The project site is a three story apartment building with a full basement, which had recently been subject to an apartment fire. Four separate residential units were contained in the structure, including one two bedroom unit and three single bedroom units. A laundry room/basement and a pair of lofts were also housed within the building. The result of the blaze and the subsequent water damage from attempts to extinguish it left the interior of the building primarily gutted. All interior finishes, fixtures, stairways, mechanical and electrical systems were destroyed beyond repair. The exterior of the building was charred in some places, and destroyed completely in others. The project location, the City of San Rafael, determined that due to the extent of the damage to the structure, the resulting project would be considered a “new building”. Our first task was to review the current building code and apply the current regulations to the existing structure (originally built in the early 1900’s) and bring it up to current code. We performed occupant load calculations, a code summary, square footage calculations and egress code analysis for each floor/use. This information was then compiled in order to determine how the project could legally be designed within the current code, all while minimizing modifications to the existing structure. Once all data had been analyzed, the new floor plans were organized and laid out in a manner which retained the heritage of the original building while remaining true to current code. The site was revised to allow for code compliant parking areas while retaining the family friendly outdoor spaces inherent in the original design. The foundation was reinforced, and the building structure as a whole was strengthened to cope with modern seismic loads. Spray foam insulation, low E glazing, skylights, ceiling fans, high efficiency HVAC, etc…were all added to make the building more efficient and environmentally friendly. The use of Class “A” materials, fire separations (both vertical and horizontal) and a commercial sprinkler system were employed in order to avoid any future fires. This suburban home felt outdated with oak cabinets that looked too traditional. This family, now a couple with an empty nest, wanted a refresh with more modern fixtures and transitional furniture in the colors that represented them best. The color palette was inspired by their travels all over the world including frequent visits to see family in Jamaica and most recently, a vacation in Australia. Collected Interiors worked with the clients to bring an ocean-inspired color palette and fun textures to their primary bath. With visits to the plumbing showroom and tile warehouse, we were able to select more modern finishes, while keeping a fun feel in the mosaic backsplash. The family room needed a bright, and clean refresh with more modern looking cabinets, cleaner lines and still plenty of storage. Since our clients are focused on utilizing electric energy, they replaced all of their gas fireplaces and appliances with electric, and this fireplace was included. By choosing a colorful mosaic tile and paint, this room is anything but boring and stuffy. Commissioning a one-of-a-kind piece of art from their trip to Australia, we used it as a foundation to guide the rest of their design. The result was a bright and vibrant space, featuring furniture and accessories that perfectly complemented the artwork. As their children grew up and moved out to apartments of their own, our clients found themselves with two empty bedrooms and no furniture. With our Space Lift service, we were able to pull together two new bedroom looks that’s perfect for guests, but still comfortable when their adult children came to visit. We utilized the help of a color analysis expert to narrow down the wall paint by gathering inspiration from previously owned art. From there, we refined the color palettes and carried them into the furnishings and bedding.

Previously, this yard was burdened by a typical boulder pile pool, that was heaped higher than typical, trying to hide the towering wall behind. At first, the clients sought merely to reconfigure the BBQ that was congesting the patio, but upon further analysis, they decided it was time to strip the entire yard, leaving only the pool shell. Bianchi’s solution introduced an array of four arbors to distract the eye from the wall behind, solving what the boulder waterfall could never do. Additionally, the wall was painted a dark earth tone to add contrast and depth. This strategy enabled the wall to recede into the distance, while the agave blue grey arbors floated forward visually from the background. Previously, the patios were a hodgepodge of deck islands that were impossible to navigate, and were of insufficient size to arrange furniture on. A well organized patio streamlined the traffic flow and the living space, featuring a cast in place concrete fire pit and banco couch, as well as a new outdoor bistro, glowing with filtered light from the canvas shade sails overhead. A turquoise glass overflow spa became the yards focal point, sharing the space between the pool and outdoor living. The striking symmetry of the spa and pot pedestal with regal cacti arrangement behind, flanked by the arbors on either side, created a stately first impression from the front door. This teaser was just a glimpse of what could not yet be seen serving as an invitation to explore and enjoy as the yard unfolds. When our analysis of the existing conditions revealed the extent to which the house’s many previous additions had failed to enrich each other or unify the whole, the scope of work bloomed to include extensive renovations throughout the first floor. We’ve sought to bring a cohesion and clarity to this already commodious house quite beautifully sited. Much of the design attention in this project was focused on meetings and overlaps. The autonomy and dignity of individual spaces was restored with the creation and use of interstitial spaces; the spaces between. The doorway between kitchen and dining becomes a display pantry and wet bar, the entry foyer is framed with a narrower opening, and the way to the Living Room is re-shaped with a paneled deep jamb.
