I have a floorplan now what?

Greetings All, I have a floorplan and to get a building loan I will need to get a builder to sign on. WHat are the steps? Are there people who convert floor plans to building plans? Yes, I know an architect can do this, but more likely they will have someone on their staff do this. Are there people who create building plans that are not architects?

I am not opposed to having an architect give input to my floorplan, just don't want to pay high dollar for journeyman work.

Architect, there is so much more involved than just a floor plan to building a house. And no offense but asking that question makes me think you are in over you head already......

Unfortunately, I think an architect is your best bet. Shop around to see who has the least expensive fees.

You need an architect. A floorplan is only a small part of an actual home plan. It may not be workable at all in the real world if you didn't design it taking into account the structural and mechanical requirements, as well as what it looks like in exterior perspectives. You have to design a home with all of those things in mind. At the same time.

i know of people who had a floor plan and contacted a builder who in turn gave them names of people who did that type work

i like the idea of an architect too, but just sayin i know of people that approached it this way

A drafter is another option, normally a bit cheaper as well.

A drafter has zero professional responsibility to correct any mistakes in the floor plan and has no duty to comply with building codes. If the original is non code compliant ugly crap, it's just turned into plans to build non code compliant ugly crap. And then the builder is left holding the bag as to how to fix it. And the price goes up.
