Transforming this long-standing home on Bradgate Rd required more than a simple update—it called for a careful balance between renewal, structure, and respect for what was already there. The existing brick bungalow had strong bones, but the exterior was deteriorating, the carport was underutilized, and key interior spaces no longer supported the homeowners’ needs. Having lived in the home for decades, the goal wasn’t to start over—it was to rework the home into a more functional, comfortable space that could support the years ahead. The scope included a full exterior masonry refresh, where the front layer of brick was removed and replaced while maintaining the integrity of the original structure. The carport was fully enclosed and integrated into the home as a garage, and a new roof tied everything together with consistent detailing and long-term performance in mind. Inside, the layout was carefully reworked to introduce a new primary ensuite and completely renovate the main bathroom. Plumbing, mechanical, and electrical systems were updated throughout, with a focus on accessibility, ease of use, and everyday comfort. The result is a home that feels both familiar and elevated—where thoughtful construction and refined design come together to support long-term living without compromising character.

This beautifully detailed Best Address DC apartment had existing service and redundant circulation spaces befitting its grandeur but which were no longer needed. The newly renovated kitchen was significantly enlarged beyond its original footprint by incorporating these underutilized spaces, providing direct access off of the formal dining room. A new bath was added off of the front hall, taking the place of an outdated butler’s pantry. The unit’s main bath was also updated to include a sunny walk-in shower, improved vanity, and additional storage space. In all aspects of the design, inspiration was taken both from the original 1901 detailing and finishes as well as the owners’ colorful folk art collection.

A classic Portland foursquare, lovingly owned by an active and lively family of four, had undergone some unfortunate previous renovations that were in desperate need of updating. A cramped kitchen layout, lacking countertop work space, non-functional appliance locations (the range was floating on it’s own!), cramped kitchen nook not large enough for eat-in space and therefor left underutilized, and a general lack of storage all needed to be addressed. To increase functional space, we enclosed a small back porch and re-built the adjacent nook, folding in the square footage to create an expansive kitchen footprint. We relocated the back door and added a back deck while creating space for a mud bench for littles to tuck away their gear! The enlarged kitchen now boasts a extensive natural light thanks to the addition of several windows. An easy work flow was created within the new kitchen layout featuring an in-island sink with range and hood flanked by matching windows. Custom cabinet accessories make storage a breeze and provide a space for all the necessities to be right at the homeowner’s fingertips. The eat-in kitchen space allows not only for lingering family chats, but homework and craft projects to be done while dinner simmers on the stove. This kitchen truly is the heart of this home! All of the updates were completed with the home’s original foursquare architecture in mind. with a focus on classic architectural molding styles, traditional window details, and clean-lined classic fixtures. Youthfulness and modernity are infused into the space with the contemporary handmade tile backsplash, rich and timeless green cabinets, and artistic wallpaper with a whimsical floral print and subtle European nod. The custom range in cream and brass is a stunning showstopper and a testament that even the most functional of elements in a kitchen can still be beautiful! Which one is the star of the show? Basements have come a long way from being dark, underutilized spaces. This renovation transformed the lower level into a bright, functional extension of the home—complete with a built-in oven, wine fridge, and a comfortable space designed for entertaining and relaxing. Thoughtful design can make every square foot of your home work harder, and this basement is a great example of that. Movie nights just found their new home.

The renovation involved the removal of tired carpeting and the installation of white oak flooring, leading to a notable improvement in the overall aesthetic appeal. In addition, custom cabinets, elegantly painted in Benjamin Moore's Revere Pewter, were introduced to replace an underutilized fireplace and bookcase.

This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. This is paired with gorgeous hardware from Amerock, vessel sinks from Kohler, and Purist faucets also from Kohler. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come.

An underutilized space has been transformed into something beautiful yet function. As a family of three each child now has a basket for shoes while mom and dad can keep mail, keys, and the daily needs hidden! A stylish space to greet both family members and guests.

An underutilized dining area was transformed into a warm, multifunctional retreat featuring a cozy reading nook, a dedicated piano space, custom-styled built-in bookcases, statement lighting, and thoughtfully curated furnishings. Every detail was intentionally selected to create a space that feels inviting, functional, and timeless.

