Archadeck of Northeast Dallas-Southlake demolished the existing boulders on the waterfall around the pool, and replaced all water lines. We installed a matching chopped Lueder stone wall with flagstone tops and coping on the waterfall wall. We added four cascading waterfalls and two gorgeous natural gas fire bowls in oil-rubbed bronze with fire glass rock. Not mention re-plastering the entire pool with medium-blue plaster to ensure a spa-like experience any time of the day! We also added 2” flagstone tile to the new concrete edge and walk-in entry into the pool. The walk-in entry has no edges for a smooth transition. We replaced the stone and coping around the hot tub with multi-colored chopped Lueder stone and matching flagstone caps and coping.

A Thoughtful Condo Makeover for a Young Chef in the Making This project began with a middle-aged couple looking to refresh their one-bedroom condo for their young adult son. The unit had been a rental for years and wasn’t well-suited to his needs. The kitchen had an awkward, oversized island, the closets lacked functionality, and the overall look was outdated—cream walls, mismatched narrow flooring, and beige tiles throughout. The bathroom also needed serious attention, with grimy, moldy finishes. After a tough renovation experience years ago in their other home, the family knew they needed someone they could trust. Having worked with Andrei before, they turned to Sosna with full confidence. While the general layout remained similar, some key changes made a big impact. The oversized island was replaced with a peninsula, which opened up the space and provided extra storage and a longer counter surface. New custom closet organizers were designed specifically around the son's lifestyle, and the bedroom closet got a set of new doors. We also replaced all of the flooring, using medium-gray porcelain tiles in the foyer and kitchen, and light wood-look vinyl in the living areas and bedroom. To ensure a smooth transition between materials, we used self-leveling compound to keep everything even. Despite working around holiday delivery schedules and condo board renovation policies, the project stayed on track and was completed on time. The result is a fresh, Japandi-inspired home that’s both stylish and functional. Time had stood still at this 1970s ranch in Armonk when the owners invited us to collaborate with them to transform it into a modern, light-filled home for their young family. The budget was lean, so economy was a primary consideration for every design decision. The challenge was to identify the modest home’s virtues – vaulted ceilings and a lovely backyard – and accentuate them by strategically optimizing available funds. We were tasked with rectifying a dysfunctional interior stair, connecting to the outdoors with new large windows, and updating the exterior. We focused our attention on a finite set of architectural moves which would have the biggest impact and improve our clients’ daily experience of the home. Detailing was kept simple, using common grade materials and standard components. All exterior walls were revamped with new windows and siding. Although these materials were not particularly costly, thoughtful layout of boards, battens, and openings produced a cohesive, rigorous composition at each facade. Since the budget would not cover the homeowners’ complete wish list, some items were bracketed for subsequent phases. The challenge was to establish a framework that would allow future work – including a new roof and kitchen renovation – to proceed smoothly. The homeowners, both scientists, were enthusiastic collaborators, contributing their outstanding design sensibilities to selection of fixtures and finishes. Construction ended just in time for the arrival of their baby – and with that, the transformation of their family home was complete.

The Sunken Fire Lounge: A primary focal point, the sunken fire pit area features a custom-built, L-shaped bench with integrated stone backing. The use of sleek, light-toned stone veneer and smooth concrete surfaces creates a sophisticated space for evening entertainment. Lush, Low-Maintenance Greenery: Vibrant, emerald artificial turf provides a stark, clean contrast against the cool gray tones of the concrete and stone. To add texture, we integrated native agave and yucca plantings set within dark basalt gravel beds, anchored by large natural boulders. Structural Definition: The entire space is framed by clean-lined black ornamental fencing and multi-level concrete retaining walls, which manage the site's grade while adding to the modern, tiered look of the property. The final result is a seamless blend of luxury and functionality, offering a refined Texas Modern aesthetic that is built for both high-impact visual appeal and effortless living.

Beside the dining terrace, a sculptural fountain sends water over patterned globes into a bed of river stones. An earthen vessel and smooth rocks ground the feature with natural texture, while nandina, ferns, and variegated daphne add foliage contrast and seasonal fragrance.
