To turn their vision into reality, they turned to Michael Nash Design, Build & Homes. Design Solutions To maintain the townhome’s historic exterior, the Michael Nash team carefully removed, salvaged, restored and reused existing brick masonry. Matching fascia boards and windows were combined with existing windows to complete the exterior renovation. All interior walls were gutted and reframed. New electrical work, new insulation and new drywall were installed. Much of the home’s original trim was salvaged and reused, as was a piece of art glass, all to keep a bit of the past in the renovation. The sagging subfloors were fixed, new hard wood floors were installed and a new staircase and railing were designed in a style similar to the original. The solid wall between the kitchen and the dining room was removed, plumbing was relocated for a new sink location and the kitchen got expanded with an island into the dining room. Closet and plumbing stacks were relocated to allow a new space for fridge. Stainless steel appliances, granite countertops and custom cabinetry highlight the new modern kitchen. The plan called for redesigning the three bedrooms on the second floor to allow a larger bathroom, walk-in closet and wider hallways. In addition to new roofing, a large skylight was installed to allow natural light into the bathroom and the upper hallway. The basement was totally revamped. New plumbing was put in place for a full bathroom, laundry room and a den. New e-grass window was installed in the basement to bring this basement up to current building codes. This homeowners love the neighborhood and now their home gives them the opportunity to stay in the same location.

Full second floor renovation with new expanded bathroom. We started this project by taking down all the second floors plaster on the walls and ceilings. We reframed the bedroom closets to better utilize the space as well as adding a new hallway linen closet. We enlarged the main bathroom giving room for a new show stopping shower. New insulation, drywall, and trims were installed throughout. We also installed all new soft close by pass closet doors, new closet shelving, and black gas pipe closet rods. New Johnson hickory hardwood floors were installed throughout the bedrooms, hall, and stairs in English pub series; color hickory scotch. The bathroom tile work is exceptional and the metallic accent band adds to the look. From the ground up this second floor is brand new and it shows. Everything is now crisp and bright; a totally different space.

The owners hired our real estate business to assist them with the sale of this property. The clients were concerned about getting the right price for their home, so they contacted LB LounsBury Group to begin interior and minor exterior renovations to the property in order to increase its value. When LB LounsBury Group arrived at the Highfield location, the interior had lathe and plaster throughout, knob-tube wiring and old mechanical systems. The flooring was of original hardwood, the back deck was rotting and the front porch and walkway were deteriorating. After removal of all outdated materials and features, walls were reframed and new electrical systems were added. The original heating method for this property was the use of outdated radiators. We then installed new completely new HVAC system throughout the entire home. We added new sub-flooring, hardwood flooring, baseboard and trim. New glass railings were installed to the staircase and to the front of the house, and we built a new deck in the rear of the property. To give it a fresher look, we poured a new walkway and front steps to the house and completed minor landscaping of the front yard. This project was completed in 45 days, from initial meeting to offer date. Upon completion, the property increased in value by 35%.