Perectly balanced, this dramatic black and white bathroom is a stunner. Thoughtful design was top of mind for these clients as they approached the Renovisions team to help narrow down their choices and bring it to life. Finding balance while mixing darker, heavier black finishes and lighter, white finishes was the task at hand and the goal was to create a modern look with an industrial/rustic feel. The challenge on this project was incorporating all the desired elements and products in a tight spatial constraint of 9’ x 7.5’. The clients biggest concern in the old bathroom was inadequate storage, tired and under-utilized bathtub and they also needed an additional sink for their two daughters who often share this space. Renovisions recommended removing the wall between the shower and closet to gain additional floor space as you enter the bath, while providing wall space for the three towel bars. Collaborating with the clients and searching to find the right fixtures paid off nicely. This newly remodeled Renovision accommodated two rectangular sinks, a walk-in shower with hand-held shower, wall-mounted shower head and two soft spray body jets. The oil-rubbed bronze fixtures not only provided a luxurious spa experience, but also added warmth and softness to the vintage feel. The glass shower enclosure is trimmed in a matte black grid that boasts an industrial aesthetic with retro feel while delivering modernistic function. It’s unique in appearance while allowing the chic white subway and black and white diamond tile to peek through. The beautifully designed cabinetry in a matte black painted finish provides plenty of storage. This smart configuration included two banks of three drawers for toiletries and accessories, two towers with adjustable shelves for towels and two ‘garage’ doors for hair dryers. Another unique design detail to capture attention was the black and white curvy geometric floor tile which plays off the straight lines of the cabinets and square grids of the shower enclosure. The clients are thrilled with the results and their modern, high-contrast styled digs – a true customized relaxation sanctuary for the entire family.

Minneapolis Condo Refresh: Modern Elegance and Functionality This Minneapolis condo underwent a stylish refresh, blending modern upgrades with practical enhancements. The kitchen was revitalized with freshly painted cabinets, sleek quartz countertops, updated hardware, and new plumbing fixtures. Custom lighting brightens the space, and a complete suite of Bertazzoni appliances adds a touch of luxury and performance. The flooring was upgraded with beautiful new hardwood, while baseboards were painted to seamlessly match the walls, creating a clean and cohesive look. To maximize space, an underutilized area was transformed into a functional home office with a custom-built desk. This refresh brings new life to the condo, balancing contemporary design with everyday comfort.

Our Customer wanted to add an additional bathroom in basement to accommodate her growing family. Basements are often an overlooked and underutilized area of the home. With careful design considerations for a basement remodel, the once cold and dark underground space can go from dark and scary to warm and inviting. We created a comfort and style bathroom with a rustic feel laundry room in this dark and unfished area of the basement. This new simple basement bathroom was transformed with multi-sides subway tiles in the shower surround, the unique personalized Elongated Hex Moon Gate 1x3 tile shower pan, the reclaimed wood-look tile floors, a modern-rustic feel to the sink area, warm grey-blue paint and a fun Kohler Exhale® B120 2.0 gpm multifunction handshower as a showerhead. Cozy Decorative accents such as the 12x12Gray Blend Waterfall Glass tile in the large wall-to-wall niche and the soft Vibrant Brushed Nickel finishes, created a tranquil vibe to the room. This room was under-utilized with great potential to be used as a proper pool room serving the adjacent patio and swimming pool oasis. Converting the porch into a three-season room was accomplished by adding framing for 16 new windows, a new tile floor, and a steel and glass security door. Inside and out, we trimmed our work with custom PVC and flexible polyurethane moldings.

This was an under-utilized wall. We put it to work! Tons of storage (there are drawers behind the doors) and ergonomic appliance placement.

