Our company was contracted to do a master plan for the family who was in desperate need of a rear yard renovation. The existing lawn area remained saturated throughout most of the year and the runoff from the neighboring property ran across their back yard, down the side of their property and all the way to the sidewalk in front of their house. The water was so intense that it had begun to cut through the back yard and erode the soil across the sidewalk and into the nearby storm drain.
By identifying these drainage problems and discussing solutions with the homeowner, we were able to design and create the aesthetically pleasing and sustainable solution of a rain garden. The goal was to slow down storm water runoff, and catch pollution and sediment by creating a rain garden that acts as a filter prior to entering the storm drain, while enhancing the aesthetics of the property.
The rain garden created was a shallow depression, 12 - 16" deep that collects rainfall runoff from all downspouts of the home and water collected into perforated pipes underneath the lawn area. The perforated pipe begins at the highest elevation in the yard and ends in the rain garden, the new lowest elevation that has been excavated down to an 8" depth. The perforated pipe captures the runoff water and allows the water to seep slowly back into the
ground as it runs across the property and into the garden. The garden was lined with a geotextile filter fabric to aide in removing contaminants from the water, prevent migration of the stone in to the soil, and minimalize maintenance.
A large variety of plant material was chosen, focusing mainly on native wetland species for their tolerance of our local soil types, moisture conditions and
the habitat they provide for wildlife. The garden was abundant with native wildlife and was a sustainable ecosystem for birds and butterflies upon completion of the project.
After planting, we arranged decorative stone throughout the garden to slow the flow of water and help prevent erosion. The combination of vegetative and stone surfaces provides temporary storage for runoff before the water either evaporates or infiltrates the soil.
The surrounding beds throughout the property were also all amended with compost and replanted with plants that work in harmony with the rain garden. The front, side, and rear yards are a beautiful display of colors that bloom throughout the seasons and the plants throughout the entire property provide food and shelter for native wildlife.
The rear yard that was once a muddy play space for the kids is now a dry lawn space that can be utilized by the family and their neighbors. This multi functional garden has become the focal point of the residence.

I was contacted by a homeowner who had moved into a property in the small Yorkshire market town of Masham and discovered a Victorian tiled floor under the hallway carpet. Realising this was a valuable period feature he was keen to see if it could be restored. As you can imagine he was delighted when I told him that it should be possible, and he was keen to get it uncovered and back on show.
After discussing the floor on the phone, I visited the property and removed the carpet so we could take a long look at the Victorian tile’s underneath. The carpet had protected the floor well and it was in good physical order, (i.e. no cracks etc.) it was just very dirty but was also marked with paint splashes from some untidy decorating work from the past. I confirmed none of these issues should present a problem and got the go ahead for the work to start.
There was no sealer on the floor, so I started the cleaning process using a medium dilution of Tile Doctor Pro-Clean which was worked into the tiles using a coarse 200-grit pad fitted to a rotary floor buffer. I then used a 400-grit hand-held diamond block to clean the edges which couldn’t be reached by the machine. This also removed the paint splashes which should have been on the skirting boards and not the floor!
The floor was then rinsed with water and the soil extracted with a wet vacuum. I was able to inspect the floor at this stage and spot treat areas that needed more work as they were a little stubborn. It wasn’t a large hallway and except for the paint it only needed a light clean. The result was I was able to complete the cleaning process by lunch time. I dried the floor as much as possible and left an air blower in the space for a couple of hours.
I returned later that afternoon and checked the floor for moisture using a damp meter. The floor was mostly dry, but some areas needed some more help with a heat gun. It was late summer and so still warm and so there was no need on this occasion to leave the floor overnight.
Once I was happy the floor was dry, I started sealing the tiles with the first of four coats of Tile Doctor Seal and Go. This is a specially formulated water-based blend of acrylic polymers that provides both a stain resistant surface seal and a durable low-sheen finish. It is perfect for a floor of this age as it allows moisture vapour to pass through, this is an important feature when considering a sealer for old floors which will not have a damp-proof membrane installed. If you were to apply a non-breathable sealer moisture can get trapped under the floor causing it to spread out to the walls resulting in rising damp.
The combination of the cleaning and new sealer brought the floor back to life and it now looked in keeping with the rest of the property which had numerous other period features. My client was over the moon with the difference and very happy to see the back of the grubby carpet.

We designed a “tree house” suspended above the ground on glued-laminated timber columns supporting two stories, forty feet above the forest floor. Suquamish means “place of clear water”. The care of the land that drove this residence included simple strategies for capturing rain and percolating storm water, minimal excavation and removal of soils, low-impact concrete foundations, and a light structure that captures views of the forest, water, and a distant Seattle skyline to the east.

This Takoma Park backyard was completely overtaken by English ivy and other invasive species beneath a mature tree canopy. Our team carried out a deep site cleanup, carefully removing invasives, clearing debris, and protecting the existing trees.
What was once overgrown and impenetrable will be transformed into a native landscape that rebuilds soil health, restores ecological balance, supports pollinators and wildlife, and creates a healthier, more resilient environment—while inviting quiet moments of connection with nature.

