This project is one of the most extensive TVL scopes to date! This house sits in a phenomenal site location in Golden and features a number of incredible and original architectural details. However, years of shifting had caused massive structural damage to the home on both the main and basement levels, resulting in shifting door frames, split drywall, and sinking floors. These shifts prompted the clients to seek remodeling assistance in the beginning of their renovation adventure. At first, the scope involved a new paint and lighting scheme with a focus on wall repair and structural improvement. However, the scope eventually evolved into a re-design of the entire home. Few spaces in this house were left untouched, with the remodeling scope eventually including the kitchen, living room, pantry, entryway and staircase, master bedroom, master bathroom, full basement, and basement bedrooms and bathrooms. Expanding the scope in this way allowed for a design that is cohesive space to space, and creates an environment that captures the essence of the family's persona at every turn. There are many stunning elements to this renovation, but a few favorites include the insanely gorgeous custom steel elements at the front entry, Tharp custom cabinetry in the kitchen and pantry, and unique stone in just about every room of the house. Our clients for this project are both geologists. This alone opened an entire world of unique interest in material that we have never explored before. From natural quartzite countertops that mimic mountain ranges to silky metallic accent tiles behind the bathtub, this project does not shy away from unique stone finds and accents. Conceptually, the clients' love for stone and natural elements is present just about everywhere: the dining room chandelier conceptually takes the form of stalactite, the island pendants are formed concrete, stacked stone adorns the large back wall of the shower, and a back-lit onyx art piece sits in a dramatic niche at the home's entry. We love the dramatic result of this renovation and are so thrilled that our clients can enjoy a home that truly reflects their passions for years to come!

This expansive traditional kitchen by senior designer, Randy O'Kane and Architect, Clark Neuringer, features Bilotta Collection cabinet in a custom color. Randy says, the best part about working with this client was that she loves design – and not just interior but she also loves holiday decorating and she has a beautiful sense of aesthetic (and does everything to the nines). For her kitchen she wanted a barn-like feel and it absolutely had to be functional because she both bakes and cooks for her family and neighbors every day. And as the mother of four teenage girls she has a lot of people coming in and out of her home all the time. She wanted her kitchen to be comfortable – not untouchable and not too “done”. When she first met with Bilotta senior designer Randy O’Kane, her #1 comment was: “I’m experiencing white kitchen fatigue”. So right from the start finding the perfect color was the prime focus. The challenge was infusing a center hall colonial with a sense of warmth, comfort and that barn aesthetic without being too rustic which is why they went with a straight greenish grey paint vs. something distressed. The flooring, by Artisan Wood floors, looks reclaimed with its wider long planks and fumed finish. The barn door separating the laundry room and the kitchen was made from hand selected barn wood, made custom according to the client’s detailed specifications, and hung with sliding hardware. The kitchen hardware was really a window sash pull from Rocky Mountain that was repurposed as handles in a living bronze finish mounted horizontally. Glazed brick tile, by Ann Sacks, really helped to embrace the overall concept. Since a lot of parties are hosted out of that space, the kitchen, and butler’s pantry off to the side, needed a good flow as well as areas to bake and stage the creations. Double ovens were a must as well as a 48” Wolf Range and a Rangecraft hood – four ovens are going all the time. Beverage drawers were added to allow others to flow through the kitchen without disturbing the cook. Lots of storage was added for a well-stocked kitchen. A unique detail is double door wall cabinets, some with wire mesh to allow to see their dishes for easy access. In the butler’s pantry, instead of mesh they opted for antique mirror glass fronts. Countertops are a natural quartzite for care free use and a solid wood table, by Brooks Custom, extends of the island, removable for flexibility, making the kitchen and dining area very functional. One of the client’s antique pieces (a hutch) was incorporated into the kitchen to give it a more authentic look as well as another surface to decorate and provide storage. The lighting over the island and breakfast table has exposed Edison bulbs which hearkens to that “barn” lighting. For the sinks, they used a fireclay Herbeau farmhouse on the perimeter and an undermount Rohl sink on the island. Faucets are by Waterworks. Standing back and taking it all in it’s a wonderful collaboration of carefully designed working space and a warm gathering space for family and guests. Brunswick Parlour transforms a Victorian cottage into a hard-working, personalised home for a family of four. Our clients loved the character of their Brunswick terrace home, but not its inefficient floor plan and poor year-round thermal control. They didn't need more space, they just needed their space to work harder. The front bedrooms remain largely untouched, retaining their Victorian features and only introducing new cabinetry. Meanwhile, the main bedroom’s previously pokey en suite and wardrobe have been expanded, adorned with custom cabinetry and illuminated via a generous skylight. At the rear of the house, we reimagined the floor plan to establish shared spaces suited to the family’s lifestyle. Flanked by the dining and living rooms, the kitchen has been reoriented into a more efficient layout and features custom cabinetry that uses every available inch. In the dining room, the Swiss Army Knife of utility cabinets unfolds to reveal a laundry, more custom cabinetry, and a craft station with a retractable desk. Beautiful materiality throughout infuses the home with warmth and personality, featuring Blackbutt timber flooring and cabinetry, and selective pops of green and pink tones. The house now works hard in a thermal sense too. Insulation and glazing were updated to best practice standard, and we’ve introduced several temperature control tools. Hydronic heating installed throughout the house is complemented by an evaporative cooling system and operable skylight. The result is a lush, tactile home that increases the effectiveness of every existing inch to enhance daily life for our clients, proving that good design doesn’t need to add space to add value.

