It is not uncommon for down2earth interior design to be tasked with the challenge of combining an existing kitchen and dining room into one open space that is great for communal cooking and entertaining. But what happens when that request is only the beginning? In this kitchen, our clients had big dreams for their space that went well beyond opening up the plan and included flow, organization, a timeless aesthetic, and partnering with local vendors. Although the family wanted all the modern conveniences afforded them by a total kitchen renovation, they also wanted it to look timeless and fit in with the aesthetic of their 100 year old home. So all design decisions were made with an eye towards timelessness, from the profile of the cabinet doors, to the handmade backsplash tiles, to the choice of soapstone for countertops, which is a beautiful material that is naturally heat resistant. The soapstone was strategically positioned so that the most stunning veins would be on display across the island top and on the wall behind the cooktop. Even the green color of the cabinet, and the subtle green-greys of the trim were specifically chosen for their softness so they will not look stark or trendy in this classic home. To address issues of flow, the clients really analyzed how they cook, entertain, and eat. We went well beyond the typical “kitchen triangle” to make sure all the hot spots of the kitchen were in the most functional locations within the space. Once we located the “big moves” we really dug down into the details. Some noteworthy ones include a whole wall of deep pantries with pull outs so all food storage is in one place, knives stored in a drawer right over the cutting boards, trash located right behind the sink, and pots, pans, cookie sheets located right by the oven, and a pullout for the Kitchenaid mixer. There are also pullouts that serve as dedicated storage next to the oven for oils, spices, and utensils, and a microwave located in the island which will facilitate aging in place if that becomes an objective in the future. A broom and cleaning supply storage closet at the top of the basement stairs coordinates with the kitchen cabinets so it will look nice if on view, or it can be hidden behind barn doors that tuck just a bit behind the oven. Storage for platters and a bar are located near the dining room so they will be on hand for entertaining. As a couple deeply invested in their local community, it was important to the homeowners to work with as many local vendors as possible. From flooring to woodwork to tile to countertops, choosing the right materials to make this project come together was a real collaborative effort. Their close community connections also inspired these empty nesters to stay in their home and update it to their needs, rather than relocating. The space can now accommodate their growing family that might consist of children’s spouses, grandkids, and furry friends alike.

This dark, dreary kitchen was large, but not being used well. The family of 7 had outgrown the limited storage and experienced traffic bottlenecks when in the kitchen together. A bright, cheerful and more functional kitchen was desired, as well as a new pantry space. We gutted the kitchen and closed off the landing through the door to the garage to create a new pantry. A frosted glass pocket door eliminates door swing issues. In the pantry, a small access door opens to the garage so groceries can be loaded easily. Grey wood-look tile was laid everywhere. We replaced the small window and added a 6’x4’ window, instantly adding tons of natural light. A modern motorized sheer roller shade helps control early morning glare. Three free-floating shelves are to the right of the window for favorite décor and collectables. White, ceiling-height cabinets surround the room. The full-overlay doors keep the look seamless. Double dishwashers, double ovens and a double refrigerator are essentials for this busy, large family. An induction cooktop was chosen for energy efficiency, child safety, and reliability in cooking. An appliance garage and a mixer lift house the much-used small appliances. An ice maker and beverage center were added to the side wall cabinet bank. The microwave and TV are hidden but have easy access. The inspiration for the room was an exclusive glass mosaic tile. The large island is a glossy classic blue. White quartz countertops feature small flecks of silver. Plus, the stainless metal accent was even added to the toe kick! Upper cabinet, under-cabinet and pendant ambient lighting, all on dimmers, was added and every light (even ceiling lights) is LED for energy efficiency. White-on-white modern counter stools are easy to clean. Plus, throughout the room, strategically placed USB outlets give tidy charging options.

This garage rooftop project is located in Red Hot Chicago's Lincoln Square area. A 360 degree rotating tv, Lush Softscape strategically placed. This project sports one of our 10' fire-tables with offset 6' linear burner. 20 outdoor speakers with separate amp driven subwoofer. These fireproof retractable Deep Gray shades pillow from the pergolas roof. Alley side Privacy panels are frosted giving you the privacy but still allow filtered light to come in. Massive cantilever Tuuci umbrella mast coming out of the bench. A full kitchen and 12 seater dining area are just a few things on this bucket list!

