This sleek kitchen space used to be about half the size and twice as hard to use. Originally a "g-shape" we opened up walls and removed some windows to create a truly functional and friendly space. Flush and integrated appliances uplift the look and create a truly customized kitchen.

The layout of this colonial-style house lacked the open, coastal feel the homeowners wanted for their summer retreat. Siemasko + Verbridge worked with the homeowners to understand their goals and priorities: gourmet kitchen; open first floor with casual, connected lounging and entertaining spaces; an out-of-the-way area for laundry and a powder room; a home office; and overall, give the home a lighter and more “airy” feel. SV’s design team reprogrammed the first floor to successfully achieve these goals. SV relocated the kitchen to what had been an underutilized family room and moved the dining room to the location of the existing kitchen. This shift allowed for better alignment with the existing living spaces and improved flow through the rooms. The existing powder room and laundry closet, which opened directly into the dining room, were moved and are now tucked in a lower traffic area that connects the garage entrance to the kitchen. A new entry closet and home office were incorporated into the front of the house to define a well-proportioned entry space with a view of the new kitchen. By making use of the existing cathedral ceilings, adding windows in key locations, removing very few walls, and introducing a lighter color palette with contemporary materials, this summer cottage now exudes the light and airiness this home was meant to have. © Dan Cutrona Photography

The goal of this project was to create an updated, brighter, and larger kitchen for the whole family to enjoy. This new kitchen also needed to seamlessly integrate with the rest of the home both functionally and aesthetically. The laundry room also needed an aesthetic refresh. What sets this kitchen apart is the laminated plywood edging between walnut cabinetry and the door handle detail integrated within those boundaries.

From a dark depressing kitchen to a light and airy delight, this kitchen transformation is the success of an artistic team of client and designer. The transition to a farmhouse style kitchen is exactly what this home needed, with painted cabinetry, open industrial-looking shelving, and a custom hood made of authentic barnwood.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Looking across the bay at the Skyway Bridge, this small remodel has big views. The scope includes re-envisioning the ground floor living area into a contemporary, open-concept Great Room, with Kitchen, Dining, and Bar areas encircled. The interior architecture palette combines monochromatic elements with punches of walnut and streaks of gold. New broad sliding doors open out to the rear terrace, seamlessly connecting the indoor and outdoor entertaining areas. With lots of light and an ethereal aesthetic, this neomodern beach house renovation exemplifies the ease and sophisitication originally envisioned by the client.

Location: New York, NY, USA We loved renovating this space for our client who is a Chef and wanted a functional kitchen that is also beautiful. Her previous kitchen had been purchased at a Restaurant Supply Store on the Lower East Side and though totally functional it was just not highlighting the natural beauty of the apartment. We were able to use the existing beams and brick walls as an amazing back-drop to the kitchen. We added decorative lighting to the Kitchen and Dining Areas to define those spaces and changed the track heads throughout the apartment to modernize the lighting. This home is a true gem in the heart of MacGregor Downs community in Cary, NC. Built in the 1980's in true Modernist design and architecture, the new owners wanted to keep the integrity of the original design. We redesigned the Half Bath, created floor plan layouts for new furniture, spec'd out furniture, accessories, flooring material, lighting, and artwork, as well as worked on brightening the wall and ceiling paint colors. One challenge we faced during the design process were the very tall ceilings, the very wide walls, and unusual angles. We chose interesting , engaging, and minimalistic artwork for the walls, which proved a successful solution. This Australian-inspired new construction was a successful collaboration between homeowner, architect, designer and builder. The home features a Henrybuilt kitchen, butler's pantry, private home office, guest suite, master suite, entry foyer with concealed entrances to the powder bathroom and coat closet, hidden play loft, and full front and back landscaping with swimming pool and pool house/ADU.

Thse clients came to me for a kitchen refresh. Keeping the existing floor plan but updating as much as possible. After explaining my thoughts, they chose to go with a much larger project. The wall to the garage wash pushed bach 12" to allow for the island to happen. This almost couldn't happen as there is a support post in the garage we had to keep. I designed the last pantry area as on 10" deep, allowing us to conceal that behind the cabinets. Then, we opend up the wall to the dining room to make the rooms one large space. The wall to the family room was also openend up, leaving the half wall to allow for the kitchen eating area. They wanted to incorporate a bar area, without it feeling like a "bar" The fabulous tall custom unit houses their wine collection and then half of the dining room buffet area holds glassware and other bar items. I helped the clients with all of the design choices.We all wanted to keep the space classic, war, functional and with mixed materials. I chose to use the same countertop material for the backsplash, to keep the space feeling as large as possible.

The Back Bay House is comprised of two main structures, a nocturnal wing and a daytime wing, joined by a glass gallery space. The daytime wing maintains an informal living arrangement that includes the dining space placed in an intimate alcove, a large country kitchen and relaxing seating area which opens to a classic covered porch and on to the water’s edge. The nocturnal wing houses three bedrooms. The master at the water side enjoys views and sounds of the wildlife and the shore while the two subordinate bedrooms soak in views of the garden and neighboring meadow. To bookend the scale and mass of the house, a whimsical tower was included to the nocturnal wing. The tower accommodates flex space for a bunk room, office or studio space. Materials and detailing of this house are based on a classic cottage vernacular language found in these sorts of buildings constructed in pre-war north america and harken back to a simpler time and scale. Eastern white cedar shingles, white painted trim and moulding collectively add a layer of texture and richness not found in today’s lexicon of detail. The house is 1,628 sf plus a 228 sf tower and a detached, two car garage which employs massing, detail and scale to allow the main house to read as dominant but not overbearing.
