This 1960s home has undergone a transitional transformation to give it a modern and updated look. From the moment you drive up, you will notice the new windows and siding that give the front of the house a fresh and updated appearance. As you enter the new double doors, you will be greeted by a defined entryway that is separated from the living room by new entry walls. The lowered entry ceiling features a tray ceiling and new lighting that gives the space a warm and welcoming feel. One of the significant changes in this remodel was the raising of the ceiling in the kitchen and adjoining family room. Removing the partial wall between the kitchen and family room allowed for a new and more spacious layout, featuring a generous kitchen island and bar stool seating. Home to the 26th President of the United States, Theodore Roosevelt, the Sagamore Hill National Historic Site is undergoing a three-year, $7.2 million rehabilitation project, including upgrades to the mechanical and electrical systems and lighting, as well as restoration of historic windows, doors, siding and porches to historic preservation standards. Often referred to as the “Summer White House,” where President Roosevelt would host VIPs from the U.S. and the world during his presidency, the Queen Anne-style home has undergone a patchwork of renovation projects over the years. The current rehabilitation is aimed at avoiding ongoing smaller scale site work in the future. For replacement of the impressive wraparound porch, the National Park Service (NPS) selected Accoya wood, a Cradle to Cradle-certified material that is durable and stable, and is guaranteed against rot and decay for 50 years in exterior use. In addition, Accoya does not shrink or swell, making it an ideal material for a variety of exterior applications. “In caring for such an important property, we needed to ensure that we used the highest quality, environmentally friendly products that were sympathetic to the environment,” said Susan Sarna, museum curator for the NPS. “In addition, given the negative impact that renovation works have on visitor experience, we wanted to use a product that would allow us to reduce ongoing maintenance at the site.” Building Type: National Historic Site – Residential Client: U.S. National Park Service

APD was hired to update the kitchen, powder bathroom, and second floor primary bathroom classical urban townhome. The home had previously undergone some “unfortunate” remodels and our design focus was to reinfuse traditional character back into her bones while adding some modern and truly custom amenities. The traditional layout of the home meant our kitchen was a distinct room (not a great room style layout) and the new space plan took advantage of all four walls of the space. Where an unused chimney previously existed, now stands the concealed and built-in refrigerator while the microwave was hidden within adjacent cabinetry. A custom blue and brass range flanked in black cabinetry, backed by a traditional marble tile inset, and capped with a plaster hood in black to match the cabinetry - providing a seamless transition to the rest of the space. Floating shelves with a brass bar rail and decorative sconces provide both functional and decorative storage. A huge change was made at the back wall of the kitchen. Windows are topped with decorative sconces with counter height seating below (offering a smooth transition to the deck just outside for entertaining!). Both sides of the window are flanked with ample storage and a food and water station (with pot filler for easy top-off!) was incorporated for the homeowner’s four-legged family member (who was sadly lost before the project completed but sits in loving memory of him and waiting for a new loved one to join the family when their hearts are ready!)

This Denny Blaine Seattle home had undergone a second story addition renovation prior to the new homeowner purchasing the house. The new homeowner came to H2D Architecture + Design with a vision to upgrade the finishes throughout all floors of the home, add an elevator, enlarge the garage and add a roof top deck. H2D worked closely with the homeowner to develop the new design features for the home. The main driver of the design layout was the cylindrical pneumatic vacuum elevator, which was installed in the central core of the home to serve all three floors of the home. This project was the first permitted installation of the pneumatic vacuum elevator in the State of Washington. Around the cylindrical elevator, the other three floors were renovated with a new layout and finishes. The lower floor consisted of a new media room and secondary kitchen. The main floor was designed with a living room, office, kitchen and dining areas. The upper floor was redesigned with a new stair leading to the new roof top deck. In addition, the garage was expanded on the front of the house to create additional garage space with a roof deck above serving the office space. The front yard was regraded and landscaped with a series of modern retaining walls and landscaping. The overall finished design of the home was clean, crisp and modern. It’s first impression was memorable as immediately after entering the front door, just past the dining table, there was a tree growing in the middle of home! Upon further inspection of the space it became apparent that this home had undergone several alterations during its lifetime... The kitchen was once a space that revealed the home’s layered history. It was evident there had been an addition as the dropped ceiling exposed where garage space had been captured to become part of the kitchen. By re-configuring the layout, we were able to create a gathering area at the peninsula, additional storage space, as well as add a hood fan – something the original space was lacking. Details like the Grand Canal paint colour from Sherwin Williams paired with the vertical grain walnut cabinets create a modern-vintage feel for this kitchen.

This kitchen remodel in Lakewood has undergone such an amazing transformation from a dark, dated space to bright and functional! We experienced many obstacles in this tight space but was able to design around the challenges to create a beautiful and functional space. The original design intent was to bring the cabinets all the way to the ceiling but found out this wasn’t an option as all the soffits had interior mechanical systems and couldn’t be reconfigured. One solution was to raise the soffits on the range and sink walls to gain an extra 6” of cabinet space and build out the soffit above the refrigerator to create a custom built-in look. This extension of the soffit created the perfect opportunity for a narrow pantry cabinet facing the dining room which adds much needed storage space. By painting the soffits the same color as the cabinets, we were able to install the crown trim on top of the soffit in lieu of the cabinets to create the illusion of taller cabinets and lengthening the ceiling height. We omitted the wall cabinet to the left of the range to create a more open space both visibly and functionally. This provided the opportunity to install an accent pendant over the open counter which has been lowered to maintain one counter height throughout for a seamless look. Decorative door panels give the perfect finishing touches on the cabinetry and truly convey a custom look. The cabinets were finished in Waypoint’s Shaker style in Linen color and were paired with Amrock’s stunning gunmetal finish hardware. The existing floor tile was replaced with Daltile’s Forest Park Maple wood-look plank which now extends into the dining room creating a natural separation of kitchen/dining space to the adjacent Family room. The warmth of the floor tile compliments the Linen cabinetry color and Gunmetal finishes throughout. This beautiful kitchen offers a beautiful and functional design solution and we are thrilled our client can love their personalized kitchen for many years to come!

Working alongside contractor Bales Inc., architect Jeff Klein from Klein Architecture led the renovation with the goal of opening the once dark interior to natural light and the surrounding landscape. Central to the design was transforming a deteriorating garage into a new functional sunroom, creating a light-filled space that reorients the cabin design toward the patio and natural environment. Positioned along the south elevation, the sunroom captures daylight throughout the day while acting as a buffer between the interior and exterior environments. A revised roof assembly was developed to resolve previous drainage failures. Working with framers, the design team incorporated a sloping roof system with a waterproof membrane to direct water away from the structure. This approach not only protected the log walls but also created access to a rooftop deck from the upper level, adding functional outdoor space without expanding the building footprint. “It was also critical to transform the existing dark, segmented interior spaces by physically opening them up to the new sunroom,” says Klein. “NanaWall systems offered the ideal solution for what we were after.” historical homestead interior Improving Spatial Flow, From the Kitchen to the Sunroom The kitchen remained largely intact during the renovation, retaining many of the elements that had defined the cabin’s character for decades. Summer Street House Remodel in Ojai is a small, three bedroom house tucked away in a quiet corner near downtown Ojai.