Carefully working in close proximity to the heritage oaks, the architecture weaves around and tucks under the sprawling tree canopies. New masonry walls, an extension of the original house, anchor the floating roofs which in turn strategically frame treetop views. A central court, a vestige of the once enclosed sunroom, carves deep into the house, affording each room a unique connection to the outdoors. Tropical islands are the focal point for the design build of the acreage behind this stunning, Mediterranean-style home. The hardscape features a three level pool, including a toddler pool and a wading pool. Starting at the reef, there are three leaf petal loungers which allow you to recline in four to six inches of water at your feet. Limestone holy boulders are placed strategically along the edge for a natural element. A beautiful blend of earthy colors within the flagstone create a natural and rustic pool deck. All of the steps and bench seating inside the pool are also made of flagstone (custom fabricated flagstone coping for this project was completed on site). The toddler pool features fiber optic lighting which was installed at the bottom of the pool in the gunnite shell to create the reflection of a starry, celestial sky (fiber optic lighting can be used to create any number of shapes or constellations). An infinity edge crashes over beautiful stone and tile work, falling into a wading pool below. Another special feature is a water feature of riverstone cobbles sitting below dancing flames. Large stepping stones alongside this feature lead you to a lounge pool deck creating the feeling of an island retreat. Limestone slabs were used for a path of steps that take you through the landscaping back to the main house. A gazebo was added to hold an outdoor kitchen, an outdoor shower and a pool house with restrooms. All of the outdoor features are automated, allowing you to operate water temperature, fire features, water features, even the music and lighting from your smartphone.

There is no shortage of storage space in this massive walk-through closet that takes up nearly one third of the master suite. Full-height cabinets surround you in this u-shaped closet, with additional storage space for seasonal items in the upper cabinets. A large dresser island is stationed near the built-in bench and contains a pull-out laundry hamper for easy folding, sorting, and laying out of clothes for the day ahead. Strategically placed mirrors ensure you always feel confident and "put together" from every angle, and a rolling ladder ensures nothing you need is ever out of reach. Talk about a dream closet!

Inspiration for a bathroom remodel in Sacramento

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. Lisa Konz Photography This was such a fun project working with these clients who wanted to take an old school, traditional lake house and update it. We moved the kitchen from the previous location to the breakfast area to create a more open space floor plan. We also added ship lap strategically to some feature walls and columns. The color palette we went with was navy, black, tan and cream. The decorative and central feature of the kitchen tile and family room rug really drove the direction of this project. With plenty of light once we moved the kitchen and white walls, we were able to go with dramatic black cabinets. The solid brass pulls added a little drama, but the light reclaimed open shelves and cross detail on the island kept it from getting too fussy and clean white Quartz countertops keep the kitchen from feeling too dark. There previously wasn't a fireplace so added one for cozy winter lake days with a herringbone tile surround and reclaimed beam mantle. To ensure this family friendly lake house can withstand the traffic, we added sunbrella slipcovers to all the upholstery in the family room. The back screened porch overlooks the lake and dock and is ready for an abundance of extended family and friends to enjoy this beautiful updated and classic lake home.

In the remodeled 1/4 Sawn Red Oak kitchen of their turn of the century Victorian home, the owners exposed the brick chimney and installed tin ceiling tiles. The black, stained and distressed island picks up the farm sink and window trim. A timeless design is achieved with details such as inset doors with cupboard latches, crown mold with egg and dart, custom valances and strategically placed columns.

The Master Bedroom is Strategically Situated on the Third Floor. It Overlooks the Front Yard Complete with Swimming Pool and Patio as well as the Atlantic Ocean.

This rear yard has a centrally located pool, which is backed by a fieldstone wall. This fieldstone wall has a number of accents to add interest and form, but the highlight is a centrally located fountain. A pool cabana containing a built in grill anchors one side of the pool while a trellis balances the landscape on the other side of the pool. Fieldstone columns with bluestone caps surround the perimeter of the rear yard and lend additional interest to the iron fencing A minimalist approach was taken for the planting scheme. Select ornamental deciduous trees add the vertical element and low shrubs and perennials soften the transition to the house as well as add color. Strategic landscape lighting really transforms this area at night, it's a beautiful area to enjoy a summer evening.

Flanking garages compliment a grand entrance and frame a roundabout style motor court. On axis, and centered on the homes roofline is a traditional A-frame dormer. The walkout rear elevation is covered by a paired column gallery that is connected to the main levels living, dining, and master bedroom. Inside, the foyer is centrally located, and flanked to the right by a grand staircase. To the left of the foyer is the homes private master suite featuring a roomy study, expansive dressing room, and bedroom. The dining room is surrounded on three sides by large windows and a pair of French doors open onto a separate outdoor grill space. The kitchen island, with seating for seven, is strategically placed on axis to the living room fireplace and the dining room table.
