Bright, fresh and loaded with detail. This 1990’s kitchen has undergone a great transformation. The newly remodeled kitchen features beautiful maple Bridgeport Recessed Brookhaven cabinetry in an opaque Nordic White finish with Bridgeport recessed door style. The cabinets are stacked with glass uppers to the ceiling and topped with gorgeous crown molding. LED lighting was installed inside the cabinets to illuminate displayed glassware all the way around the perimeter. The white cabinets and granite Super White countertops are accented with a large scale gray subway tile backsplash. A large walk in pantry was also created. A wet bar with a custom wine rack and wine fridge just outside the kitchen in the dining and living area gives guest a gathering place out of cook’s way. The mudroom/laundry room is directly off the kitchen and was reconfigured with a new, more functional layout and also features new Brookhaven cabinetry in fresh white. The entry area has new custom built cubbies for additional storage. Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel. Originally built in 1892, this quaint log cabin has undergone a transformative renovation while preserving its charming character. Located near the Little Deschutes River in Central Oregon, within the historic Vandert Homestead, the home now boasts bright, open spaces for everyday living, complete with flexible aluminum clad folding doors. Working alongside contractor Bales Inc., architect Jeff Klein from Klein Architecture led the renovation with the goal of opening the once dark interior to natural light and the surrounding landscape. Central to the design was transforming a deteriorating garage into a new functional sunroom, creating a light-filled space that reorients the cabin design toward the patio and natural environment. Positioned along the south elevation, the sunroom captures daylight throughout the day while acting as a buffer between the interior and exterior environments. A revised roof assembly was developed to resolve previous drainage failures. Working with framers, the design team incorporated a sloping roof system with a waterproof membrane to direct water away from the structure. This approach not only protected the log walls but also created access to a rooftop deck from the upper level, adding functional outdoor space without expanding the building footprint. “It was also critical to transform the existing dark, segmented interior spaces by physically opening them up to the new sunroom,” says Klein. “NanaWall systems offered the ideal solution for what we were after.” historical homestead interior Improving Spatial Flow, From the Kitchen to the Sunroom The kitchen remained largely intact during the renovation, retaining many of the elements that had defined the cabin’s character for decades. A classic Portland foursquare, lovingly owned by an active and lively family of four, had undergone some unfortunate previous renovations that were in desperate need of updating. A cramped kitchen layout, lacking countertop work space, non-functional appliance locations (the range was floating on it’s own!), cramped kitchen nook not large enough for eat-in space and therefor left underutilized, and a general lack of storage all needed to be addressed. To increase functional space, we enclosed a small back porch and re-built the adjacent nook, folding in the square footage to create an expansive kitchen footprint. We relocated the back door and added a back deck while creating space for a mud bench for littles to tuck away their gear! The enlarged kitchen now boasts a extensive natural light thanks to the addition of several windows. An easy work flow was created within the new kitchen layout featuring an in-island sink with range and hood flanked by matching windows. Custom cabinet accessories make storage a breeze and provide a space for all the necessities to be right at the homeowner’s fingertips. The eat-in kitchen space allows not only for lingering family chats, but homework and craft projects to be done while dinner simmers on the stove. This kitchen truly is the heart of this home! All of the updates were completed with the home’s original foursquare architecture in mind. with a focus on classic architectural molding styles, traditional window details, and clean-lined classic fixtures. Youthfulness and modernity are infused into the space with the contemporary handmade tile backsplash, rich and timeless green cabinets, and artistic wallpaper with a whimsical floral print and subtle European nod. The King’s Hill Residence is also known as the WR Mackenzie Residence and is on the National Register of Historic Places and located in the historic King’s Hill neighborhood of Portland, Oregon. The home is a classic architectural example of the Federal Style, designed by the prominent Portland architectural firm of the day, Whidden and Lewis. Prior to being placed on the National Registry of Historic Places in 1978, the house had undergone a significant two-story addition on it’s SW side and a few unfortunate interior renovations. The house felt dark, dreary and mostly disregarded on the interior. My client, relocating from Northern California, fell in love with Portland and had been looking for a home that was within walking distance of all of Portland’s finest amenities - Downtown, Northwest 23rd, the Pearl District and Washington Park. They purchased the home with the vision of lovingly restoring it while also respectfully renovating the interior to support the needs of a modern family. The house is approximately 6000 square feet with three stories of living space and a previously unfinished basement. The main level has a traditional formal Entry Foyer with flanking Dining Room and Living Room at the front of the house with a Library, Family Room, Kitchen and original Butler’s Pantry located on the west side of the main level. The second level includes a Master Suite, Sun Room, Dressing Room and two guest rooms with shared guest bath. The third level, originally the servant’s quarters, were mostly unfinished and in disrepair, as was the basement. With the client’s program and functional needs defined, Katy began the design process by studying a wide range of floor plan options for all three levels while also focussing on retaining, enhancing and also restoring the historic character and details of the home. Once the floor plans had been refined Katy, working closely with her client, designed, selected and specified the palette of interior materials, cabinetry, architectural details, lighting, hardware and windowcoverings throughout the home. All of the systems incuding HVAC, plumbing, electrical and structural were also replaced throughout the home. The house is currently under construction and set for completion Spring 2019. This 100 year old, Federalist style home in the East End of Pittsburgh, was due for an update. The house sported original cabinetry and plumbing. The project included the entire house, to some degree, and some rooms, the kitchen, for instance, was a total gut job. Engineered hardwood was added to the rooms where old tar linoleum was installed, allowing for the original red oak to compliment these rooms easily. The master bathroom had previously undergone a minor remodel and I updated the entire house with new, mostly saturated, paint color by Benjamin Moore. My client had quite a nice collection of Baker furniture and upscale area rugs, and I took my cues from those pieces that were incorporated within the new design. My client has increased the value of his home substantially, and has recently upgraded the small exterior courtyard area with lovely perennials and new pavers and a fire pit; elements that are typically not found in a small city lot. The newly rennovated courtyard is a gathering spot for many outdoor parties that my client is famous for his hosting.

