This beautiful Victorian tiled hallway was in desperate need of some TLC. The house had recently changed hands and the new owners of the house were having the entire property renovated. The last part of the renovation plan was to have the Victorian hallway tiles restoring back to their former glory. Floors are always best left until last, especially hallways as last as workmen don’t usually take a lot of care in my experience. The house was built in the early 1900’s and was situated close to Doncaster town centre a couple of streets away in fact from the famous Doncaster Racecourse which dates to the late 1500’s. There were a few areas of damage to the floor that would need dealing with first. This is not surprising given the age of the floor which must have seen a lot of comings and goings over the years. Our first task therefore was to repair the damage using replica tiles sourced to be as close a match to the originals as possible. We usually find any slight differences disappear once the floor has been deep cleaned and sealed. Once removing the damaged tile and cleaning the base we use a fast setting adhesive to fix the replacement tiles in place so we can get on with the cleaning as soon as possible. Once the replacement tiles had set, we unloaded our slow speed rotary floor machine and large wet vacuum which would be used during the cleaning. To start the cleaning the floor was sprayed with Tile Doctor Remove & Go and this was left to dwell on the tiles for twenty minutes. This gives time for the product to break down old floor coatings and grime, this was followed by scrubbing the tiles with a 200-grit diamond pad fitted to the floor machine and assisted with the addition of more water to help lubricate the process. This process generates a lot of slurry as the dirt and old sealers etc are released from the tiles and this is extracted from the surface of the floor using the wet vacuum. The next step was to give the floor an acid wash using Tile Doctor Acid Gel which is applied to the tiles and left to dwell for fifteen minutes and scrubbed in again with the floor buffer and 200-grit diamond pad. Once done the floor was rinsed with water and then dried using the wet vacuum to extract as much moisture as possible. This last process is designed to counter any alkaline salts that may be present in the floor which may cause efflorescence to appear later. It also removes old mineral deposits and generally get the tiles looking much brighter. Once complete the floor was left to dry off naturally overnight. I came back the next day to seal the tiles first checking the floor was dry using a moisture meter. Satisfied that the floor was ready for sealing I started to seal the tiles using multiple coats of Tile Doctor Seal and Go Extra which is a fully breathable sealer which is important for old floors like this. Seal and Go Extra also leaves a lovely satin finish which works well on Victorian tiles and brings the floor alive. This was the last step in this properties renovation, and I think you will agree that the floor responded really well to the restoration process and the colours in the tiles are now very vibrant. This home is remarkable in many ways. It features a simple but unique design that maximizes the site and breathtaking views. The home was originally built by a family who owned a local mill and who had choice selection of the wood used in its construction. We were brought in to restore the integrity of the 40-year-old deck, ensuring the new one preserved the precise aesthetic of the original. The upper level features a cantilevered deck that wraps around the house without obscuring the view from the windows below. The structure of the deck was constructed of abnormally large rough-sawn fir joists milled to custom specifications. The joists run through the entire floor framing of the home and extend out as deck joists. Since the deck joists were so integral to the framing, preservation of the integrity of this structure was paramount. The original cedar deck boards were failing, but the beautiful fir joists were well-preserved and could be fortified. After demoing the existing deck, we carefully removed all signs of dry rot, then tested the integrity of the fir joists. To ensure the longevity of the new deck, we added joists as needed to improve rigidity and weather-sealed the tops of each one with joist tape and metal flashing. For the new decking, we decided on a very strong and durable solution, IPE wood, which we had milled to custom specifications to match the original boards. Working with this extremely hard wood has its challenges, but it was by far the best choice for this project. We honored the design of the original railing by crafting a near replica. Admittedly, we tweaked a few dimensions, enhanced details of the assembly and added a few custom accents.

A two-story restaurant and bar in the heart of Rochester Hills approached Horizon Interior Design with an exciting design brief to pay homage to the American-style food they served with a 1940's retro redesign. The new tenants had some great ideas for fresh paint, décor, a mural of a vintage plane, and a female pilot in a pinup style reminiscent of the 1940s. They wanted to keep their flooring and furnishings as is, challenging us to create a harmonious design while incorporating what they already had. Using vintage magazines, newspapers, and posters from the 1940s, as well as replicas of old décor and wall art, we brought the 40's back to this commercial restaurant's interior design! Adding deep red and white accents to the navy blue walls created a patriotic feel, while a hand-painted distressed American flag hung over the bar for that extra touch of 40's magic. We painted a magnificent wall mural of a jet and pilot, applied shiplap to the front of the bar and an accent wall, and then decorated it with vintage tin signs from the 1940's. We installed luxurious vintage-style chandeliers on both floors, illuminated with Edison bulbs to warm up the dining areas and bring a sense of grandeur to the space. Upon completion, walking into the restaurant felt like being transported back to this beautiful decade, attracting clientele to experience something special. Gugel Photography

This 1914 family farmhouse was passed down from the original owners to their grandson and his young family. The original goal was to restore the old home to its former glory. However, when we started planning the remodel, we discovered the foundation needed to be replaced, the roof framing didn’t meet code, all the electrical, plumbing and mechanical would have to be removed, siding replaced, and much more. We quickly realized that instead of restoring the home, it would be more cost effective to deconstruct the home, recycle the materials, and build a replica of the old house using as much of the salvaged materials as we could. The design of the new construction is greatly influenced by the old home with traditional craftsman design interiors. We worked with a deconstruction specialist to salvage the old-growth timber and reused or re-purposed many of the original materials. We moved the house back on the property, connecting it to the existing garage, and lowered the elevation of the home which made it more accessible to the existing grades. The new home includes 5-panel doors, columned archways, tall baseboards, reused wood for architectural highlights in the kitchen, a food-preservation room, exercise room, playful wallpaper in the guest bath and fun era-specific fixtures throughout.

The homeowners wish-list when searching for properties in the Geneva Lake area included: low-maintenance, incredible lake views, a pier but also a house that needed a lot of work because they were searching for a true project. After months of designing and planning, a bright and open design of the great room was created to maximize the room’s incredible view of Geneva Lake. Nautical touches can be found throughout the home, including the rope detailing on the overhead light fixture, in the coffee table accessories and the child-sized replica wooden boat. The crisp, clean kitchen has thoughtful design details, like the vintage look faucet and a mosaic outline of Geneva Lake in the back splash. This project was featured in the Summer 2019 issue of Lakeshore Living
