This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. A complete makeover of a tired 1990s mahogany kitchen in a stately Greenwich back country manor. We couldn't change the windows in this project due to exterior restrictions but the fix was clear. We transformed the entire space of the kitchen and adjoining grand family room space by removing the dark cabinetry and painting over all the mahogany millwork in the entire space. The adjoining family walls with a trapezoidal vaulted ceiling needed some definition to ground the room. We added painted paneled walls 2/3rds of the way up to entire family room perimeter and reworked the entire fireplace wall with new surround, new stone and custom cabinetry around it with room for an 85" TV. The end wall in the family room had floor to ceiling gorgeous windows and Millowrk details. Once everything installed, painted and furnished the entire space became connected and cohesive as the central living area in the home.

Creating spaces that make connections between the indoors and out, while making the most of the panoramic lake views and lush landscape that surround were two key goals of this seasonal home’s design. Central entrance into the residence brings you to an open dining and lounge space, with natural light flooding in through rooftop skylights. Soaring ceilings and subdued color palettes give the adjacent kitchen and living room an airy and expansive feeling, while the large, sliding glass doors and picture windows bring the warmth of the outdoors in. The family room, located in one of the two zinc-clad connector spaces, offers a more intimate lounge area and leads into the master suite wing, complete with vaulted ceilings and sleek lines. Three additional guest suites can be found in the opposite wing of the home, providing ideally separate living spaces for a multi-generational family. In this 1905 Tudor home, the intent of this design was to take advantage of the classic architecture of the home and incorporate modern conveniences. Located in the Joseph Berry Subdivision in Detroit, this stellar home presented several design challenges. The most difficult challenge to overcome was the 11” slope from one end of the kitchen to the other, caused by 110 years of settling. All new floor joists were installed and the floor by the side door was then recessed down one step. This created a cozy nook when you first enter the kitchen. A tiered ceiling with strategically planned cabinetry heights and crown molding concealed the slope of the walls at the ceiling level. The second challenge in this historic home was the awkward foot print of the kitchen. It’s likely that this kitchen had a butler’s pantry originally. However it was remodeled sometime in the 70’s and all original character was erased. Clever pantry storage was added to an awkward corner creating a space that mimicked the essence of a butler’s pantry, while providing storage desired in kitchens today. Keeping the large footprint of the kitchen presented obstacles with the working triangle; the distance from the sink to the cooktop is several feet. The solution was installation of a pot filler over the cooktop that added convenience and elegance (not sure about this word). Not everything in this project was a challenge; the discovery of a brick chimney hiding behind plaster was a welcome surprise and brought character back honoring the historic charm of this beautiful home. This project involved converting a partially finished basement into an ultimate media room with an English pub. The family is big on entertaining and enjoys watching movies and college football. It was important to combine the media area with the pub to create options for guests within the same space. Although the home has a full sized basement the staircase was centrally located, which made it difficult for special configuration. As a result, we were able to work with the existing plan be designing a media area large enough for a sectional sofa and additional seating with the English pub at the far end of the room. The home owner had a projection screen on a bare wall with the electrical components stacked on boxes. The new plan involved installing new cabinets to accommodate components and surround the screen to give it a built-in finish. Open shelving also allows the homeowner to feature some of their collectible sports memorabilia. As if the 130 inch projection screen wasn’t large enough, the surround sound system makes you feel like you are part of the action. It is as close to the I MAX viewing experience as you are going to get in a home. Sound-deadening insulation was installed in the ceiling and walls to prevent noise from penetrating the second floor. The design of the pub was inspired by the home owner’s favorite local pub, Brazenhead. The bar countertop with lift-top entrance was custom built by our carpenters to simulate aged wood. The finish looks rough, but it is smooth enough to wipe down easily. The top encloses the bar and provides seating for guests. A TV at the bar allows guest to follow along with the game on the big screen or tune into another game. The game table provides even another option for entertainment in the media room. Stacked stone with thick mortar joints was installed on the face of the bar and to an opposite wall containing the entrance to a wine room. Hand scrapped hardwood floors were installed in the pub portion of the media room to provide yet another touch to “Brazenhead” their own pub. The wet bar is under a soffit area that continues into the media area due to existing duct work. We wanted to creatively find a way to separate the two spaces. Adding trim on the ceiling and front of soffit at the bar defined the area and made a great transition from the drywall soffit to the wet bar. A tin ceiling was installed which added to the ambience of the pub wet bar and further aided in defining the soffit as an intentional part of the design. Custom built wainscoting borders the perimeter of the media room. The end result allows the client to comfortably entertain in a space designed just for them.

