Living Room: Our customer wanted to update the family room and the kitchen of this 1970's splanch. By painting the brick wall white and adding custom built-ins we brightened up the space. The decor reflects our client's love for color and a bit of asian style elements. We also made sure that the sitting was not only beautiful, but very comfortable and durable. The sofa and the accent chairs sit very comfortably and we used the performance fabrics to make sure they last through the years. We also wanted to highlight the art collection which the owner curated through the years. Kithen: We enlarged the kitchen by removing a partition wall that divided it from the dining room and relocated the entrance. Our goal was to create a warm and inviting kitchen, therefore we selected a mellow, neutral palette. The cabinets are soft Irish Cream as opposed to a bright white. The mosaic backsplash makes a statement, but remains subtle through its beige tones. We selected polished brass for the hardware, as well as brass and warm metals for the light fixtures which emit a warm and cozy glow. For beauty and practicality, we used quartz for the working surface countertops and for the island we chose a sophisticated leather finish marble with strong movement and gold inflections. Because of our client’s love for Asian influences, we selected upholstery fabric with an image of a dragon, chrysanthemums to mimic Japanese textiles, and red accents scattered throughout. The topography of the site also provided ample opportunities for arranging outdoor living spaces, such as terraces, which were combined with the picturesque natural surroundings to create a seamless connection between the house and its environment. THE INTERIOR DESIGN The interior of the Hillside Haven project was designed with both practicality and luxury in mind. The house features four bedrooms and two separate bathrooms on the first floor, a spacious hall, and a master bedroom with a wardrobe, an additional bedroom, and a dressing room on the second floor. The interior spaces are characterized by a minimalist design, with an emphasis on clean lines and open spaces that maximize natural light. THE EXTERIOR DESIGN Featuring a modern and sophisticated facade that is both elegant and dynamic. The front of the house is characterized by a timber screening that provides both privacy and a sense of warmth and texture. Meanwhile, the rear facade features a dynamic composition of vertical wooden laths that create a striking visual effect. The carefully selected materials for the exterior include natural wood color for vertical and horizontal cladding slats, graphite-colored zinc roofing, natural wooden hemmed roof, pigmented concrete in white color, and natural stone veneer. The result is a house that is both beautiful and durable, capable of withstanding the harsh weather conditions of the Cyprus mountains. The pool is surrounded by a stone deck, creating a serene and calming oasis that is perfect for relaxation and unwinding. The Hillside Haven project is a stunning example of modern and elegant architecture, designed to provide a luxurious escape from the hustle and bustle of city life.

This 1896 Italianate Victorian home in Portland Heights was all but derelict in 2017. We partnered with Look Construction LLC. to save this iconic home that sits atop a steep embankment—a huge challenge for the necessary new foundation. The house was lifted and new foundation poured adding 4 feet and a whole new floor to boot. It had been stripped of all its original interior character over the years, so the design replaced and added to what was there originally. We re-designed the home’s layout, reconfiguring the kitchen, moving the lower staircase, adding a staircase to the loft room and rebuilding the widows walk roof deck. All doorways were raised to 9 feet to add to the sense of space. Finally, we splurged on a selection of incredible wallpapers to add drama and romance to this stunning show piece of a home. We added an additional 462 square feet of covered space that created an outdoor living room as well as an outdoor breakfast nook. The ceiling is finished in an American Nut Brown stain that complements the Bishop Pierre stone that the homeowner selected. The stone was added to the posts, the knee wall seating that helps define the covered space as well as a see through fireplace. A charming Airbnb, favorite restaurant, cozy coffee house, or a piece of artwork can all serve as design inspiration for your decor. How wonderful would it be to bring the colors, patterns, shapes, fabrics, or textures of those beloved places or things into your own home? That is exactly what Janet Aurora’s client was hoping to do. Her favorite restaurant, The Ivy Chelsea Garden, is located in London and features tufted leather sofas and benches, hues of salmon and sage, botanical patterns, and artwork surrounded by lush gardens and flowers. Take a look at how Janet used this point of inspiration in the client’s living room, dining room, entryway and study. ~ Dining Room ~ To accommodate space for a dining room table that would seat eight, we eliminated the existing fireplace. Janet custom designed a table with a beautiful wrought iron base and marble top, selected botanical prints for a gallery wall, and floral valances for the windows, all set against a fresh turquoise backdrop. ~ Living Room ~ Nods to The Ivy Chelsea Garden can be seen throughout the living room and entryway. A custom leather tufted sofa anchors the living room and compliments a beloved “Grandma’s chair” with crewel fabric, which was restored to its former beauty. Walls painted with Benjamin Moore’s Dreamcatcher 640 and dark salmon hued draperies create a color palette that is strikingly similar to the al fresco setting in London. In the entryway, floral patterned wallpaper introduces the garden fresh theme seen throughout the home. ~ The Study ~ Janet transformed an existing bedroom into a study by claiming the space from two reach-in closets to create custom built-ins with lighting. Many of the homeowner’s own furnishings were used in this room, but Janet added a much-needed reading chair in turquoise to bring a nice pop of color, window treatments, and an area rug to tie the space together. Benjamin Moore’s Deep Mauve was used on the walls and Ruby Dusk was added to the back of the cabinetry to add depth and interest. We also added French doors that lead out to a small balcony for a place to take a break or have lunch. We love the way these spaces turned out and hope our clients will enjoy their spaces inspired by their favorite restaurant.

