This young family in Richmond Hill had a shallow sloping lot on a ravine with such a sharp drop that it was impractical for most backyard activities. Most family activities were restricted to the glass panelled porch, only the dog enjoyed running around on the lawn. Betz provided a solution and helped to secure conservation approval for a four-foot retaining wall to level the area for a pool and patio.

The outer kitchen walls and bulkheads were removed to create an open feel. The main challenge in opening up the space was the building restricting the removal of the existing telephone wires that were located in one of the walls. To maintain compliance with the building rules, I designed an "iron pipe" to house the phone wires which also serves as a conduit for the required wiring to the island. This pipe has an industrial influence which ties in perfectly with the custom-made shelving over the kitchen sink. The property is a 700 square foot condo. The homeowner's goal was to have his 40+ year old unit transformed into a brand new space. To accomplish this, we gutted the entire unit; we replaced the popcorn ceiling with new drywall, replaced the old flooring with maple engineered wood flooring, removed the mirrored walls and painted the drywall a soothing neutral gray, and removed the kitchen walls and bulkheads to create an open concept. The bathroom and kitchen were totally renovated as well. Additions include: Handsome crown moulding and custom baseboards, Sherwin Williams wall, ceiling and trim paint (the ceiling is NOT white), LED recessed light fixtures, custom island pendants, Quartz countertops, custom dining chandelier, custom shelving over the kitchen sink and custom "iron pipe" designed to house existing telephone wires (building restricted the removal of existing phone line). Remodel kitchen project. Couple's objective for the design to update a more modern, sleek look. Additionally, they needed additional storage for pots, pans, kitchen mixers and display cases. The wife just started a cupcake business. This broken U kitchen incorporates a two-tier eating area. For efficient traffic flow in the kitchen, we restricted the fittings to one side. For flooring, we installed light hardwood floors. Multiple layers of lighting with recessed lighting, clear island pendant lights, and lights beneath cabinets. Beautiful airy open kitchen design ideal for cooking and entertaining family and friends.

Interior design by others Our architecture team was proud to design this traditional, cottage inspired home that is tucked within a developed residential location in St. Louis County. The main levels account for 6097 Sq Ft and an additional 1300 Sq Ft was reserved for the lower level. The homeowner requested a unique design that would provide backyard privacy from the street and an open floor plan in public spaces, but privacy in the master suite. Challenges of this home design included a narrow corner lot build site, building height restrictions and corner lot setback restrictions. The floorplan design was tailored to this corner lot and oriented to take full advantage of southern sun in the rear courtyard and pool terrace area. There are many notable spaces and visual design elements of this custom 5 bedroom, 5 bathroom brick cottage home. A mostly brick exterior with cut stone entry surround and entry terrace gardens helps create a cozy feel even before entering the home. Special spaces like a covered outdoor lanai, private southern terrace and second floor study nook create a pleasurable every-day living environment. For indoor entertainment, a lower level rec room, gallery, bar, lounge, and media room were also planned.

AB&K Bath and Kitchen Greenfield, WI Kitchen $40,000-$80,000 The client believed the kitchen was dark and dreary and there was a large beam that restricted lighting. The beam was reduced by one foot by using a smaller, laminated beam. Installing LED under-cabinet lights, updating LED recess lighting, and pendant lights brightened the room. To create more room for cabinets and countertops, a pantry closet was removed. A new showpiece island replaced the existing peninsula.

This is the view from the kitchen. Originally there was oversized built-ins on the left wall which restricted a smooth flow. By removing it, creating new built-in's by the fireplace and changing the paint from canary yellow to a light grey, it resulted in a very open concept. USI also removed the wood work around the fireplace and incorporated slate around the fireplace to make a larger statement.

Due to restrictions, wooden decks are only allowed so close to property lines. This obstacle was overcome by creating a wooden deck/concrete patio combination, as wood couldn’t be too close, but concrete was allowed. This not only creates a unique design, but allows for a much larger deck area.

This was a full gut renovation. We did this in stages. Stage one included painting the whole house and replacing all the floors. We knew the kitchen would be phase two so we prepped it by lifting the old island so our new hardwood would run underneath it so when we were ready for our new design there would be no issues or restrictions. Knowing and discussing the clients long term goals and wishes are crucial to design so you are never having to backtrack and undo. That wastes time and money that can be spent elsewhere.

The tree protection and lot coverage restrictions limited the size of the pool and deck. They could not encroach on the roots of their neighbour’s massive trees and the lot coverage was limited to 50%. This, along with the steeply sloping yard, meant the pool and deck would have to be kept close to the house.

This is another example of using a cable rail system to make a small space seem bigger. Because of square footage restrictions and & site conditions the front entry was limited to a small set of steps and overhang. The cable rail provided visual interest without diminishing the view of the house from the street.