Reverse Shed Eichler This project is part tear-down, part remodel. The original L-shaped plan allowed the living/ dining/ kitchen wing to be completely re-built while retaining the shell of the bedroom wing virtually intact. The rebuilt entertainment wing was enlarged 50% and covered with a low-slope reverse-shed roof sloping from eleven to thirteen feet. The shed roof floats on a continuous glass clerestory with eight foot transom. Cantilevered steel frames support wood roof beams with eaves of up to ten feet. An interior glass clerestory separates the kitchen and livingroom for sound control. A wall-to-wall skylight illuminates the north wall of the kitchen/family room. New additions at the back of the house add several “sliding” wall planes, where interior walls continue past full-height windows to the exterior, complimenting the typical Eichler indoor-outdoor ceiling and floor planes. The existing bedroom wing has been re-configured on the interior, changing three small bedrooms into two larger ones, and adding a guest suite in part of the original garage. A previous den addition provided the perfect spot for a large master ensuite bath and walk-in closet. Natural materials predominate, with fir ceilings, limestone veneer fireplace walls, anigre veneer cabinets, fir sliding windows and interior doors, bamboo floors, and concrete patios and walks. Jennifer and Dan have lived in their Deer Park Illinois home for 15 years, slowly making minor fixes like painting and decorating; but they had a new plan for their kitchen the entire time. An awkwardly placed garage door, and an island cooktop with a terrible downdraft made a full-scale kitchen remodel an absolute must. Jennifer had many ideas in mind and wanted to work with a company that could provide high-end work, while partnering with a designer that would tailor the kitchen to her ideas. She was intrigued by the phrase “Common Sense Remodeling” in Advance Design’s feature she discovered while perusing an issue of the community’s Quintessential Barrington Magazine. Doing further research on the company’s website, as she looked through project profiles and read about Advance Design’s “Common Sense Remodeling” philosophy, she promptly scheduled an appointment to see if the people and ideas she read about were truly who they said they were. The more she read, the more she knew that the “Common Sense” approach to remodeling they described was exactly the type of company she was looking for. The partnership was sealed after an initial consultation with Owner Todd Jurs and Project Designer Michelle Lecinski. They displayed a combination of friendliness, professionalism and respect that was unmatched by any of the other companies Jennifer talked to. She knew that with Advance Design, she would be able to retain the vision that she had in mind with high-quality craftsmanship. “I reached out to Advance Design because of the ‘Common Sense Remodeling’ tagline,” Jennifer said. “That’s what lingered for me”. “Advance Design was the most respectful- of the house and of my design ideas, and the most professional of the handful of companies that looked at my project”. Soon after the meeting Jennifer began working with Michelle on the project design. They quickly developed chemistry. Jennifer loved how Michelle researched and located every detail that Jennifer wanted for the kitchen. Between the two of them, every concept and idea was worked through and perfected. “Jennifer had definite ideas about what she wanted the new kitchen to look like, she just didn’t know how to bring it all together. We worked together really well to make her ideas into the practical reality necessary for a well-functioning kitchen, with the look and feel that she had envisioned”, says Michelle. “Michelle was wonderful in using the CAD system she would show me new drawings every time we changed the layout while working through the design,” Jennifer said. “She was a really wonderful partner in execution, she made sure everything happened quickly and easily.” The finished design drew out elements of Jennifer’s style and personality. The pair call the look “sophisticated farmhouse” to describe the kitchen renovation to family and friends. The result was a beautifully crafted, authentic-feeling space that satisfied Jennifer’s dreams 15 years in the making. The whole project consisted of a kitchen remodel, mudroom upgrade with powder room, and garage entry relocation. “The projects I personally like the best, are the ones that put the client’s dreams on display,” Project Designer Michelle said. “And this is one of those projects.” The main focal point of the kitchen is custom zinc and brass ventilation hood with a vintage sheen, which was hand made to order by a small company in Indiana named Vogler Metalworking. “It’s like sculpture, a true work of art”, says Jennifer. Your eye is immediately drawn towards this elegant yet practical hood that eliminated the home’s downdraft problem and added a striking conversation piece at the same time. The carpenters had to use special gloves when transporting and installing it, so they didn’t smudge it with fingerprints. The beautiful hood centers proudly over the stunning black enamel and brass LaCornue Range. “I had a friend who had a LaCornue range and after learning how easy it was to cook perfect meals, I was convinced I wanted to have one”, says