Updated Spec Home: The Bathrooms The last stop on the main level of this Updated Spec Home are the Bathrooms. Every surface of the Guest Bath and Master Bath was touched- even some renovations in the Master bedroom. All I can say is thank goodness these two love wallpaper – we selected classic patterns for each bath that will stand the test of time! Guest Bathroom The Guest Bath also doubles as my mom’s bath. The footprint remained the same but we updated everything. A new vanity was chosen to give her that furniture look while still providing some storage – although there is a linen closet located just outside the bath. We topped it off with a beautiful mirror with great detail and an equally great light fixture. Also, we mixed the finishes in the bath between nickel and champagne, i.e., gold/silver mix. Mixing metals is perfectly acceptable and quite frankly way more interesting the everything matching. Updated Spec Home Bathrooms - Robin's Nest Interiors Updated Spec Home Bathrooms - Robin's Nest Interiors We found this amazing wallpaper with its subtle colors and pattern and selected a large square tile to coordinate for the floor. Yes, you can do a large tile in a small bath because it actually makes the space feel larger. For finishing touches, we had this gorgeous shower curtain made. Above the new toilet, we added interesting abstract artwork framed in a large mat so it would not clash with the wallpaper. Master Bathroom Originally, the Master Bath had a large garden tub as the focal point and a tiny stand up shower in the corner. We removed the garden tub, moved the shower to this area as the focal point and turned the tiny shower into a much needed linen closet. At this point, I know you are thinking, what about resale with no tub? There is a tub in the Guest Bath so the house will still be appealing to young families or bath lovers alike. © 2016 RealTourCast | Tim Furlong Jr. Tile selections came first – my sister fell in love with this gorgeous dark greige glass tile. We used it in the upper half of the shower while keeping the lower half light with this plank tile in a striated pattern. We carried the plank tile onto the floor for a seamless look. Updated Spec Home Bathrooms - Robin's Nest Interiors We replaced the two vanities with stock cabinetry that looks custom in a rich wood stain. Her fantastic artwork was able to fit in the niche next to the new toilet. This is one gorgeous bath! Eric and Jeni's master bathroom had always been functional, but it never quite lived up to the luxurious escape they desired. The cabinets were lackluster, offering basic storage, but they didn't contribute much to the room's aesthetics. For cabinets, they selected Sollid Designer Series Cabinetry in Metro Cognac for both functionality and visual warmth. To top these cabinets, White Sand Quartz countertops were chosen, blending durability and elegance. Delta Trinsic faucets in Champagne Bronze were selected to pair beautifully with two arched metal mirrors with contrasting black frames, adding refined modernity. A Kohler sliding semi-frameless shower door with frosted glass and the Delta shower head in Champagne Bronze add the elegance desired by the homeowners. Eric and Jeni made the great selections of Reside Beige tiles on the shower floor, and Terrazzo White tiles for the walls. An over-sized wall niche for the shower and a long bench with a quartz countertop seat were installed to complete the custom elegance of their new space.