The purpose of this project was to renovate and reconfigure a 1920’s nine-bedroom home, making changes tailored to the new owner’s family and needs. Our clients could see the potential in this spacious home and purchased it intending to renovate and upgrade prior to moving in. Although the kitchen had been modernized, it was small. The rest of the home echoed its once elegant stature, but it felt dated, neglected, and designed for a different time. Working closely with the clients, we developed a design and scope of work that would expand the kitchen, update all of the 4.5 vintage bathrooms, completely transform the layout of the master suite, and eliminate 2 bedrooms on the third floor, which had been left untouched since its original days functioning as servants’ quarters, and reimagine it as a game and multimedia space. Finally, while the façade of the home was nice, it failed to effectively communicate the same message as the interior of the home. The new owners were looking for a more stately daily greeting. The Chambord Residence was a typical worker’s duplex house in the heart of the patrimonial neighbourhood of the Plateau Mont-Royal. The initial intent of this residential renovation project was to annex a master bedroom that would have a view over the iconic Mount Royal, and at the same time, a rooftop terrace. The new addition’s architecture had to contrast with the existing building which stayed untouched. It consisted of a simple volume laid gently over the duplex. We recessed the facade of the new construction to keep the initial alignment of the street. The client’s love for natural materials and bright colors made it easy for us to choose copper as the siding finish for the extension. The idea of seeing his house change color and evolve through time and natural oxidation made it clear for him that it was the most interesting material. We chose a diamond shaped tile to cover the new add-on construction, as it refers to the vernacular false-mansard found in the city, and adds a texture that will make the copper age unevenly. This master suite truly embodies the essence of “Suite Sophistication”. Each detail was designed to highlight the refined aesthetic of this room. The gray toned color scheme created an atmosphere of sophistication, highlighted by touches of lavender and deep purples for rich notes. We surrounded the room in exquisite custom millwork on each wall, adding texture and elegance. Above the bed we created millwork that would exactly feature the curves of the headboard. Topped with custom bedding and pillows the bed perfectly reflects both the warm and cool tones of the room. As the eye moves to the corner, it holds alluring lush seating for our clients to lounge in after a long day, beset by two impeccable gold and beaded chandeliers. From this bedroom our client may slide their detailed pocket doors, decorated with Victorian style windowpanes, and be transported into their own dream closet. We left no detail untouched, creating space in lighted cabinets for his & her wardrobes, including custom fitted spaces for all shoes and accessories. Embellished with our own design accessories such as grand glass perfume bottles and jewelry displays, we left these clients wanting for nothing. Very little of this St. Louis farmhouse was untouched during the remodeling process, including three floors of the main home, the barn and guest house. With nearly every aspect taken down to the studs, elevated design and function were at the forefront of the planning phase resulting in new layouts. The Garage became the new Master Suite with a custom Bath and Walk-in Closet. A Mud and Laundry Room were created adjacent to a gourmet Kitchen. The Guest House was reconfigured inside and out in addition to fully updated exterior spaces. This property has undergone a truly custom transformation.

High end patio home completely remodeled in the heart of McCormick Ranch! This 2 bdrm, 2.5 bath with den has been remodeled with the highest standards. NexGen Lawns installed artificial grass in those hard to maintain smaller landscaped areas with specialized air panels through AirField Systems. The AirDrain panels provide an extra one inch of air which allows for a vertical and horizontal drainage unmatched in the industry. Infill migration is a thing of the past! AirDrain is perfect around trees and landscape, instead of a gravel base. Allowing the trees surroundings to remain untouched. And what if you decide to remove the artificial turf, no digging out a gravel base of any kind. Just remove the grid, you’re done! The AirDrain panel is able to tolerate the harsh heat and bitter cold which classifies it as a “NoBreak” plastic.
