This spacious, multi-level backyard in San Luis Obispo, CA, once completely underutilized and overtaken by weeds, was converted into the ultimate outdoor entertainment space with a custom pool and spa as the centerpiece. A cabana with a built-in storage bench, outdoor TV and wet bar provide a protected place to chill during hot pool days, and a screened outdoor shower nearby is perfect for rinsing off after a dip. A hammock attached to the master deck and the adjacent pool deck are ideal for relaxing and soaking up some rays. The stone veneer-faced water feature wall acts as a backdrop for the pool area, and transitions into a retaining wall dividing the upper and lower levels. An outdoor sectional surrounds a gas fire bowl to create a cozy spot to entertain in the evenings, with string lights overhead for ambiance. A Belgard paver patio connects the lounge area to the outdoor kitchen with a Bull gas grill and cabinetry, polished concrete counter tops, and a wood bar top with seating. The outdoor kitchen is tucked in next to the main deck, one of the only existing elements that remain from the previous space, which now functions as an outdoor dining area overlooking the entire yard. Finishing touches included low-voltage LED landscape lighting, pea gravel mulch, and lush planting areas and outdoor decor.

This Leawood, Kansas primary bathroom remodel was designed to support a growing family's changing needs while creating a more functional and timeless retreat. The existing layout was reimagined to improve daily routines, replacing an underutilized bathtub with a spacious walk-in shower featuring dual showerheads and a transom window that fills the space with natural light while maintaining privacy. The renovation extended beyond the bathroom to enhance the adjoining closet. By reclaiming square footage from the former shower location, the design created additional storage and incorporated a dedicated washer and dryer for greater everyday convenience. Thoughtful planning and purposeful design decisions helped maximize functionality without sacrificing style. Completed just before the homeowners welcomed their new baby, this remodel was designed to simplify daily life while providing a beautiful and enduring space that will serve the family for years to come.

The family desired a design that married both the original architectural details of their bungalow with their preference for clean and modern European design. To accomplish this request, APD brought in sleek flat panel custom frameless cabinets filled with smart and strategic accessories to make the most out of every cabinet box, including full height pantry pull-out, spice and utensil pull-outs flanking the cooking zone, a blind corner pull-0ut to avoid loosing items in the hard-to-reach space, trash & recycling pull-0ut disguised to blend with the adjacent three drawers, and a wall cabinet pull-out sized to fit under the support beam spanning the width of the room. For the traditional - we kept the classic moldings around the windows and doors, continued the homes hardwood floors into the new space, incorporated classic school house light fixtures, and swapped out the slider to the back patio in favor for one with divided lights adding to the architectural detail. Matte black granite countertops with handmade black ceramic tile backsplash bridge the gap between the modern and the traditional thanks to their clean lines, high contrast color palette, and textural and artistic details. Opting for a few adjustments to the layout created a space plan that took advantage of the full square footage of the room! In the original layout, the refrigerator was squeezed onto the same wall as the cooking, leaving very little counterspace around the hard working cooking zone along with a significant portion of the room (a previous addition) under-utilized. Relocating the refrigerator increased counterspace and storage while creating a “flow” through the entire room. Luxury Miele and Subzero appliances make this kitchen a chef’s dream! To add to the clean modern look, we opted for an induction cooktop with wall oven directly below … a great alternative to the often used range! Paneling the built-in refrigerator and dishwasher help to calm the overall visual noise of the space, hiding the two hardworking appliances away! This new family kitchen is at once hardworking, sleek, and timeless!

KITCHEN AFTER The homeowner's primary goal was to be able to host large dinner parties easily and efficiently. However, it was important that the space not feel like a commercial kitchen (even though it has three dishwashers!) in order to blend with the Mid-century Modern style of the home. We incorporated an underutilized adjacent area in order to increase the size of the kitchen by 150% to create designated space for everything, including the client's vast collection of china and serving pieces. The new floor plan feels as though it was original to the house. Cabinetry, countertops, and flooring also blend seamlessly with the rest of the home. A double Montgomery Palm, robust and extremely fast growing palm frames a large pine tree. Salvias soften around the trunk of the palm. The Montgomery palm is underutilized and it’s a shame because it has many beautiful and practical qualities. Native to the island of Vanuatu which is in the South Pacific, south of the Solomon Islands and west of Fiji.