The home owner purchased this home in Buckhead. A prominent neighborhood of Atlanta. The goal of this young woman was to transform the space from classical ranch that had undergone multiple additions to a more modern with a transitional nautical feel. As well as renovating a large amount of the interior including, master suite, kitchen, and living/dining, a large amount of attention was paid to the exterior living spaces. The modern decks span over a terraced landscape adding an inviting entertainment area. The upper level deck off the master bedroom creates a more private area for morning ritual and relaxing.

This 1920’s colonial revival house had undergone several unfortunate additions, but the original house was elegant in its proportions and became the nucleus for the new design. The existing garage wing was removed and replaced with a 3,100 square foot addition. To ensure that the original house and its existing entry remained the focal point of the composition, the roof lines of the addition were kept low, the entry was embellished, and dormer windows were added to the front of the original house. Equal consideration was given to the rear of the house, which was reconfigured to create a series of outdoor “rooms” that overlook the lawn and garden behind the house.

Words cannot describe the level of transformation this beautiful 60’s ranch has undergone. The home was blessed with a ton of natural light, however the sectioned rooms made for large awkward spaces without much functionality. By removing the dividing walls and reworking a few key functioning walls, this home is ready to entertain friends and family for all occasions. The large island has dual ovens for serious bake-off competitions accompanied with an inset induction cooktop equipped with a pop-up ventilation system. Plenty of storage surrounds the cooking stations providing large countertop space and seating nook for two. Full height pantry cabinet make up the rest of the wall providing plenty of storage space and a natural division between casual dining to formal dining. Built-in cabinetry with glass doors provides the opportunity to showcase family dishes and heirlooms accented with in-cabinet lighting. With the wall partitions removed, the dining room easily flows into the rest of the home while maintaining its special moment. A large peninsula divides the kitchen space from the seating room providing plentiful storage including countertop cabinets for hidden storage, a charging nook, and a custom doggy station for the beloved dog with an elevated bowl deck and shallow drawer for leashes and treats! Beautiful large format tiles with a touch of modern flair bring all these spaces together providing a texture and color unlike any other with spots of iridescence, brushed concrete, and hues of blue and green. The original master bath and closet was divided into two parts separated by a hallway and door leading to the outside. This created an itty-bitty bathroom and plenty of untapped floor space with potential! By removing the interior walls and bringing the new bathroom space into the bedroom, we created a functional bathroom and walk-in closet space. By reconfiguration the bathroom layout to accommodate a walk-in shower and dual vanity, we took advantage of every square inch and made it functional and beautiful! A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. A crisp white double vanity furniture piece completes the space. The journey of the Yosemite project is one we will never forget.
