The homeowners of this Mukilteo residence partnered with H2D Architecture + Design to transform their underutilized rear deck into a highly functional outdoor living environment. To increase functional space, we enclosed a small back porch and re-built the adjacent nook, folding in the square footage to create an expansive kitchen footprint. We relocated the back door and added a back deck while creating space for a mud bench for littles to tuck away their gear! The enlarged kitchen now boasts a extensive natural light thanks to the addition of several windows. An easy work flow was created within the new kitchen layout featuring an in-island sink with range and hood flanked by matching windows. Custom cabinet accessories make storage a breeze and provide a space for all the necessities to be right at the homeowner’s fingertips. The eat-in kitchen space allows not only for lingering family chats, but homework and craft projects to be done while dinner simmers on the stove. This kitchen truly is the heart of this home! We designed several plans for the space before selecting the final layout. The new design required the removal of the soffit over the old sink, as well as a small wall beside the old refrigerator. The wall beside the stairwell had to be shortened 13 inches and a new beam installed to carry the load of the home’s 2nd story to gain enough space for the large central island. The most visible wall of the kitchen features the 36-inch Thermador Professional Series Harmony Gas Range with Griddle. Between the range and custom designed wood hood, a framed mosaic tile accent in the backsplash, creates a focal point. To clear the air, the Professional Series Thermador 42-inch ventilation insert provides excellent exhaust capabilities, as well as providing multi-level, vivid LED lights for beautiful illumination. The wall cabinetry symmetrically flanks the custom hood, utilizing deeper wall cabinetry on each end, allowing for storage of oversized dishware. Marvin Windows replaced the other windows in the space increasing the energy efficiency and value of the home. To establish the breakfast nook, a bench with drawers and an upholstered seat was built into the bay area of the room. Custom bookshelves were built with open shelves, cabinet doors, and drawers on either side of the fireplace. A new stone hearth and fireplace surround were installed. Above the existing mantel we built a recessed space for the flat screen television hiding all wiring inside the walls for a completely clean look. The space that was once a desk was transformed into a bar area. The glass shelves and glass cabinet front liquor cabinet stand out. But this bar area has hidden secrets. Tucked beneath the black granite is a Thermador under-counter double drawer refrigerator with matching wood front panels. They blend in perfectly with the cabinets. A wireless printer is easily accessed on a slide out drawer. Plus, what looks like merely wooden panels on the wall are concealing recessed storage for more bottles and glasses! Overhead recessed lighting and speaker system provide illumination and entertainment through the entire space. This luxury home had original, solid oak flooring through most of the first floor which the homeowner obviously wanted to keep but were in desperate need of repair and refinishing. Our master craftsmen wove in new wood flooring to match the old where needed, particularly where walls had been changed and where the floor was damaged. We sanded the floors, smoothing away years of wear and tear. The entire wood floor was then uniformly stained, making it impossible to differentiate where any repairs were made. Having lived in the home for decades, the goal wasn’t to start over—it was to rework the home into a more functional, comfortable space that could support the years ahead. The scope included a full exterior masonry refresh, where the front layer of brick was removed and replaced while maintaining the integrity of the original structure. The carport was fully enclosed and integrated into the home as a garage, and a new roof tied everything together with consistent detailing and long-term performance in mind. Inside, the layout was carefully reworked to introduce a new primary ensuite and completely renovate the main bathroom. Plumbing, mechanical, and electrical systems were updated throughout, with a focus on accessibility, ease of use, and everyday comfort. THE SETUP When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space. While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses. In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings! Design Objectives: Reimagine the basement layout, creating distinct zones for varied activities. Expand the workout area to accommodate new equipment, including a Smith machine. Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing. Work around immovable structural elements (soffits, load-bearing support columns) THE RENEWED SPACE Design Solutions: Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility. Repurpose the former workout room into a dedicated game room for kids, utilizing couches with pull-out beds so the area can double as overflow guest accommodations. Transform the unused area into a vibrant pub-style area for card and table games. Enhance the big screen area with elegant wainscoting and ambient theatre-style lighting. Design a multi-functional wet bar area featuring varied seating, prep areas, and a microwave. Base the bar sink area width off the soffit above it. In the big screen area, use the soffit to inform the width of a wainscoting section. For the immovable support columns, dress one up to match the wainscoting of the nearby big screen wall. Hide the other one in a new wall. Final Thoughts: The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub. With seven strategically placed screens, it’s perfect for gatherings focused on major sporting events and casual gatherings, as well. The space strikes a balance between adult sophistication and family-friendly functionality, featuring distinct zones for various activities. The new design not only maximizes functionality for modern, multi-screen entertainment but also elevates the aesthetic appeal. Perectly balanced, this dramatic black and white bathroom is a stunner. Thoughtful design was top of mind for these clients as they approached the Renovisions team to help narrow down their choices and bring it to life. Finding balance while mixing darker, heavier black finishes and lighter, white finishes was the task at hand and the goal was to create a modern look with an industrial/rustic feel. The challenge on this project was incorporating all the desired elements and products in a tight spatial constraint of 9’ x 7.5’. The clients biggest concern in the old bathroom was inadequate storage, tired and under-utilized bathtub and they also needed an additional sink for their two daughters who often share this space. Renovisions recommended removing the wall between the shower and closet to gain additional floor space as you enter the bath, while providing wall space for the three towel bars. Collaborating with the clients and searching to find the right fixtures paid off nicely. This newly remodeled Renovision accommodated two rectangular sinks, a walk-in shower with hand-held shower, wall-mounted shower head and two soft spray body jets. The oil-rubbed bronze fixtures not only provided a luxurious spa experience, but also added warmth and softness to the vintage feel. The glass shower enclosure is trimmed in a matte black grid that boasts an industrial aesthetic with retro feel while delivering modernistic function. It’s unique in appearance while allowing the chic white subway and black and white diamond tile to peek through. The beautifully designed cabinetry in a matte black painted finish provides plenty of storage. This smart configuration included two banks of three drawers for toiletries and accessories, two towers with adjustable shelves for towels and two ‘garage’ doors for hair dryers. Another unique design detail to capture attention was the black and white curvy geometric floor tile which plays off the straight lines of the cabinets and square grids of the shower enclosure. The clients are thrilled with the results and their modern, high-contrast styled digs – a true customized relaxation sanctuary for the entire family.

