The floor is really the focal point here, it kind of works the same way wallpaper would, but -- it’s on the floor. I love this graphic tile, patterned after Moroccan encaustic, or cement tile, but this one is actually porcelain at a very affordable price point and much easier to install than cement tile. Once we had homeowner buy-in on the floor choice, the rest of the space came together pretty easily – we are calling it “transitional, Moroccan, industrial.” Key elements are the traditional vanity, Moroccan shaped mirrors and flooring, and plumbing fixtures, coupled with industrial choices -- glass block window, a counter top that looks like cement but that is actually very functional Corian, sliding glass shower door, and simple glass light fixtures. The final space is bright, functional and stylish. Quite a transformation, don’t you think? Bathroom - transitional bathroom idea in Orange County

This Master Bathroom was dated, dark, and in dire need of an overhaul. Our clients were inspired by a vacation home and wanted black and white basket-weave tile and tiled wainscoting. We used traditional plumbing fixtures, cabinets, and finishes that would complement the tile. We modernized the shower with dual shower heads, DTV, and teak seat. Detailed tile plans were executed to ensure the tile was impeccably installed throughout. This bath was further enhanced with added lighting and radiant heat flooring. Hartley Hill Design When our clients moved into their already built home they decided to live in it for a while before making any changes. Once they were settled they decided to hire us as their interior designers to renovate and redesign various spaces of their home. As they selected the spaces to be renovated they expressed a strong need for storage and customization. They allowed us to design every detail as well as oversee the entire construction process directing our team of skilled craftsmen. Located in Argyle, Texas, this comprehensive whole-home renovation was conceived by USI Design & Remodeling who reimagined the home's interior architecture, transforming a collection of compartmentalized rooms into a cohesive environment designed for modern living, entertaining, and daily comfort. The project encompassed the kitchen, family room, dining room, lounge, office, primary bathroom, and supporting circulation spaces, creating a unified experience that feels both expansive and intentional. Throughout the home, refined materials, custom millwork, and carefully curated finishes establish a sense of understated luxury while maintaining warmth and livability. At the heart of the renovation is a completely reconfigured kitchen and gathering space designed around functionality, hospitality, and visual connection. Architectural barriers were removed to improve sightlines and circulation, allowing the kitchen, dining, and family spaces to function as a single integrated living environment. A dramatic five-foot workstation sink anchors the kitchen, while custom cabinetry and furniture-inspired details elevate the space beyond conventional residential design. Adjacent to the kitchen, the former pantry, laundry, and service corridor were reimagined as a hybrid scullery and utility suite, creating a highly functional support space that discreetly accommodates food preparation, storage, organization, and household operations without compromising the elegance of the primary living areas. The renovation extends beyond aesthetics to create a home tailored to the family's evolving needs. The primary bathroom was transformed into a spa-inspired retreat, while the lounge, office, and dining spaces were redesigned to support both everyday living and entertaining. Consistent architectural detailing, layered textures, and thoughtful proportions establish continuity throughout the residence, allowing each room to feel connected to the larger design narrative. The result is a sophisticated yet approachable home that balances practical performance with timeless design, delivering a renewed living experience that is both highly functional and distinctly luxurious.

A 6,000 square foot 2-story new home complex in Milpitas was designed to facilitate the owners’ large business parties and gatherings, to have rooms for the kids to come back to upstairs, and a ground floor master suite with a huge walk-in closet. Several separate structures make up the dwelling: The main house, 3-car garage with carport for overflow parking, and a separate entertainment and recreation building separated by a courtyard from the main house. The business activities include gatherings in the hundreds of people, so parking was maximized and guests can flow in through a separate gate to party in the courtyard and recreation building. Inside this structure is a wet bar, billiard room, workout gym and home theater. The main house ground floor has formal and informal living rooms, open kitchen and master suite with views and expansive windows in every direction. The house is sited on the crestline of a hill with views of the San Francisco Bay and private golf course below. The indoor-outdoor aspect of the house is further accentuated with outside living and dining areas. High ceilings and expansive glass walls dissolve the sense of enclosure taking advantage of the site’s openness and privacy. The owner’s suite is downstairs in anticipation of aging-in-place, and upstairs there are three bedrooms and four bathrooms plus a sitting area lounge and casual TV loft area. The house sits on one acre at the top of a low hill range overlooking Milpitas. The city was very cognizant of the importance of keeping a low profile at this crestline and required extensive story poles and photo evidence of the proper height and siting so as not to be seen from certain selected vantage points.