The home owners came to us wanting to upgrade their kitchen and overall aesthetic in their suburban home, with a combination of fresh paint, updated finishes, and improved flow for more ease when doing everyday activities. A monochromatic, earth-toned palette left the kitchen feeling uninspired. It lacked the brightness they wanted from their space. An eat-in table underutilized the available square footage. The butler’s pantry was out of the way and hard to access, and the dining room felt detached from the kitchen. Lead Designer, Stephanie Cole, saw an improved layout for the spaces that were no longer working for this family. By eliminating an existing wall between the kitchen and dining room, and relocating the bar area to the dining room, we opened up the kitchen, providing all the space we needed to create a dreamy and functional layout. A new perimeter configuration promoted circulation while also making space for a large and functional island loaded with seating – a must for any family. Because an island that isn’t big enough for everyone (and a few more) is a recipe for disaster. The light white cabinetry is fresh and contrasts with the deeper tones in the wood flooring, creating a modern aesthetic that is elevated, yet approachable for everyday living. With better flow as the overarching goal, we made some structural changes too. To remove a bottleneck in the entryway, we angled one of the dining room walls to create more natural separation between rooms and facilitate ease of movement throughout the large space. At The Kitchen Studio, we believe a well-designed kitchen uses every square inch to the fullest. By starting from scratch, it was possible to rethink the entire kitchen layout and design the space according to how it is used, because the kitchen shouldn’t make it harder to feed the family. A new location for the existing range, flanked by a new column refrigerator and freezer on each side, worked to anchor the space. The very large and very spacious island (a dream island if we do say so ourselves) now houses the primary sink and provides ample space for food prep and family gathering. The new kitchen table and coordinating banquette seating provide a cozy nook for quick breakfasts before school or work, and evening homework sessions. Elegant gold details catch the natural light, elevating the aesthetic. The dining room was transformed into one of this client’s favorite spaces and we couldn’t agree more. We saw an opportunity to give the dining room a more distinguished identity by closing off the entrance from the foyer. The relocated wet bar enhances the sophisticated vibe of this gathering space, complete with beautiful antique mirror tiles and open shelving encased by moody built-in cabinets. Updated furnishings add warmth. A rich walnut table is paired with custom chairs in a muted coral fabric. The large, transitional chandelier grounds the room, pairing beautifully with the gold finishes prevalent in the faucet and cabinet hardware. Linen-inspired wallpaper and cream-toned window treatments add to the glamorous feel of this entertainment space. There is no way around it. The laundry room was cramped. The large washer and dryer blocked access to the sink and left little room for the space to serve its other essential function – as a mudroom. Because we reworked the kitchen layout to create more space overall, we could rethink the mudroom too – an essential for any busy family. The first step was moving the washer and dryer to an existing area on the second floor, where most of the family’s laundry lives (no one wants to carry laundry up and down the stairs if they don’t have to anyway). This is a more functional solution and opened up the space for all the mudroom necessities – including the existing kitchen refrigerator, loads of built-in cubbies, and a bench. It’s hard to not fall in love with every detail of a new space, especially when it serves your day-to-day life. But that doesn’t mean the clients didn’t have their favorite features they use on the daily. This remodel was focused largely on function with a new kitchen layout. And it’s the functional features that have the biggest impact. The large island provides much needed workspace in the kitchen and is a spot where everyone gathers together – it grounds the space and the family. And the custom counter stools are the icing on the cake. The nearby mudroom has everything their previous space was lacking – ample storage, space for everyone’s essentials, and the beloved cement floor tiles that are both durable and artistic.

A lovely Brooklyn Townhouse with an underutilized garden floor (walk out basement) gets a full redesign to expand the footprint of the home. The family of four needed a playroom for toddlers that would grow with them, as well as a multifunctional guest room and office space. The modern play room features a calming tree mural background juxtaposed with vibrant wall decor and a beanbag chair.. Plenty of closed and open toy storage, a chalkboard wall, and large craft table foster creativity and provide function. Carpet tiles for easy clean up with tots! The guest room design is sultry and decadent with golds, blacks, and luxurious velvets in the chair and turkish ikat pillows. A large chest and murphy bed, along with a deco style media cabinet plus TV, provide comfortable amenities for guests despite the long narrow space. The glam feel provides the perfect adult hang out for movie night and gaming. Tibetan fur ottomans extend seating as needed.

This spacious, multi-level backyard in San Luis Obispo, CA, once completely underutilized and overtaken by weeds, was converted into the ultimate outdoor entertainment space with a custom pool and spa as the centerpiece. A cabana with a built-in storage bench, outdoor TV and wet bar provide a protected place to chill during hot pool days, and a screened outdoor shower nearby is perfect for rinsing off after a dip. A hammock attached to the master deck and the adjacent pool deck are ideal for relaxing and soaking up some rays. The stone veneer-faced water feature wall acts as a backdrop for the pool area, and transitions into a retaining wall dividing the upper and lower levels. An outdoor sectional surrounds a gas fire bowl to create a cozy spot to entertain in the evenings, with string lights overhead for ambiance. A Belgard paver patio connects the lounge area to the outdoor kitchen with a Bull gas grill and cabinetry, polished concrete counter tops, and a wood bar top with seating. The outdoor kitchen is tucked in next to the main deck, one of the only existing elements that remain from the previous space, which now functions as an outdoor dining area overlooking the entire yard. Finishing touches included low-voltage LED landscape lighting, pea gravel mulch, and lush planting areas and outdoor decor.
