To enhance entertaining, a new door was added to connect the basement directly to the screened-in porch, creating a seamless indoor-outdoor flow for gatherings. The homeowners of this Mukilteo residence partnered with H2D Architecture + Design to transform their underutilized rear deck into a highly functional outdoor living environment. The existing deck was refinished and reconfigured to create a more useable area for gathering, seamlessly extending the interior living space to the outdoors. A Struxure pergola was introduced to provide adjustable shade and light filtration, allowing the space to adapt to changing weather and seasons. Beyond the deck, the design steps down to a thoughtfully composed concrete paver patio anchored by a custom round wood hot tub, creating a warm and tactile focal point. Surrounding this feature, a built-in bench establishes a zone for relaxation and socializing, while a fire pit adds both ambiance and year-round usability. Our Client decided to renovate and expand her home after living in it for close to 35 years. She had previously worked with John Crawley AIA to remodel her kitchen and dining areas and was ready to undertake the rest of the house. We loved John Crawley's approach of selectively lifting the ceilings and flooding the common areas with light and let this inform our design approach throughout. The addition of the new library and library bath was intended to open up the house to both the interior and the exterior, while maintaining a seamless connection to previous work. The original 1970's house had an outdated master suite with a vanity area outside the tiny bathroom and adjacent tiny closet. Our Client was ready to overhaul the space annexing an adjacent underutilized bedroom for a generous master bath and open it to the beautiful backyard hillside with a private patio. The remainder of the house was given a variety of touches and updates including new windows, bathroom countertops and millwork and new colors throughout. Finally, a brise soleil was added to the front of the house.

A detached office structure plus a large fully covered patio completely transforms a small yet still underutilized backyard space into a functional and lush oasis. Xeriscaping with drought tolerant succulents create an ultra-low maintenance landscape that still feels teeming with life and excitement. Living Room in Alyssa Lane | Key Feature: A complete kitchen + living room transformation designed for a young, growing family who loved their home, but needed it to work harder and reflect their personality. The updated kitchen became the heart of the home, featuring a hidden smoothie station to keep daily essentials out of sight, plus a dedicated cocktail bar setup for entertaining. In the living room, the fireplace wall was fully reimagined by centering the previously cornered fireplace and creating a multifunctional media wall with custom furnishings and a statement chandelier. To top it off, the former formal dining room was transformed into a bar lounge with custom brass shelving, a black grasscloth backdrop, and a bold, elevated vibe perfect for hosting friends and family. Challenge: This home belonged to a young couple with two small kids and a growing business, and while they loved the house itself, the spaces didn’t support the way they actually lived. The kitchen lacked function and storage, everyday routines (like smoothie-making) created visual clutter, and cocktail entertaining essentials were being shoved into the pantry with no dedicated space. The living room also felt awkward and unfinished due to the cornered fireplace, which made it difficult to create a centered, functional media wall. On top of that, the formal dining room wasn’t being used, leaving valuable square footage underutilized and disconnected from their lifestyle and personality. Solution: We redesigned the home around how the family truly uses it day-to-day, focusing on function, personality, and elevated livability. In the kitchen, we created a modern, highly organized layout complete with a hidden smoothie station so daily supplies stay accessible but out of sight. For entertaining, we designed a dedicated bar area for Ryan, giving him a more inspired space to make cocktails without relying on pantry storage. In the living room, we centered the fireplace and fully revamped the feature wall into a multifunctional entertainment/media wall, then layered in custom furniture pieces and a statement chandelier to bring warmth and style. Finally, we converted the unused formal dining room into a bar lounge with custom brass shelving, a striking black grasscloth wall, and a sophisticated hangout space perfect for entertaining family and friends. A remodel of the existing basement layout allowed for a separate media room and gave us the opportunity to create this neat little wine room under the stairs. Working with a local metal fabricator, we created custom wine holders to match the modern aesthetic of the home, turning an under-utilized space into a focal point of the home.

The clients’ main objective was to move beyond dated, builder-grade finishes and create a home that felt curated, warm, and distinctive—infused with layered textures, custom details, and a sense of ease. The living room posed the biggest design challenge, with awkward furniture placement due to two structural columns. We used these features to anchor a revised layout, integrating custom built-ins for storage and balance, and adding mixed metals and refined textures for visual depth. A former dining room was transformed into a moody sitting room—contrasting the neutral palette used throughout the rest of the main floor, while still complementing it. The mudroom was reworked from a tight, underutilized space into a practical, polished drop zone with custom cabinetry and stylish utility. Throughout the renovation, our team focused on improving flow, enhancing functionality, and blending each room’s unique character into a cohesive, elevated whole—resulting in a home that’s as livable as it is beautifully tailored.