Inspired by the ambiance of a whiskey speakeasy, this Lenexa, Kansas basement remodel was designed for homeowners who love to entertain. The finished basement features a color-drenched bar with deep blue cabinetry and matching tile, panel-ready refrigeration, a dishwasher drawer, and floating shelves with integrated LED lighting to display a curated whiskey collection. To enhance entertaining, a new door was added to connect the basement directly to the screened-in porch, creating a seamless indoor-outdoor flow for gatherings. Thoughtfully planned gathering spaces allow guests to move comfortably between the bar, lounge, and outdoor areas. Designed shortly after the homeowners moved into the property, this basement renovation transformed an underutilized lower level into a welcoming destination for hosting friends and family.

Previously fronting one of Wellesley’s busier streets, this home was reimagined to take advantage of an intimate neighborhood cul-de-sac road that sat along its underutilized rear boundary. After removal of an existing indoor pool, the new addition re-sited the front of the home along the cul-de-sac. The site was carefully planned and graded to allow for the new addition. The interior of the home incorporates a transitional hallway between the new addition and existing home, creating a unique feature that helps integrate the new addition with the existing home.

When the owner of this petite c. 1910 cottage in Riverside, RI first considered purchasing it, he fell for its charming front façade and the stunning rear water views. But it needed work. The weather-worn, water-facing back of the house was in dire need of attention. The first-floor kitchen/living/dining areas were cramped. There was no first-floor bathroom, and the second-floor bathroom was a fright. Most surprisingly, there was no rear-facing deck off the kitchen or living areas to allow for outdoor living along the Providence River. In collaboration with the homeowner, KHS proposed a number of renovations and additions. The first priority was a new cantilevered rear deck off an expanded kitchen/dining area and reconstructed sunroom, which was brought up to the main floor level. The cantilever of the deck prevents the need for awkwardly tall supporting posts that could potentially be undermined by a future storm event or rising sea level. To gain more first-floor living space, KHS also proposed capturing the corner of the wrapping front porch as interior kitchen space in order to create a more generous open kitchen/dining/living area, while having minimal impact on how the cottage appears from the curb. Underutilized space in the existing mudroom was also reconfigured to contain a modest full bath and laundry closet. Upstairs, a new full bath was created in an addition between existing bedrooms. It can be accessed from both the master bedroom and the stair hall. Additional closets were added, too. New windows and doors, new heart pine flooring stained to resemble the patina of old pine flooring that remained upstairs, new tile and countertops, new cabinetry, new plumbing and lighting fixtures, as well as a new color palette complete the updated look. Upgraded insulation in areas exposed during the construction and augmented HVAC systems also greatly improved indoor comfort. Today, the cottage continues to charm while also accommodating modern amenities and features.

This basement renovation in Foxcroft was designed in partnership with Habitude Interiors to create a comfortable and highly functional extension of the home. The goal of the project was to transform the lower level into a warm, inviting living space that blends seamlessly with the rest of the house while adding practical everyday functionality. The renovation included a custom bathroom, home bar, living room, bedroom, dining space, mudroom, updated staircase, and a thoughtfully designed under-stair built-in nook. Each area was carefully planned to maximize storage, improve flow, and create a cohesive design aesthetic throughout the basement. By combining timeless finishes, custom millwork, and layered textures, this once underutilized basement was transformed into a beautifully finished living environment perfect for relaxing, entertaining, and hosting guests.