Jennifer. This unique, breathtaking combination anchors the entire kitchen and is apparent immediately as you walk into the great room the surrounds the space. DuraSupreme Crestwood cabinets with a Kendall Panel add function and sophistication. A custom gray paint color paired with a storm blue was developed so that the new kitchen looked like it belonged to the existing space. Unlacquered brass faucets and hardware were important to Jennifer because she wanted the living finishes to age over time. Remarkable brass diamond mesh cabinet door inserts imported from the UK continue to add this one-of-a-kind kitchen renovation; giving it a “you won’t see this everywhere” quality. The use of old railcar flooring for the coffee bar countertop and reclaimed oak for the open shelving gives an authenticity to the space uncommon in kitchens today. Jennifer and Michelle fell in love with the Limestone Grey Stone while they were investigating unique island countertop ideas. They liked the fact that the limestone as a living finish will age and change over time. Calcutta Miel Quartz countertops made for an excellent pairing around the perimeter, as it’s durable and perfect for cooking preparations. A textured white subway tile backsplash that runs to the ceiling keeps your eye moving towards the open shelving, and to the main focal point of the stunning range hood combination. “The kitchen functions beautifully, and it’s gorgeous,” beams Jennifer as she gestures with both hands while smiling ear to ear. “The most important thing was I wanted a kitchen that had a wonderful flow, cooked beautiful meals and was a great gathering place for family and friends, and this space does that perfectly! Beauty wise, it turned out exactly how I had envisioned. I felt the function part was the hardest part, and that was nailed”! Relocating the garage entry to the new mudroom was a huge priority and has finally separated the family’s arriving home functions from their kitchen. Now coats and shoes and bags have their own area for dropping once members arrive home. Matching gray DuraSupreme cabinetry helped create gorgeous, purposeful lockers for the family. A reclaimed vintage sink and custom wall paper were added to the tiny powder room to beautify the once previously only functional space. Advance Design was even able to create a custom space for their dog to sleep while the family is away. “It was unbelievable that a project of this size was completed in such a short time, and I think that’s because of the large amount of planning and preparation that went into it,” Jennifer marveled, “When we started, we were ready, and everything was prepared”. When it came to execution, Project Manager Justin Davis and his crew were quick, accessible, and organized. Projects like this kitchen are typically completed in as little as 8-10 weeks. Jennifer’s kitchen however despite the relocation of some challenging HVAC in a soffit and moving of an exterior door was completed remarkably fast in part because the team was working with an existing tile floor that ran throughout the first floor that the client really loved. “You get to know these people really well because they’re living in your house while you’re living in your house. They were so fast and really good, it didn’t take as long as even planned” reported Jennifer. “I would text Justin and he always responded almost immediately. I got to know all the guys who were working in our house and they were all wonderful people”. Details in a customized kitchen like this one require skill and care from the people who install it. “All the guys on the job were skilled at what the did. I wanted small details like little feet to look like furniture, that is where their carpentry skill came in to make these all perfect”, said Jennifer. “The tile guys were wonderful. They even let me determine how I wanted the texture with the grout to appear for a salt and pepper look; now that is a very skilled trade person making it custom”. In Jennifer’s interview, she continued to reference Advance Design’s “Common Sense Remodeling”, so I took a minute to ask her exactly what that phrase meant to her and how it played out in her experience with her project and the Advance Design team. Here is what she said: “I was intrigued about Common Sense Remodeling and in my head that there would be clear costs and prices, great communication between the design team, the execution team and me”, said Jennifer. They did deliver on that, it was so clear about the cost breakdown, what I could expect from everyone who came to my house, and everything that we had ordered. That to me is the Common Sense”! It’s great to see a client take literally our assertion that a well-planned remodeling project is simply “Common Sense”! She anticipated each step of the way would be clear, concise, and predictable, all the while protecting the outcome due to the careful upfront planning. “Advance Design delivered on their ‘Common Sense Remodeling’ promise,” Jennifer said. “From the design team, to the execution team - everything was straight forward like I imagined. Our clients were living in a Northwood Hills home in Dallas that was built in 1968. Some updates had been done but none really to the main living areas in the front of the house. They love to entertain and do so frequently but the layout of their house wasn’t very functional. There