This kitchen proves small East sac bungalows can have high function and all the storage of a larger kitchen. A large peninsula overlooks the dining and living room for an open concept. A lower countertop areas gives prep surface for baking and use of small appliances. Geometric hexite tiles by fireclay are finished with pale blue grout, which complements the upper cabinets. The same hexite pattern was recreated by a local artist on the refrigerator panes. A textured striped linen fabric by Ralph Lauren was selected for the interior clerestory windows of the wall cabinets.
Large plank french oak flooring ties the whole home together. A custom Nar designed walnut dining table was crafted to be perfectly sized for the dining room. Eclectic furnishings with leather, steel, brass, and linen textures bring contemporary living to this classic bungalow. A reclaimed piano string board was repurposed as a large format coffee table.
Every square inch of this home was optimized with storage including the custom dresser hutch with vanity counter.
This petite bath is finished with caviar painted walls, walnut cabinetry, and a retro globe light bar. We think all splashes should have a swoop! The mitered countertop ledge is the clients’ favorite feature of this bath.

Homeowner and GB General Contractors Inc had a long-standing relationship, this project was the 3rd time that the Owners’ and Contractor had worked together on remodeling or build. Owners’ wanted to do a small remodel on their 1970's brick home in preparation for their upcoming retirement.
In the beginning "the idea" was to make a few changes, the final result, however, turned to a complete demo (down to studs) of the existing 2500 sf including the addition of an enclosed patio and oversized 2 car garage.
Contractor and Owners’ worked seamlessly together to create a home that can be enjoyed and cherished by the family for years to come. The Owners’ dreams of a modern farmhouse with "old world styles" by incorporating repurposed wood, doors, and other material from a barn that was on the property.
The transforming was stunning, from dark and dated to a bright, spacious, and functional. The entire project is a perfect example of close communication between Owners and Contractors.

Originally built to house a garage, workshop and wood storage, this simple structure has been gently re-imagined into a unique guesthouse with a rustic accents and modern comforts.
The exterior retains the classic barn appearance, with the addition of carefully placed windows and industrial-looking Corten steel siding. The introduction of a large dormer to the center of the structure was a simple move, but provided multiple functions:
• breaks up the 8’-0” ceiling on the main floor, letting in additional daylight and providing visual relief to the otherwise low ceiling
• creates circulation space with the rustic steel stair and bridge
• utilizes reclaimed wood siding on the ceiling and walls, contrasting with white drywall and clean bright finishes
• visually connects the two upstairs bedrooms with the main floor
The focus of the interior was to preserve and accentuate the barn features as much as possible, and have a warm and cozy, energy efficient guest house. Programming included two bedrooms, two bathrooms, dining area, farmhouse kitchen and pantry, living room and laundry room.
Materials and furnishes were selected to create a clean, comfortable and inviting interior with a rustic edge. The exposed steel beam was left unfinished showing its existing wear and tear, and the new steel stair was left raw to eventually age and match the beam. Durable and economical oak floors were used throughout. Traditional subway tile and penny rounds contrast with the modern, clean lines of the kitchen and bathrooms. A custom sliding barn door adds texture to the kitchen and closes off the pantry and laundry room from the space. Furniture was a mix of new and existing, which makes the spaces both familiar and comfortable.
All in all, there is a timeless look to the end product; a traditional farmstead structure has definitely been giving a great new lease on life.

In the family room, the clients had already installed new built-in cabinetry, refaced the fireplace, purchased the major furnishings, and painted the walls an earthy red. To the existing seating, we added a second comfortable armchair in front of the fireplace to create a more convivial conversation grouping. We re-purposed their vintage sideboard as a console behind the sectional, where it conveniently stores dishes and barbecue tools for alfresco dining on the adjoining patio. Fabrics in a mix of patterns on the toss pillows and drapery are the finishing touch.

This young peach farming family loved the bones of the historic plantation home located on their property. The dark heavy furniture and lack of color that they moved into, was a far cry from the fun filled life they experienced with their three young children. Re-purposing furniture and updating the design to better reflect their personalities transformed this fine old lady into a classic beauty.

The project was to transform an existing flat roof and master bedroom suite floor into a dramatic deck with kitchen, dining and living areas leading to a stair to an upper deck for America’s Cup race viewing. The existing home is a 3-story 4,000 square foot Spanish Mission-style home built in the 1920’s and sits directly across from the St. Francis Yacht Club on Marina Boulevard in San Francisco – a prime location. No changes were possible for the historic façade and the new construction was to be out of view from the street, as much as possible. Going up the traditionally detailed stairway with decorative railing, you land at the third floor which becomes contemporary in style for the redesigned master bedroom suite, guest bath, sitting room and the roof deck.
Large roof decks require careful attention to waterproofing and a Bison pedestal system was used to create a level deck surface and easy maintenance. Heavy ceramic tile pavers were interspersed with walkable in-floor skylights on the main deck with ipe wood floors at the upper deck and stairs. From both the master bedroom and the outdoor deck you can access a sitting room with large pocket or sliding doors to enclose it. If watching the fireworks on July 4th and it gets cold, people can move to the sitting room which has a fireplace to watch in a heated environment. The sitting room gas fireplace is surrounded by steel with a figured steel panel re-purposed from old sea pier metal that has been cleaned and sealed.
A guest bath is adjacent to the master bath for guest use. A square recessed pattern tile was used to tie the old Spanish Mission-style feeling into the new more contemporary walls. In a large home that was short on storage, a large built-in armoire was built into the master bathroom for extra capacity. The project took two and a half years to complete including design and construction, in part due to historic reviews by the State of California.

Inspiration for a small farmhouse medium tone wood floor living room remodel in Other with white walls, a standard fireplace, a brick fireplace and no tv

This 1990s home needed some updates in key areas of the home. We refreshed the family room mantel with a new profile and designer tile to liven up the living space, then took the home’s multiple bathrooms to a whole new level. In the master bathroom, we took out the builder grade tub and added a sleek soaker tub with more functional his and her vanities. For less maintenance, we used ceramic porcelain tile that replicates the marble the homeowners admired. In a smaller secondary bathroom, the floor is the star of the show and is appropriately complemented by the undulating quasi subway tile revealing subtle variations. We also repurposed their existing vanity and maintained a craftsman feel with clean-lined accessories to stay pristine. The third bathroom embraces simplicity with subtle texture, from the navy concrete looking floors to the unique ombre coloration in the 4×8” shower tile. We kept the overall design simple, leaving all the design details to exude from the variation in the tiles themselves.

Walnut old growth flooring – with its incomparable, purple-tinged chocolate hues – will help you create an exceptional space of unparalleled style and refinement. This walnut wood flooring is manufactured without steaming to preserve light sapwood accents and create a natural, one-of-a-kind sheen, walnut’s strength and beauty will last a lifetime and beyond.
Distinctives of Old Growth Walnut
This walnut wide plank flooring is cut from dead or fallen virgin wood timbers that are centuries old, walnut features a rich blend of coffee-colored browns with occasional touches of caramel from its light sapwood. It offers an extraordinarily tight grain pattern, sound knots and natural checking.

Even with the floor to ceiling windows, the space before felt small and dark. With heavy texture on the walls, out of scale furniture, and dark upholstery, this space didn't feel unified. The dark walls with the contrasting bright windows created terrible glare and made it hard to see. All walls were finished to Level 5, creating a smooth, pearlescent look, carrying light throughout the space. The partition from the dining room to the living room was also removed, visually opening the space. Furniture was added in soft neutrals and layers of textures, all to perfect scale.
