Tearing down a wall made a big difference on this project. If you view the before photos you will see we removed a wall that was located in the general area of the stools in this picture. To remove the wall we had to install a large double ply 24 inch LVL to clear the span. We also had to connect another beam to the newly installed beam that supported the Master Bedroom above.

We used smoked glass on the sides of the fireplace to reflect the flames and make it feel wider, spanning nearly the entire length. Even at an angle, you can start to see more of the flames as you’re walking around the great room.

Originally envisioned as a wall-supported, cantilevered stone stair, the owner boldly accepted a unique solution for their showpiece element. The 19-tread stair would be designed with 550 lb. solid stone treads, and fully
liberated from traditional supports and the adjacent rubble wall. To say, “it would float” is not an exaggeration. The stair would be designed as a monolithic beam spanning 16.5 feet, 10 feet high and 41 inches wide. Aesthetically bold, with a reduced tone from
pure black, the basalt stone was the perfect contrast for the white modern interior of the home. The 3-1/2" tension cables played the most important role by resisting the large bending moment generated by the stone load and stair geometry. Fabrication required precise coordination and care to ensure perfect alignment of the interlocking key, and the corresponding cable holes.
The fabrication challenge was achieving the highest level of accuracy in notching, coring, and replicating each tread identically. Expert precision and skill were key to nesting each tread in sequence and simultaneously with the strands. Meticulous alignment and exacting tolerance assured the true performance and aesthetics were delivered. Hydraulic post-tensioning pulled each cable to 120 kiloNewtons or 27,000 lbs, infusing strength and structural integrity. Removing the temporary support and testing was the last critical step—it was the first time the stone stair would be self-supporting.
The “floating” stair is an ultimate achievement and example of innovation, material strength, fabrication quality, installation precision, and expert coordination. A perfect final chapter to a historical journey and modern ode to stone as structure.

Back in April of 2016, YIMBY reported on new building applications for 846 Monroe Street, in Brooklyn’s Ocean Hill neighborhood. Since then, work has begun on the vacant, 28-foot-wide lot, and now, we have the reveal for the project, which is being designed by Joshua Felix of J Goldman Design/BEAM Group.

The facade will also be fairly attractive, featuring a mix of grey brick, and black and white paneling. A small area covered in brown gives a pop of muted color that is just enough to add some visual variety to the exterior.

We endeavored to work closely with the client to design a refined yet singularly styled house that would include ample places from which to experience the rich flora and fauna along the river and in the woods and nearby wetland. The Cottage is reached by strolling across a bridge that spans a restored wetland. A central oval-shaped Dining Room acts as a centering space in the house leading to a Library/Living Room, a spacious Kitchen, an open Office space and a conservatory-covered Craft Room and Laundry. Lake Burton is a 2,775 acre man-made lake with 62 miles of shoreline located in the northeastern corner of Georgia in Rabun County. It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply.
The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia.
Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s.
The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch.

We wrapped up a detailed and extensive flooring and carpentry project that spanned multiple stages and materials. Here's a breakdown of what we accomplished:
Hardwood Refinishing:
* Refinished hardwood on steps, railings, and floors with DuraSeal medium color stain.
* Applied three coats of water-based polyurethane with a matte finish, plus an additional coat of BonaTrafficHD finish for extra durability.
Carpentry:
*Installed a new railing from the basement to the second floor, featuring five posts made from Square Red Oak (3.5" wide) for a sleek and sturdy look.
Carpet Installation:
*Installed carpet in bedrooms and closets using Monte Carlo II material in the color 6076 Antique Fresco.
*Laid down a carpet runner on the stairs for added safety and a touch of elegance.
LVT Installation:
*Laid luxury vinyl tile (LVT) with rubber underlayment for enhanced comfort and sound absorption.
*Used Shaw Endura Plus LVT material in the color Marina 2014

We screened the entire area using our signature screening system, SCREENEZE®. The interior of the screened patio features a exposed beamed ceiling. The beams are offset with a wooden tongue and groove ceiling which we stained in Dark Walnut to add warmth and depth. Archadeck then added comforting amenities like the recessed canned lighting and a ceiling fan.

My client has a large family room with a cathedral ceiling. A large palladium window and a French door and window span a width of twelve feet. We installed a traversing drapery in a large pattern in blues, green and beige on an off white background. The patterns pulls in the blues in the area rug and blues and greens in a large painting over the fireplace mantel. The draperies are installed on a wood rod that matches the trim around the windows.

This patio has a rustic appeal, being built with rock straight from the quarry. The glorious red maple gives shade for the hottest days, while the patio is large enough to also accommodate seating with a sunny aspect.
A retaining wall was built to eliminate the sloping ground, and during excavation, we again found the original well, and again turned it into a patio feature.
As this well was a good 30 feet deep, we built a mesh framework into the wall, which spans the opening to prevent any mishap.
On the same property we also built this woodland patio, perfect for reading the morning paper with a cup of coffee.