Compact wine cellars are gorgeous and such a fantastic addition to any home. This glass front wine cellar / glass wine cellar in Solana Beach, San Diego, California, is a perfect example of turning that under-utilized closet or niche space. Located directly off of the dining room, this modern wine cellar blends style and utility, incorporating features such as triple deep wine racking with glass, stone, wood, and stainless steel. A contemporary look melding perfectly with this more traditional style home. Design Build team at Vintage Cellars was also commissioned to create a unique and stylish wooden backing, to ensure that the metal wine pegs really popped. Custom walnut stain was placed on Alder wood paneling, custom fit with metal wine rack pegs from floor to ceiling. We worked directly with Noe Design Co to create a one of a kind entrance into this cellar. The highest quality stainless steel framing and double pane thermally insulated glass were placed on the front wall to not only maintain a beautiful look, but to also ensure that this wine room kept a perfect 55 degree temperature with constant relative humidity. This garage conversion in La Crescenta transformed an underutilized space into a stylish and highly functional laundry room combined with a playroom. The goal was to create a practical, organized area that feels modern, durable, and welcoming for everyday use. Cambria quartz countertops were selected for their durability and sleek finish—ideal for a high-use laundry space. Rich dark blue cabinetry adds depth and character, while black fixtures and dark gold hardware introduce a balanced, contemporary contrast. The light gray epoxy flooring provides a seamless, durable surface that resists wear and stains, making it perfect for both laundry tasks and children’s activities. A modular storage system was installed to maximize organization and maintain a clean, clutter-free environment. Through close collaboration with the homeowner, this garage remodel was thoughtfully designed to combine functionality, style, and flexibility creating a versatile space that serves the family’s daily needs.

This client’s master bathroom had the typical massive tub deck and a tiny shower that they were ready to say goodbye to. We expanded the room into an under-utilized adjoining space allowing us to install a commodious custom glass double shower to help get this busy couple out the door quickly in the morning. As the wife does enjoy an occasional bath, an attractive free-standing tub was installed which returned space to the room formerly taken up by the tub deck. Accent painting, stunning quartz surfaces, and a beautiful wood-look heated floor finished out the room.

The home owners came to us wanting to upgrade their kitchen and overall aesthetic in their suburban home, with a combination of fresh paint, updated finishes, and improved flow for more ease when doing everyday activities. A monochromatic, earth-toned palette left the kitchen feeling uninspired. It lacked the brightness they wanted from their space. An eat-in table underutilized the available square footage. The butler’s pantry was out of the way and hard to access, and the dining room felt detached from the kitchen. Lead Designer, Stephanie Cole, saw an improved layout for the spaces that were no longer working for this family. By eliminating an existing wall between the kitchen and dining room, and relocating the bar area to the dining room, we opened up the kitchen, providing all the space we needed to create a dreamy and functional layout. A new perimeter configuration promoted circulation while also making space for a large and functional island loaded with seating – a must for any family. Because an island that isn’t big enough for everyone (and a few more) is a recipe for disaster. The light white cabinetry is fresh and contrasts with the deeper tones in the wood flooring, creating a modern aesthetic that is elevated, yet approachable for everyday living. With better flow as the overarching goal, we made some structural changes too. To remove a bottleneck in the entryway, we angled one of the dining room walls to create more natural separation between rooms and facilitate ease of movement throughout the large space. At The Kitchen Studio, we believe a well-designed kitchen uses every square inch to the fullest. By starting from scratch, it was possible to rethink the entire kitchen layout and design the space according to how it is used, because the kitchen shouldn’t make it harder to feed the family. A new location for the existing range, flanked by a new column refrigerator and freezer on each side, worked to anchor the space. The very large and very spacious island (a dream island if we do say so ourselves) now houses the primary sink and provides ample space for food prep and family gathering. The new kitchen table and coordinating banquette seating provide a cozy nook for quick breakfasts before school or work, and evening homework sessions. Elegant gold details catch the natural light, elevating the aesthetic. The dining room was transformed into one of this client’s favorite spaces and we couldn’t agree more. We saw an opportunity to give the dining room a more distinguished identity by closing off the entrance from the foyer. The relocated wet bar enhances the sophisticated vibe of this gathering space, complete with beautiful antique mirror tiles and open shelving encased by moody built-in cabinets. Updated furnishings add warmth. A rich walnut table is paired with custom chairs in a muted coral fabric. The large, transitional chandelier grounds the room, pairing beautifully with the gold finishes prevalent in the faucet and cabinet hardware. Linen-inspired wallpaper and cream-toned window treatments add to the glamorous feel of this entertainment space. There is no way around it. The laundry room was cramped. The large washer and dryer blocked access to the sink and left little room for the space to serve its other essential function – as a mudroom. Because we reworked the kitchen layout to create more space overall, we could rethink the mudroom too – an essential for any busy family. The first step was moving the washer and dryer to an existing area on the second floor, where most of the family’s laundry lives (no one wants to carry laundry up and down the stairs if they don’t have to anyway). This is a more functional solution and opened up the space for all the mudroom necessities – including the existing kitchen refrigerator, loads of built-in cubbies, and a bench. It’s hard to not fall in love with every detail of a new space, especially when it serves your day-to-day life. But that doesn’t mean the clients didn’t have their favorite features they use on the daily. This remodel was focused largely on function with a new kitchen layout. And it’s the functional features that have the biggest impact. The large island provides much needed workspace in the kitchen and is a spot where everyone gathers together – it grounds the space and the family. And the custom counter stools are the icing on the cake. The nearby mudroom has everything their previous space was lacking – ample storage, space for everyone’s essentials, and the beloved cement floor tiles that are both durable and artistic.

