Peter Rymwid Photography My young professional clients loved everything about their townhouse on the Hudson except for the cramped, dark, uninviting kitchen. During their frequent dinner parties they were always separated from their guests. Light which filled the rest of the living area never made it into the kitchen. Their most important request in this remodel was to create a bright, contemporary, light filled kitchen where their cooking would take center stage. We started by removing a large portion of the wall separating the kitchen and dining area. This integrated the kitchen into the living space and allowed interaction between cook and guests. Next we removed a side wall to gain more cabinet and countertop space. Existing drop ceilings were removed giving extra height in the wall cabinets. A raised waterfall end eating counter keeps the visual line clean and provides ample counter space for dining or wine tasting. Bright white painted cabinets with recessed panels and a crisp white quartz counter create a bright contemporary space. Blue white and taupe subway tiles made from recycled glass add a feel of waves to the back splash. A coordinating blue paint adds to the beachy vibe of the room. Shiny easy to clean stainless appliances are both functional and attractive especially as they are seen from the entire living area. The new engineered wood flooring was continued up the wall under the eating counter. The material provides a more durable surface than painted sheet rock. Recessed LED ceiling lights and under cabinet lights provide all the task lighting needed to prepare meals while using very little energy. Instead of installing any hanging fixtures which might block the open feeling, smaller can LED lights were installed over the raised counter.

The HOA wasn't too happy about the removal of the post as it was an essential part of the arches located right above the garage doors. You can clearly see how that would have been disruptive if the homeowner went with a regular wood door and not one custom designed and manufactured by Dynamic Garage Door. This garage door was specifically designed to address the HOA's concern about the center post removal and the effect it would have on the curb appeal of the home with the incomplete double arch look. So we addressed this by crafting the door with a false center post in the middle that was textured and painted the same color of the house to give off that illusion that the post is still there. Overall, it gives the home a complete finished appearance with two independent-looking doors and original post. The homeowner got the entire width of the opening to use at the push of a button so having a larger car won't be a problem anymore. The interior of the home went from Colonial to Classic Lodge without changing the footprint of the home. Columns were removed, fur downs removed that defined space, fireplace relocated, kitchen layout and direction changed, breakfast room and sitting room flip flopped, study reduced in size, entry to master bedroom changed, master suite completely re-arranged and enlarged, custom hand railing designed to open up stairwell, hardwood added to stairs, solid knotty alder 8’ doors added, knotty alder crown moldings added, reclaimed beamed ceiling grid, tongue and groove ceiling in kitchen, knotty alder cabinetry, leather finish to granite, seeded glass insets, custom door to panty to showcase an antique stained glass window from childhood church, custom doors and handles made for study entry, shredded straw added to wall texture, custom glazing done to all walls, wood floor remnants created an antique quilt pattern for the back wall of the powder bath, custom wall treatment created by designer, and a mixture of new and antique furnishing were added, all to create a warm, yet lived in feeling for this special family. A new central stone wall reversed with an over scaled fireplace and reclaimed flooring from the East became the anchor for this level of the home. Removing all the “divisions” of space and using a unified surface made unused rooms, part of the daily living for this family. Our clients wanted to increase the size of their kitchen, which was small, in comparison to the overall size of the home. They wanted a more open livable space for the family to be able to hang out downstairs. They wanted to remove the walls downstairs in the front formal living and den making them a new large den/entering room. They also wanted to remove the powder and laundry room from the center of the kitchen, giving them more functional space in the kitchen that was completely opened up to their den. The addition was planned to be one story with a bedroom/game room (flex space), laundry room, bathroom (to serve as the on-suite to the bedroom and pool bath), and storage closet. They also wanted a larger sliding door leading out to the pool. We demoed the entire kitchen, including the laundry room and powder bath that were in the center! The wall between the den and formal living was removed, completely opening up that space to the entry of the house. A small space was separated out from the main den area, creating a flex space for them to become a home office, sitting area, or reading nook. A beautiful fireplace was added, surrounded with slate ledger, flanked with built-in bookcases creating a focal point to the den. Behind this main open living area, is the addition. When the addition is not being utilized as a guest room, it serves as a game room for their two young boys. There is a large closet in there great for toys or additional storage. A full bath was added, which is connected to the bedroom, but also opens to the hallway so that it can be used for the pool bath. The new laundry room is a dream come true! Not only does it have room for cabinets, but it also has space for a much-needed extra refrigerator. There is also a closet inside the laundry room for additional storage. This first-floor addition has greatly enhanced the functionality of this family’s daily lives. Previously, there was essentially only one small space for them to hang out downstairs, making it impossible for more than one conversation to be had. Now, the kids can be playing air hockey, video games, or roughhousing in the game room, while the adults can be enjoying TV in the den or cooking in the kitchen, without interruption! While living through a remodel might not be easy, the outcome definitely outweighs the struggles throughout the process.

A funny thing happened on a recent plaster project. I had thought that the wallpaper in need of removal was paper but it turned out to be a very thin vinyl. The manufacturer of the plaster that I was going to install claims that the plaster will work over properly primed wallpaper. After picking at the paper for a couple hours to get lose bits off the wall, I decide that too much of the paper was unstable and I would not be able to go over the paper with plaster. This is what I removed by just picking and wetting at edges. I knew I needed a better way, or I would be here for days. I decided to try steam, as I remember a clients mother telling me she used her floor steam mop to remove paper. I headed to the store but could not find the right steam mop. I grabbed a couple paper tigers at the hardware store then headed to a bedding store to try for a steam mop. I still could not find a steam mop but they did have a garment steamer that was only $50 with the online coupon. ( thanks smart phone )
