This homeowner had extensive collections of both high end wines and bourbon. Wine and bourbon require completely different storage solutions, so naturally, two unique and completely separate rooms were created to showcase them both. The homeowners were fantastic in meeting with our team to collaborate on a bourbon room and wine cellar design that worked within their special spaces and budget.
The House itself has a rustic, yet refined and modern farmhouse feel throughout. The modern, elegant, yet vintage style look of the small wine cellar, especially, fit seamlessly with the interior design.
The Bourbon cellar is not cooled, but resides in a shaded interior section within the house as to maintain a constant temperature. Additionally, with close proximity to the Pacific Ocean, sunny Ladera Ranch, a community in Orange County, California never really sees average temperatures above 80 Degrees.
The Bourbon Room showcases a custom wrought iron door, and upon entering features a modular style show cabinet with multiple levels. Custom wine cellar doors, and custom wrought iron doors truly add that special feeling and look to your walk in wine room. A door used for a wine room would be fitted with dual pane glass as to better maintain temperature and humidity within. A room such as this could also double as craft beer storage. Beer storage, requires bottles to stand straight up as to not rust the cap, as well as compress any remaining yeast residues at the bottom of the bottle instead of mixed throughout. Craft beer as a whole has become an incredibly burgeoning industry, especially in places like San Diego, Orange County, Los Angeles, and San Francisco in California, and Portland in Oregon.
The small wine cellar / wine closet / wine room is located right off the kitchen, allowing easy access for social gatherings or just to bring out that special wine with dinner. This small walk in wine cellar incorporates a custom wrought iron door as well, fitted with glass as discussed prior.
The wine room has one solid wall of individual bottle storage, leading into the showcase wall with room for case storage and more individual bottle storage above the countertop and decanting area. The layout of this colonial-style house lacked the open, coastal feel the homeowners wanted for their summer retreat. Siemasko + Verbridge worked with the homeowners to understand their goals and priorities: gourmet kitchen; open first floor with casual, connected lounging and entertaining spaces; an out-of-the-way area for laundry and a powder room; a home office; and overall, give the home a lighter and more “airy” feel. SV’s design team reprogrammed the first floor to successfully achieve these goals.
SV relocated the kitchen to what had been an underutilized family room and moved the dining room to the location of the existing kitchen. This shift allowed for better alignment with the existing living spaces and improved flow through the rooms. The existing powder room and laundry closet, which opened directly into the dining room, were moved and are now tucked in a lower traffic area that connects the garage entrance to the kitchen. A new entry closet and home office were incorporated into the front of the house to define a well-proportioned entry space with a view of the new kitchen.
By making use of the existing cathedral ceilings, adding windows in key locations, removing very few walls, and introducing a lighter color palette with contemporary materials, this summer cottage now exudes the light and airiness this home was meant to have.

Cutlery should be stored in a safe place, away from little fingers, and organized in individual slots to keep blades sharp. Our pull-outs take advantage of small kitchen spaces and can be ideally located near the food prep area. Drawers can include a slotted knife block or our specialized insert, which has individual carved compartments for each knife. The pull-out chopping block, conveniently located in the adjacent drawer, has storage space below and is removable from the drawer for countertop use.

This style landscape isn't for everyone, however it suits this owner perfectly. The awesome, colorful garden in the only sunny area on this several acre site is planted on a high mound that diverts all water either to the huge french drains that run along the house or the driveway that drains into the rain garden. The drainage problems are solved and the owner has the style of garden she desired: a very full, colorful, drought tolerant, easy maintenance cottage garden that attracts birds and butterflies. It's also dog friendly. Plants were chosen to be either something that the does can walk on or walk thru without causing damage. They also LOVE napping on the wide shady path along the house which doubles as the french drain.

It was very important to our client for the pool and patio area to feel like an extension of their home. To incorporate this request into their design we engineered the pool wall to support the new patio columns and roof. The selection of finish materials was critical to creating a seamless transition between their indoor and outdoor living environment. The amazing views and natural surroundings were the perfect backdrop for the staggering 46 of vanishing edge. The work area was very intimidating with a 2:1 slope which creates many unique challenges. Extreme care had to be taken to protect the homes located downhill from the work area while all of the construction materials were transported 300 up the steep incline. At times a human chain passed building materials hand-to-hand because the slope was too step to safely operate equipment. The pool, spa and vanishing edges are locked into the hillside with a combination of piers and a keyway footing. Our structural & geotechnical engineer tested the soils on site and made 5 visits to the jobsite during construction to ensure that all site conditions were addressed. The outdoor patio area was lowered 2 below the pool to preserve the view of the lake and add to the illusion of the pool flowing down to the water below. While working to create a structurally sound vanishing edge pool and spa on a 26 degree slope there were some difficult plumbing needs that had to be met. The home owner requested the swimming pool equipment be located close to the house to avoid being seen when they entertain guests. On most jobsites this is an easy request to provide but this was not a typical construction site. This project required a 4 deep vault to ensure efficient operation of the hydraulic system for the equipment which is located uphill from the pool. Another challenge for our plumbing crew was to have the remote spa with a vanishing edge utilize equalized plumbing with the pool. The vanishing edge of the pool and spa had to match perfectly despite being located 30 apart. The pool and spa both incorporate a Paramount PCC2000 cleaning system. This project is a testament to what can be accomplished by a team of dedicated engineers, designers, contractors and craftsmen. Team work and education are the keys to success.

This swimming pool measures 18'0" x 36'0" and the raised spa is 7'0" round. Surrounded by Indiana Limestone coping, the pool is set off by the concrete paver decking and retaining walls which define the rest area. An ample sunshelf provides tanning inside the pool, and an automatic safety cover with custom stone lid system keeps the kids safe and the pool clean and efficient.

The pool has a unique configuration with walk-in access at both ends and the deep section located in the middle. One end features full-width steps while the other has a tanning shelf, both providing safe access to the adjoining shallow sections. The twin LED pool lights ensure even lighting after dark.

An entertaining highlight is the waterslide which is accessed via flagstone steps and ledgerock walls built into the hillside and surrounded by dense plantings to look like they’ve always been there. Sliders drop safely into the pool at a notched landing area separate from the rest of the deep section. Two sheer descent waterfalls add a touch of drama.

This rooftop was converted into an amazing relaxing and entertaining space. The custom made teak-framed bed is designed both for sunbathing and shade, with a retractable cloth awning. The the teak deck, screen and arch were also custom made. The concrete table is designed for partying, with a builtin ice tray in the centre, and the cupboard also serves as an outdoor kitchen; both were custom made. The two rusted metal safes were found in the apartment before renovation by Liquid Founder, Rowena Gonzales and were kept as decorative side tables. Potted plants add a green element to the rooftop, and copper planters maintain the sleek atmosphere. The huge umbrella covers a large area of the space when opened and came from Sankon. Concrete floor, cream metal chairs, wireless surround sound and integrated home automation system.

Royal Decks installed two manual retractable shades on timber pergolas measuring 18’ x 16’ and 14’ x 16’. Sunbrella oyster fabric was used to complement the modern design of the outdoor structures. With the addition of In-Lite Designs’ unique lighting, the space feels cozy, safe and bright – especially at night.
