Stair Safety: Met all the IBC & local commercial codes. Quality of Workmanship: All joinery lock mitered, end matched parapet inner wall with blind fastened kiss joints, solid walnut helical soffit underside, and all engineered out of a wood super structure. Technical Challenge: Transporting large stair all in one piece across the country while protecting the stair company factory oil finish and not allowing for a single scratch was the most challenging component.

Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Jutting out from the rock cliff, this high-end home has a breathtaking view at every angle of the valley below and surrounding mountains. A portion of the pool is suspended 400 in mid-air, presenting us with somewhat of a construction challenge. It was a requirement to drain the pool for winter and as such every pipe had to gravity drain into the surge tank below. Two-thirds of the pool water volume is stored in a cistern immediately below to be circulated during the winter. In order to have the option for use throughout the year the pool was covered with a Hydralux cover and heated during the winter months. This Hydralux cover had to be installed with extreme precision in the pool, as well as, the additional Hydralux installed for the whirlpool. As the pool infinity edge challenges the water levels the cover operates on, the levels need to be maintained at all times. Special water systems were installed in order to achieve this with a simple red light indicator for the home owners ease of use. In a high-end home such as this, all work must be done to a high level of precision including installing all the equipment in the mechanical room in a neat, organized and tidy manner. Even though the mechanical systems for the pool and whirlpool operations are complex it needed to have elements of simplicity for the owner and their caretakers to operate. To further enhance the customers enjoyment of this luxurious pool, a UV, Ozone and Chlorinator Sanitation System, as well as, a Turbo Clean System were included. The exterior lighting is all managed in order for the areas to be lit without drawing your attention to light fixtures. Black Interstyle glass tile throughout the pool and whirlpool interiors give the water elements of the home a mountain lake aspect while the geometric design maintains the modern look to the home. An oculus over the whirlpool allows natural light into the covered area, creating a spectacular effect. For the perfect resort feel, a tanning ledge was included in the pool and for that late night swim, a set of LED lights were added.

The Antique Grey series used on the pool floor adds a serene and refined depth to the water with its natural stone texture. Thanks to its Low Water Absorption, the surface ensures long-lasting use and provides resistance to UV Resistance, chemicals, and thermal shocks. The PTV ≥ 45° Non-slip value supports safety in wet areas. This 1,400 sq. ft. studio, built in 2018 for Grammy Award–winning drummer, multi-instrumentalist, and producer Adam Box, was one of the earliest full-scale NILES design–build projects. After years of session and touring work, Adam had a clear vision for his own creative home—a space that combined comfort, vibe, and technical precision. Our team partnered closely with him through every phase of the design and build process to bring that vision to life. The studio features a full Control Room, a spacious Live Room, two amp isolation booths, and a large dedicated ISO booth engineered specifically for dry drum capture. Each room is fully wired for a complete live-tracking environment, enabling an entire band to plug in and record seamlessly. The Live Room is sonically open and collaborative, while the Control Room is fine-tuned for long stretches of creative focus and accurate monitoring. Aesthetic direction played a major role in this project. Natural stonework, warm wood details, and a comfortable, lived-in feel create a distinctive character throughout the space. Adam added many of his own finishing touches, giving the studio an unmistakable personal identity that reflects his style and musical approach. The result is a studio that delivers both atmosphere and performance—an inspiring hub for writing, tracking, mixing, and producing at the highest level.

NaturaHDP from Florida tile. Originally from the Italian word natura, which means “natural”, Florida Tile’s Natura is exactly that. A modern interpretation of one of the most natural building blocks of civilization, wood. Organic in its wood grain, but thoroughly contemporary in its colorful design palate, Natura is the perfect marriage. This evolution of a wood has brought a true commercial vehicle that will perform technically and aesthetically in any environment. Available in 7 distinct colors, the NaturaHDP is created in a 6x24 plank with a slightly distressed wood grain surface. The graphic and texture are based on a traditional Oak plank, but the style has been refined to meet the demand of current interior design needs. Complimented by a 24” bullnose, the line boasts a color body with 40% recycled content and third party certification. The surface is compliant with the new ANSI DCOF Acutest requirements for surfaces (commercial or residential) expected to be walked upon when wet and the product has been tested for indoor air quality and water absorption.

This 1,000ft² recording and production studio, built in 2021 for producer couple Latifah Alattas and Lucas Morton, was designed as a fully custom creative environment that supports writing, mixing, and collaboration at the highest level. Both Latifah and Lucas are multi-instrumentalists, engineers, and mixers, and the studio reflects the full range of their workflows—visually inspiring, technically precise, and intuitive in every room. The facility was built from the ground up with a strong emphasis on architectural acoustics and plug-and-play connectivity. The layout includes two Control Rooms, multiple isolation booths, and shared common spaces, all tied together with seamless audio integration. No matter where you are in the studio, routing, monitoring, and communication remain effortless and consistent. Behind the aesthetic, the acoustic design is exceptionally robust. Six independent floating-floor systems support the suites, ensuring each room operates with minimal sound transmission. Tailored sound-reducing wall assemblies, full-lite doors, engineered window systems, and intentional treatment plans deliver clarity, isolation, and precision for tracking and mixing. Each space is mechanically decoupled, allowing multiple rooms to run simultaneously without compromise. For monitoring, both Latifah and Lucas chose Genelec “The Ones” series monitors with GLM calibration to ensure accurate translation and consistency across the entire facility. Natural light and a warm, welcoming aesthetic anchor the visual identity of the studio, reflecting the creative energy and personality of its owners. The result is a highly functional, beautifully crafted space where ideas can move freely and production can happen without limitations.

A full basement remodel in Kensington, transforming the space into a cinema and entertainment room, finished to a high specification throughout. The scope of works included bespoke panelling, electrical works, tiling, plumbing, painting, staircase installation, and underfloor heating, delivered as a complete package from first fix through to final finish. This project reflects the level of detail and craftsmanship we bring to every basement and full-property remodel at Hestia Refurbishment, combining structural and technical trades with a refined final finish.

A corner wine room visible from all angles of the living room provide a unique ambiance. Wine is displayed and stored in metal and acrylic racks. LED lights placed evenly throughout provide an awesome glow. The white backlit tasting counter, glass holder and drawer allows the owner to open, decant and taste wine before removing them from cellar. Client loves the final result!
