Need help on room Structure!

Hi, We're about to start planning a refurb on a 5 bedroom house in London, but we're trying to figure out what to do with the rooms. We're thinking about turning Bedroom 3 into the master (as it overlooks the garden), and making bedroom 5 and en-suite shower with a walk in wardrobe.

Then we want to do something with the garage/gym/sauna area downstairs. This is a terrace house so there is no side passage to get to the garden. We were thinking about making use of the space as a utility room for the kitchen, along with a guest toilet (we are getting rid of the one under the stairs).

Any opinions are welcome, along with any recommendations for architects & decorators who work in North/West London!

    I would switch the powder room with the Den so the powder room isn't facing the kitchen.

    I like the ground floor plan cklm drew but I would change the powder room into a walk-in pantry and the computer into a powder room.

    From the plan changes I suggested above, I would make the powder room and the laundry room a bit smaller to have enough space to insert a door for the garden that would be in the mudroom.

    When you say 'no side passage to get to the garden' does that means no passage outside to get to the garden? or do you mean that you would like to have a door somewhere on the left wall to access the garden at the back of the house?

    Thank you so much for all these responses! @Suzanne_m yes your latter point is correct. Ideally we would like a place for the gardener to get in whilst we're not in the house, so a side passage would be ideal.

    Since you said that you would like a door on the left wall for the gardener to have access, I drew the floor plan below. As for the master bedroom, I like what ckclm drew, maybe if possible I would make the master a bit narrower to allow the bedroom #4 to be bit a bit wider. Just curious, what will happen to the master bedroom on the second floor?

    Shouldn't the pantry be near the kitchen?

    We're going to leave the master bedroom in the top floor as we don't need the space just yet. It will act as a second living room! I had a though of potentially making the garage a bit smaller (just using it as a store really as we leave our cars on the drive way). Then making a false wall on the right hand side where you have drawn the utility rooms etc that acts a passage for a gardener to walk through to the garden. I don't know if that is just getting too elaborate, but ultimately I just don't want them having to take bags of grass and soil through the house.

    I have a feeling I may be asking too much!

    I am sorry, I did not pay enough attention to what was your dilemma. Here's one plan I drew. Sorry for the poor drawing, I was making copy paste of parts of the plan to make it a whole.

    I am not sure if you find the pantry too far to the kitchen, I will let you decide.

    Oops, I forgot to add a door between garage and gardener's utility room.

    Mike, you did not mention if closet on the main floor is a problem but just in case, I would put one imbedded in the left wall where you enter by the garage door. To make the look fit with your kitchen, I would use the same cabinet as in your kitchen.

    As for the hall, since you said that you were getting rid of the bathroom under the stairs maybe you could use that space for a closet for guests.