The MOSS design team sat down with the homeowners and went through every single option. With COVID and the distance from the job site to the MOSS office, most sessions were virtual and set to align with the clients’ work schedules. The homeowners felt all of their ideas were brought to life and the design team added interesting pieces and ideas they really liked. Early in the design process, they decided a focus wall would be amazing. The client loves shiplap but didn’t want anything that looked too country. Our designer and project manager worked together to create a fireplace wall that combined tile, shiplap and a custom mantel for a result that has become one of the most gorgeous parts of the remodel. With young, active kids, the clients needed a space that could serve as a dump zone for backpacks and sports gear. Combining an underutilized carport shed and a low-functioning pantry resulted in a beautiful, very useful mudroom. The homeowners expressed that one of the most exciting parts of the process was working with the designers and coming up with new ideas. For example, there was an odd area on one side of the kitchen and our designer suggested making it a double-door pantry. The client’s jaw dropped because she never envisioned having enough storage space to conceal all of her appliances and backstock. She said “It is one of those surprises that came through the design process that we were not expecting and is now one of our favorite parts of the kitchen. We wanted out-of-the-box thinking and that’s what we got.”

When Ed Schnurr retired and needed a place to store his vintage cars, he and his wife Jan Moscowitz saw an opportunity to create something unique in their large, underutilized backyard. The couple transformed a once empty lawn into a light-filled multifunctional dwelling complete with a full-scale garage and versatile Generation 4 bifold glass doors by NanaWall. The lack of storage in the kitchen, a dark family room and underutilized attic space led them to remodel the rest of the home. In the kitchen, walls were removed between the breakfast nook and kitchen and existing windows relocated and enlarged to maximize natural light. The cased opening into the dining was widened allowing better flow for serving dinner guests. Installing new hardwoods in the kitchen created a cohesive floorplan. Willow Gray cabinets installed to the ceiling, heightened the room and gave the homeowners much needed storage space. Bianco Ararus Granite and classic subway backsplash with dark grout added a finishing touch. A large cased opening was created between the family room and existing sunroom. New aluminum clad casement windows and large French door unit was installed which enhanced the natural light throughout the space. Window sashes were replaced on the lower level of the home. The existing attic stairs with heavy, worn carpet were rebuilt to widen as much as possible. New oak stair treads were installed and finished, tying into the original hardwood flooring throughout the main level. Black iron railing gives the illusion of more space while adding simple elegance. The attic, once used for storage, was updated with new windows, luxury vinyl plank flooring and cabinetry for seasonal clothing storage. Staging this 4-bedroom house, for sale came with some challenges. Walls and ceilings painted the same color were making the house feel dark and were not showcasing the architectural features of the house. I found a new appreciation for Navajo White and Alabaster White on this project. The initial plan was to paint a few key rooms, but as the project unfolded, it was clear the new paint was making the rest of the 18-year-old house show its age. The new wall and ceiling colors helped show off the natural wood trim and frame the beautiful exterior views. Queue the elk and cross-country skiers on the snow-covered bike path. The next challenge was furniture. A mixed variety of furniture styles were a distraction to the eye. This drew focus away from highlighting the house’s large spaces. We edited out all of the distracting and mismatched pieces then decided to stage with empty bedrooms rather than spend money on bedding and accessories. Next, space planning. During the initial build of the home a 900-foot bonus room was created over the 3-car garage. It was a huge multipurpose space that was underutilized for day to day living. The family room furniture was moved out of a cozy first floor guest bedroom and into the bonus space. The new family room now had purpose and allowed the first-floor guest room to be staged as a 4th bedroom. Finally, lighting and art. Dining, kitchen and living area lighting was updated from traditional craftsman fixtures to more current fixtures with a mix of bronze and clear glass. Eddison, filament style bulbs made the fixtures interesting and added warmth. Several track lights were replaced with can lights including the one highlighting new art over the fireplace. Simple things like changing outlets, switches and covers cleaned up the walls. Carpet stretching and cleaning brought a fresh clean look to the carpeted areas while cleaning and buffing the wood and concrete floors brought back their original shine.

Contemporary landscape design offers a grand simplicity to this English traditional cottage in West University, Houston. Paving with clean lines and artificial turf replace what was a muddy, underutilized space. A concrete walk frames the children's play lawn and offers a path for bikes. Fig ivy will grow to cover the fence adding a green, textured backdrop to a shady dining area. Eclectic pottery brings a pop of color while bistro seating against a confederate jasmine vine offers a tranquil setting for morning coffee.