was a galley kitchen, which was mostly shut off to the rest of the home. They were not using the formal living and dining room in front of your house, so they wanted to see how this space could be better utilized. They wanted to create a more open and updated kitchen space that fits their lifestyle. One idea was to turn part of this space into an office, utilizing the bay window with the view out of the front of the house. Storage was also a necessity, as they entertain often and need space for storing those items they use for entertaining. They would also like to incorporate a wet bar somewhere! We demoed the brick and paneling from all of the existing walls and put up drywall. The openings on either side of the fireplace and through the entryway were widened and the kitchen was completely opened up. The fireplace surround is changed to a modern Emser Esplanade Trail tile, versus the chunky rock it was previously. The ceiling was raised and leveled out and the beams were removed throughout the entire area. Beautiful Olympus quartzite countertops were installed throughout the kitchen and butler’s pantry with white Chandler cabinets and Grace 4”x12” Bianco tile backsplash. A large two level island with bar seating for guests was built to create a little separation between the kitchen and dining room. Contrasting black Chandler cabinets were used for the island, as well as for the bar area, all with the same 6” Emtek Alexander pulls. A Blanco low divide metallic gray kitchen sink was placed in the center of the island with a Kohler Bellera kitchen faucet in vibrant stainless. To finish off the look three Iconic Classic Globe Small Pendants in Antiqued Nickel pendant lights were hung above the island. Black Supreme granite countertops with a cool leathered finish were installed in the wet bar, The backsplash is Choice Fawn gloss 4x12” tile, which created a little different look than in the kitchen. A hammered copper Hayden square sink was installed in the bar, giving it that cool bar feel with the black Chandler cabinets. Off the kitchen was a laundry room and powder bath that were also updated. They wanted to have a little fun with these spaces, so the clients chose a geometric black and white Bella Mori 9x9” porcelain tile. Coordinating black and white polka dot wallpaper was installed in the laundry room and a fun floral black and white wallpaper in the powder bath. A dark bronze Metal Mirror with a shelf was installed above the porcelain pedestal sink with simple floating black shelves for storage. Their butlers pantry, the added storage space, and the overall functionality has made entertaining so much easier and keeps unwanted things out of sight, whether the guests are sitting at the island or at the wet bar! The clients absolutely love their new space and the way in which has transformed their lives and really love entertaining even more now!

Kirkland clients, Shayna and Anthony had a lovely home with a beautiful view of Lake Washington. However, the waterfront side of their home didn’t offer an ideal set-up to fully enjoy the magnificence that their lot provides. They desired more year-round use of their home in the form of an outdoor covered living room, along with more overall functionality from their outdoor spaces. Their formal living area had a door to the outside that the couple never used. The McAdams Remodeling & Design team replaced the sliding door with a window that still offered plenty of natural light but enclosed the space providing more options for furniture placement. The room’s exterior stairs and landing were removed. The exterior siding was matched, and the new landscaping along with an arbor installed, was created in tandem during the remodel by a local landscape architecture firm, ensuring the change looked natural. Past the seating around the gas firepit, a new large deck was constructed, half of which was covered, to replace the smaller, dated version. The metal railing was exchanged for a new composite one, and a new Dutch back door leading from the kitchen offers an alternative option for ingress and egress along with fresh air on nice days. The covered deck area adjacent to the family room provides protection from the weather and now houses the outdoor kitchen they desired for entertaining family and friends. The outdoor kitchen includes a built-in gas grill, stone gas fireplace, refrigerator for food and beverages, and a garbage receptacle. A ceiling fan and heaters are incorporated into the outdoor living space design to provide year-round comfort. Finally, retractable shades were installed so that the couple can enclose the space if desired. A small upstairs bedroom was used as a den for relaxation and reading but also contains one of the best views in the home. The McAdams team removed the windows and base bulkhead, adding floor to ceiling windows and a glass door for an unobstructed view. The new medium-sized deck above the covered outdoor living space gives Shayna and Anthony the opportunity to entertain or relax while highlighting their view of the lake. Finally, their Juliet balcony off the primary bedroom received a re-coated railing and new decking, while the home was repainted to offer a classy craftsman feel and pull all of the changes into one cohesive home design. Shayna and Anthony love their new entertainment spaces and expect to use them often.
