Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. This four-story townhome in the heart of old town Alexandria, was recently purchased by a family of four. The outdated galley kitchen with confined spaces, lack of powder room on main level, dropped down ceiling, partition walls, small bathrooms, and the main level laundry were a few of the deficiencies this family wanted to resolve before moving in. Starting with the top floor, we converted a small bedroom into a master suite, which has an outdoor deck with beautiful view of old town. We reconfigured the space to create a walk-in closet and another separate closet. We took some space from the old closet and enlarged the master bath to include a bathtub and a walk-in shower. Double floating vanities and hidden toilet space were also added. The addition of lighting and glass transoms allows light into staircase leading to the lower level. On the third level is the perfect space for a girl’s bedroom. A new bathroom with walk-in shower and added space from hallway makes it possible to share this bathroom. A stackable laundry space was added to the hallway, a few steps away from a new study with built in bookcase, French doors, and matching hardwood floors. The main level was totally revamped. The walls were taken down, floors got built up to add extra insulation, new wide plank hardwood installed throughout, ceiling raised, and a new HVAC was added for three levels. The storage closet under the steps was converted to a main level powder room, by relocating the electrical panel. The new kitchen includes a large island with new plumbing for sink, dishwasher, and lots of storage placed in the center of this open kitchen. The south wall is complete with floor to ceiling cabinetry including a home for a new cooktop and stainless-steel range hood, covered with glass tile backsplash. The dining room wall was taken down to combine the adjacent area with kitchen. The kitchen includes butler style cabinetry, wine fridge and glass cabinets for display. The old living room fireplace was torn down and revamped with a gas fireplace wrapped in stone. Built-ins added on both ends of the living room gives floor to ceiling space provides ample display space for art. Plenty of lighting fixtures such as led lights, sconces and ceiling fans make this an immaculate remodel. We added brick veneer on east wall to replicate the historic old character of old town homes. The open floor plan with seamless wood floor and central kitchen has added warmth and with a desirable entertaining space.

This lower level bar was a special surprise from wife to husband - the custom Criss Craft boat island was kept under wraps until unveiled in a special moment. The floor is a wide plank floor that mimics wood but with fun blue and grey color tones. The backsplash tile is an oversides arabesque mosaic in a blue that miimics the lake water. The bar is truly a kitchenette for entertaining on the lake level, complete with full fridge, range, dishwasher and built in bar on that far left cabinet. The counterstools were custom made for the project by a local craftsman.

Renovating a kitchen in an old house the challenge is always space. This was solved in this case by adding an addition for a bay window and recessed the clean up sink into the space. The window was raised by 10” over the standard height in order to increase natural light. The refrigerator wall was pushed 24” into the adjacent space which created the proper spacing for island and walkways, as well as centering the island on the adjacent dining room. Ample space and symmetry were achieved through this renovation. Richly hued traditional kitchen achieved through warm wood custom cabinetry and multiple levels of light. Under cabinet down lighting as well as recessed task lighting and stepped up ceiling with up lighting all combine to give warm and vibrancy to this historic home. A large center island provides prep space and seating while a bank of natural windows at the sink wall gives ample natural light.

This 800 square foot Accessory Dwelling Unit steps down a lush site in the Portland Hills. The street facing balcony features a sculptural bronze and concrete trough spilling water into a deep basin. The split-level entry divides upper-level living and lower level sleeping areas. Generous south facing decks, visually expand the building's area and connect to a canopy of trees. The mid-century modern details and materials of the main house are continued into the addition. Inside a ribbon of white-washed oak flows from the entry foyer to the lower level, wrapping the stairs and walls with its warmth. Upstairs the wood's texture is seen in stark relief to the polished concrete floors and the crisp white walls of the vaulted space. The kitchen boasts Wynnbrooke Cabinetry in a painted white finish with Amerock satin nickel hardware. The stainless steel farm sink blends beautifully with the appliances. Cambria countertops in Torquay finish off the L-shaped cabinetry as well as the island which features deep drawers and pull out trash bins. The light finishes lend well to the new open floor plan. The master bath was completely remodeled with all new cabinetry, countertops, fixtures and Constellation Black shower pan and panels with a subway tile look from The Onyx Collection. A full frameless glass door and enclosure makes the bathroom feel much larger. In the basement bath, a new Onyx lavatory and a new tub/shower combination updated the room. A home salon was added to the lower level. New paint, doors and trim finished out this remodel. A few years before the interior remodel, Conant Construction was tasked with updating the exterior facade, adding a garage and making some upgrades to the deck.

When Better Builders approached this whole house remodel, the main goals were to update, brighten and refresh the home. When looking at the before and after photos of this Kent home, the space needed some serious help. The home we came into was dark and closed off. The fixtures and finishes were also extremely dated. The homeowners were ready to take on a project to bring their home up to the standards that would reflect their personal taste. One of the biggest changes in this home was taking out the wall in front of the kitchen to open up the space. Replacing the wall with two support pillars helped bring more light and energy to the surrounding kitchen, living and dining spaces. Another major change was the transition from carpet throughout to continuous hardwood floors. While it may seem like a simple or obvious choice, the move away from carpet brings a whole new life to a room. The kitchen was updated with all new appliances, cabinetry and brand new island with built-in storage. Taking advantage of all of the natural light that came with removing the walls surrounding the kitchen was paramount. Finishing the dining area with a new modern light fixture was the finishing touch for a luxurious yet understated space.