Although expensive Granite makes the most beautiful and practical stone worktop you can install in your kitchen. It gives real wow factor to a room and this kitchen in Folkestone was no different. Normally granite needs little maintenance however Folkestone has very hard water (often referred to as limescale) containing high levels of calcium and over time the calcium in the water gets deposited on nearby surfaces. According to the Affinity Water website the water in Folkestone contains 287.5 mg of calcium per litre which is classed as hard.
The owner of the property contacted us explaining that due to this problem the build-up of calcium deposits had overtaken her sink and countertop to a degree that she couldn`t deal with it through normal cleaning and a restoration was required. There are several household products on the market that can remove limescale however you need to be very careful when using these on natural stone as they use acids to break down the calcium and this can etch stone making the problem worse (always read the label). I went and had a look at the problem and gave her a quote for resolving the problem, which she was happy to accept.
Before starting the renovation, I protected the floor with dust sheets and the walls with a blue film that is easy to remove. Then to tackle the limescale I carefully went over each part of the Granite counter using a set of six-inch Tile Doctor Burnishing pads applying them in sequence from coarse to extra fine. To give extra cleaning power the coarser pads were applied with Tile Doctor Oxy-Gel which is an alkaline cleaning gel. The pads were fitted to a hand buffer and the soil generated by the abrasive pads was rinsed off between pads with water. For the finer detail such as the groves in the granite draining board, I used diamond encrusted handheld burnishing blocks of various grits. With the combination of diamond tooling and lots of elbow grease the job took around five hours to complete and the granite now has the polished look it deserves.
The granite worksurface does not require an actual sealer to be applied. However, maintenance is the key to keeping the stone in great condition so for aftercare I left the owner with a bottle of Tile Doctor Stone Patina Spray. This product is designed for cleaning stone worktops and contains a special ingredient that maintains the lustre. This should ensure the Limescale becomes manageable and can be cleaned more easily.
I made a striking difference to the appearance of the Granite Worktop and the owner was over the moon with the result.

This enquiry from Neath came from an elderly gentleman who was moving into a care home in the near future and wanted his Victorian tiled hallway renovated before the property went on the market. He mentioned he didn’t think it was that dirty however it could do with a clean and reseal.
We arranged to call in one morning and take a look at the tiles and whilst there we completed a test clean so we could provide an accurate price for renovating the floor. For the clean I applied Tile Doctor Pro-Clean, the purpose of this was to see whether and how fast the dirt would shift and also to get an idea of the condition of the floor beneath the layer of dirt.
The test clean went well and the owner was happy to accept our price and suggested that as we had already made a start we might as well continue. Fortunately, there were two of us that day and I only had a couple of other quotes in the area, so I was able to crack on. I should mention this work was done at the beginning of 2020 before the COVID-19 lockdown.
All sorts of detritus gets walked into hallways so we began by using a hand held scraper to take off any anything that sat upon/above the floors surface. This also makes the cleaning process that little bit easier for us. The earlier test clean had enabled us to establish which cleaning methods and products would work best on the floor so it was just a question of putting the plan into action.
The process involved applying a strong dilution of Tile Doctor Pro-Clean to the floor, leaving it to soak in for ten minutes and then working it with a coarse 400-grit diamond pad fitted to a rotary buffer. More water was applied for lubrication where required and the soil produced afterwards was rinsed off and extracted with a wet vacuum. The pad is encrusted with industrial diamonds and cuts into the tile and removes a very thin layer leaving the tile very clean.
After extracting the soil, the floor was inspected, and we noticed that there were a few tiles throughout the floor that needed more work. To deal with these we used hand-held diamond blocks of varying grits to remove the ingrained dirt and bring the tiles back to life.
The client was over the moon with the results of the cleaning and we scheduled a date of the following week to come back and seal the tiles. We also discussed sealers and he had asked if we could leave the floor with a shiny finish. With that in mind we recommended Tile Doctors Seal and Go which works really well on Victorian tiles. It is also water based and so doesn’t produce a smell as it dries.
On our return the floor was given a quick wipe down and once dry sealed with four coats of Tile Doctor Seal and Go which will add protection and make them easy to keep clean.
Once complete the floor looked great and very welcoming, just what you need when selling a property as initial impressions always count.

Design elements and features include six multi level paver patios, three permeable paver patios, and a sunken pool bar and kitchen with seating inside and outside the pool. A 20 foot double water falls drops into a pond with glass panels that separate the pool from the pond enabling views of koi. A 24 in. by 30 foot running/trickle water wall over natural stone into the the pool is also features. Additional items include three built-in bistro tables, a 20 foot high boulder wall system featuring perennial garden plantings, and floating boulders built into the pool.
Design challenges included a 12 foot high bar wall engineered with ¾ in. rebar and a solid concrete pour. Lower levels of the patio system were built and excavated below the water table level, so an extensive and creative drainage system was installed. In addition, water pumps were active during construction. Trenching was so extensive under and around the hardscape areas that all soil had to be removed from the site and replaced with compacted clean stone so there was no threat of future settlement. There was over 1500 cubic yards of soil removed from the site and over 1500 yards of aggregate trucked into the site.
