The E. F. San Juan team collaborated closely with architect Geoff Chick, builder Chris Clark, interior designer Allyson Runnels, and the homeowners to bring their design vision to reality. This included custom interior and exterior millwork, pecky cypress ceilings in various rooms of the home, different types of wall and ceiling paneling in each upstairs bedroom, custom pecky cypress barn doors and beams in the master suite, Euro-Wall doors in the living area, Weather Shield windows and doors throughout, Georgia pine porch ceilings, and Ipe porch flooring.
Challenges:
Allyson and the homeowners wanted each of the children’s upstairs bedrooms to have unique features, and we addressed this from a millwork perspective by producing different types of wall and ceiling paneling for each of these rooms. The homeowners also loved the look of pecky cypress and wanted to see this unique type of wood featured as a highlight throughout the home.
Solution:
In the main living area and kitchen, the coffered ceiling presents pecky cypress stained gray to accent the tiled wall of the kitchen. In the adjoining hallway, the pecky cypress ceiling is lightly pickled white to make a subtle contrast with the surrounding white paneled walls and trim. The master bedroom has two beautiful large pecky cypress barn doors and several large pecky cypress beams that give it a cozy, rustic yet Southern coastal feel. Off the master bedroom is a sitting/TV room featuring a pecky cypress ceiling in a stunning rectangular, concentric pattern that was expertly installed by Edgar Lara and his skilled team of finish carpenters.
We also provided twelve-foot-high floor-to-ceiling Euro-Wall Systems doors in the living area that lend to the bright and airy feel of this space, as do the Weather Shield windows and doors that were used throughout the home. Finally, the porches’ rich, South Georgia pine ceilings and chatoyant Ipe floors create a warm contrast to the bright walls, columns, and railings of these comfortable outdoor spaces. The result is an overall stunning home that exhibits all the best characteristics of the WaterColor community while standing out with countless unique custom features.

Riad Zasha: Middle Eastern Beauty at the Beach

“Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town.
Challenges:
“Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning.
The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style.
Solution:
Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt.
The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. We couldn’t be happier with the result and are genuinely honored to have been part of the talented team on such a cornerstone residence in the Alys Beach townscape.

For their award-winning terrace design, the landscape architects created a relaxing setting using the same materials they employed on their client’s beachfront hideaway (as part of this Dialogue, attendees visit the terrace where they’ll also get a presentation about the beach property). Contrasts in texture and color are carefully arranged. Cedar, weathered to a buff grey, is used throughout for decking and set off in places with borders of dark round stones. The wood is carefully treated so it’s smooth underfoot. Two bow front metal perimeter planters overflow with grasses, which soften the edges. Strategically placed cedar planters with amelanchier, also known as juneberry, are used as a screening device, to frame dramatic views from the apartment and provide some canopy. A single pine, together with the juneberry, provides sculptural interest. All the plants, which are either native or naturalized, weather the harsh winter winds and temperatures. Design-build remodel in Wakefield, MA, featuring a kitchen with a bar area and mudroom space. (#ProjectEclecticEnvy) This remodel showcases painted frameless cabinetry in Rookwood Green, with a white textured subway tile backsplash, seamlessly integrated into a U-shaped layout with a peninsula for seating. The appliance suite in matte black adds contrast, accented with brass and German bronze hardware. A Silgranit apron sink with a fabric skirt and a brass bridge faucet introduce traditional charm. The bar area features a medium gray quartz countertop that mimics concrete, a highly textured geometric backsplash, and a concealed framed television. The mudroom space includes custom built-in storage with a stained bench top and continues the bar area’s backsplash tile. An 8” charcoal hexagon floor tile and Hygge & West Piedmont Wallpaper in Pine - a large-scale patterned wallpaper featuring foxes, birds, and florals - tie the space together with bold character.

This homeowner’s main inspiration was to bring the beach feel, inside. Stone was added in the showers, and a weathered wood finish was selected for most of the cabinets. In addition, most of the bathtubs were replaced with curbless showers for ease and openness. The designer went with a Native Trails trough-sink to complete the minimalistic, surf atmosphere.

Island Cove House keeps a low profile on the horizon. On the driveway side it rambles along like a cottage that grew over time, while on the water side it is more ordered. Weathering shingles and gray-brown trim help the house blend with its surroundings. Heating and cooling are delivered by a geothermal system, and much of the electricity comes from solar panels.

We took this dated Master Bathroom and leveraged its size to create a spa like space and experience. The expansive space features a large vanity with storage cabinets that feature SOLLiD Value Series – Tahoe Ash cabinets, Fairmont Designs Apron sinks, granite countertops and Tahoe Ash matching mirror frames for a modern rustic feel. The design is completed with Jeffrey Alexander by Hardware Resources Durham cabinet pulls that are a perfect touch to the design. We removed the glass block snail shower and the large tub deck and replaced them with a large walk-in shower and stand-alone bathtub to maximize the size and feel of the space. The floor tile is travertine and the shower is a mix of travertine and marble. The water closet is accented with Stikwood Reclaimed Weathered Wood to bring a little character to a usually neglected spot!