Perectly balanced, this dramatic black and white bathroom is a stunner. Thoughtful design was top of mind for these clients as they approached the Renovisions team to help narrow down their choices and bring it to life. Finding balance while mixing darker, heavier black finishes and lighter, white finishes was the task at hand and the goal was to create a modern look with an industrial/rustic feel. The challenge on this project was incorporating all the desired elements and products in a tight spatial constraint of 9’ x 7.5’. The clients biggest concern in the old bathroom was inadequate storage, tired and under-utilized bathtub and they also needed an additional sink for their two daughters who often share this space. Renovisions recommended removing the wall between the shower and closet to gain additional floor space as you enter the bath, while providing wall space for the three towel bars. Collaborating with the clients and searching to find the right fixtures paid off nicely. This newly remodeled Renovision accommodated two rectangular sinks, a walk-in shower with hand-held shower, wall-mounted shower head and two soft spray body jets. The oil-rubbed bronze fixtures not only provided a luxurious spa experience, but also added warmth and softness to the vintage feel. The glass shower enclosure is trimmed in a matte black grid that boasts an industrial aesthetic with retro feel while delivering modernistic function. It’s unique in appearance while allowing the chic white subway and black and white diamond tile to peek through. The beautifully designed cabinetry in a matte black painted finish provides plenty of storage. This smart configuration included two banks of three drawers for toiletries and accessories, two towers with adjustable shelves for towels and two ‘garage’ doors for hair dryers. Another unique design detail to capture attention was the black and white curvy geometric floor tile which plays off the straight lines of the cabinets and square grids of the shower enclosure. The clients are thrilled with the results and their modern, high-contrast styled digs – a true customized relaxation sanctuary for the entire family.

This low-budget kitchen remodel used the existing configuration of plumbing and gas lines, but made maximal use of a previously under-utilized space. A subway tile backsplash and butcher block counters were affordable ways to add character to a basic IKEA kitchen. Compact appliances and extra-tall cabinetry make use of every inch.

This bathroom was large but underutilized. As this was the only bathroom in the home, the homeowners wanted to maximize the space, add storage, and increase the functionality. We moved all of the plumbing fixtures to make the bathroom flow better and by doing this we were able to gain a built in linen closet both in the bathroom and outside in the hallway. The large globe sconces add a whimsical, playful look while the tile selections create a serene feel.

THE SETUP When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space. While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses. In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings! Design Objectives: Reimagine the basement layout, creating distinct zones for varied activities. Expand the workout area to accommodate new equipment, including a Smith machine. Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing. Enhance existing features while developing new areas: Optimize a workout space for all equipment needs Establish a dedicated children’s space with guest room capabilities Create an integrated bar and entertainment area Retain and incorporate the existing projector setup Design Challenges: Navigate layout constraints in the new workout room due to fixed utility areas. Carve out a distinct space for kids within the open plan. Revitalize an underutilized section of the basement. Elevate the existing big screen area with purposeful design elements. Develop a full-fledged bar area while maintaining kitchen functions applicable for hangout snacking. Work around immovable structural elements (soffits, load-bearing support columns) THE RENEWED SPACE Design Solutions: Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility. Repurpose the former workout room into a dedicated game room for kids, utilizing couches with pull-out beds so the area can double as overflow guest accommodations. Transform the unused area into a vibrant pub-style area for card and table games. Enhance the big screen area with elegant wainscoting and ambient theatre-style lighting. Design a multi-functional wet bar area featuring varied seating, prep areas, and a microwave. Base the bar sink area width off the soffit above it. In the big screen area, use the soffit to inform the width of a wainscoting section. For the immovable support columns, dress one up to match the wainscoting of the nearby big screen wall. Hide the other one in a new wall. Final Thoughts: The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub. With seven strategically placed screens, it’s perfect for gatherings focused on major sporting events and casual gatherings, as well. The space strikes a balance between adult sophistication and family-friendly functionality, featuring distinct zones for various activities. The new design not only maximizes functionality for modern, multi-screen entertainment but also elevates the aesthetic appeal. It integrates flawlessly with the rest of the home’s transitional style while allowing each basement section to maintain its unique character. The result is a versatile space that caters to both intimate family time and large-scale entertaining.

An underutilized closet was transformed into an eye catching dry bar. The dry bar features a wine refrigerator, open shelving, white shaker style cabinets, white quartz countertop and gray subway tile backsplash. We also took a builder grade kitchen island and made it a focal point of the kitchen by installing a bright and vibrant mosaic tile pattern.