CCA-treated tapersawn cedar from Waska Mills was selected for enhanced resistance to fungal growth—an important advantage in a shaded, moisture-prone environment near the brackish river. Beneath the cedar, Grace Select underlayment provides an added moisture barrier, topped with Cedar Breather matting to promote airflow and help the roof dry properly. Complex rooflines and transitions showcase the cedar’s natural character, while a Firestone .090 EPDM membrane provides durable protection across the expansive low-slope section, creating a carefully integrated hybrid roofing system.

A stylish new fireplace faceplate, gallery lighting, and cabinet hardware — each in a dark metal finish — help to tie everything together.

The homeowner replaced the carpet to freshen up the room in a neutral color. We selected a bedding to compliment the new upholstered/ tufted headboard. We also arranged a comfortable chair, table, and lamp in the corner to create a cozy reading nook in the corner. Matching table lamps were selected by the owner and added to play up the symmetry and grandeur of the space.

This kitchen had a good footprint but was 20 years old. The oak cabinets were dated. The client was ready for updated function & conveniences. We replaced the standard stove with microwave with a built-in combination. This area was enhanced with upper display cabinets. A cooktop was added to the peninsula and the refrigerator zone was updated with a more function deep upper cabinet & beverage fridge. An angled cabinet was added to add symmetry as well as glass doors. We selected a classic shade blue for the paint color to make the kitchen pop in the open floor plan. The florescent light box was updated, LED lights were added to create ambient & task lighting options. The cabinets were updated with soft-close hinges and roll-out shelves. The finishing elements were updated wall paint and stunning quartzite counter tops!

Renovation is stressful. Wouldn’t it be nice to let someone else oversee product selections, manage day-to-day issues, and bring your project to a successful completion? The owners of a two-family in Arlington recently did just that, flying off to Florida just as we began renovating their first floor unit. Of course, before they left we thoroughly discussed all aspects of the work order, which included renovating the kitchen and bathroom, painting the bedroom, and adding a laundry closet. We reviewed color and material selections, and set up a schedule for regular briefings. A handful of issues did come up. But because we had planned ahead, we were able to resolve them with very little stress for our clients. For instance, the client had chosen a bright yellow paint color for the kitchen walls, but once the new cabinets, countertop, and flooring had been installed, it was clear that yellow would clash. We suggested a more complementary Benjamin Moore Lancaster Whitewash shade instead. In the bathroom, the clients had selected a deep inset mirrored medicine cabinet. But when the wall behind the vanity was opened, it revealed a pipe running up the wall, too close for the inset model. In this small space, a bump-out medicine cabinet would be awkward, so instead we placed a mirror over the sink and two smaller inset cabinets on either side – a solution that pleased the homeowners, who now have his-and-hers storage spaces. Finally, the homeowners had resigned themselves to the fact that the laundry closet would be too small for storing detergent and other needs. However once the units were in place, we realized that a small custom shelf could be built and had it installed to the delight of the homeowners. Photo by Shelly Harrison

We started by lowering the raised peninsula bar, creating one continuous countertop that’s perfect for entertaining, meal prep, and everyday living. To brighten the space, we added recessed lighting, giving the kitchen a clean, modern feel. The biggest transformation came with beautiful new white shaker-style cabinets by KCD, paired with sparkling white quartz countertops that bring elegance and durability to the space. To tie everything together, the homeowners selected a full-height Crystal Ocean mosaic tile backsplash, adding just the right amount of texture and shine. Welcome to the beach house! We are pleased to share the photos from this OBX, NC beach house we decorated for one of our existing local clients. We were happy to travel to NC to assist in setting up their vacation home. Setting the tone in the entryway we selected furnishings with a coastal vibe. This console is 80 inches in length and is accented with beachy accessories and artwork. This home has a fantastic open concept living area that is perfect for large family gatherings. We furnished a dining space for ten, a family room with a large sectional that will provide seating for a crowd, and added game table with chairs for overflow. The dining table offers seating for 10 and includes 6 chairs and a bench seat that will comfortably sit 4. We selected a striped area rug in vibrant shades of blues and greens to give the space a coastal vibe. In the mudroom, shiplap walls, bench seating, cubbies and towel hooks are both pretty and hugely functional! A restful sleep awaits in the primary bedroom of this OBX beach house! A king size bed made of sand-blasted solid Rustic Poplar with metal accents and coordinating bedside tables create a rustic-yet-modern vibe. A large-scale mirror features a dark bronze frame with antique mirror side panels and corners with copper cladding and nail head details.
