The kitchen was expanded in this 1930's home to be more functional for a 21st century growing family. It was important to our client to maintain the charm and the architectural authenticity she loved growing up as a child. One of the more challenging features was rebuilding the beautiful lead glass windows so they would be both historically accurate as well as functional for today's climate extremes. Another challenge was recreating the black and white tile floor. Each tile was custom cut to achieve the desired look. A custom made built-in bench and cushion were made for the breakfast nook, complete with storage drawers beneath.

Today’s investment landscape in California features a surge in transforming single-family lots into vibrant multi-family residences, facilitated by recent SB9 and ADU laws. This project exemplifies how a modest 6,750-square-foot lot can accommodate a 1,500-square-foot primary home alongside a 2,500-square-foot duplex, seamlessly integrating design, functionality, and neighborhood aesthetics.
The primary residence underwent a meticulous interior transformation, evolving from a 3-bedroom, 1.5-bath layout into a spacious 4-bedroom, 2-bath home. Strategic reconfigurations centered around creating an expansive great room—an open-concept space adorned with vaulted ceilings—where the kitchen, dining, and living areas converge into a magnificent communal zone.
Exterior updates further distinguish the property. The front and side yards are enclosed with fencing and privacy hedges, linked by concrete pathways that enhance outdoor functionality while compensating for backyard space lost during renovations. The exterior façade was refreshed with darker tones, deliberately contrasting with the duplex to emphasize architectural separation.
Designed to preserve the suburban charm, the duplex visually mimics a single-family home from the street. Its facade creates an illusion of a two-story residence, maintaining harmony within the neighborhood fabric. The main unit, developed under SB9 guidelines, features three bedrooms and two bathrooms, with a luxurious parents’ suite situated upstairs. The upstairs bedrooms each feature luxurious bathrooms with expansive showers, adding an element of modern elegance.

A striking two-story custom home presents a timeless facade of Whitestone Brampton brick, framed by a limestone entry surround and matching upper-window sills. The tall shuttered windows stayed — too lovely to touch, and the plants needed them — so we tucked drawers beneath each one and let the home's traditional bones lead: crown molding, original hardwood floors, grasscloth wainscoting. The palette emerged, navy below, crisp white above, a two-tone strategy that grounds the color while drawing the eye upward, making a modest kitchen feel larger than it is. Against variably-sized white tile with dark grout, it delivers exactly the punch the clients wanted — vibrant and traditional at once, right at home in an older Bloomington house and unlike anyone else's kitchen. Warm wood and color pull the contrast back from the edge: oak stools with plaid cushions, a built-in wine rack, a butcher block that looks integrated but isn't, ochre-capped pendants, and a plaid runner tying mustard, olive, and blue together at floor level. Every finish chosen, nothing defaulted.

This Glen Carbon backyard was designed to feel like a private resort, where every detail invites relaxation and connection. At the heart of the space is a custom-built cedar pavilion that anchors the outdoor living area and provides shade and shelter for year-round enjoyment. Beneath the pavilion, a fully integrated outdoor kitchen with stone masonry, granite countertops, built-in grill, bar seating, and entertainment features creates a natural gathering place for guests.
A custom gas firepit seating area extends the experience beyond the kitchen, offering a warm and inviting spot to unwind on cool evenings. Surrounding the pool, the paver patio was designed with flowing curves and contrasting borders to visually connect the outdoor kitchen, pool, and lounge spaces into one cohesive backyard environment. Synthetic turf and low-maintenance landscaping were incorporated to keep the space clean, functional, and visually striking throughout the year.

A contemporary renovation on the Atlantic, this oceanfront residence sits within The Carlton—an intimate beachfront enclave just down the road from John's Island on Vero Beach's barrier island. The interior was reworked from the original layout into a light, open plan that runs from the entry straight through to the water.
Walls of glass frame the ocean from nearly every room. The living and dining spaces open across honed limestone floors beneath a recessed tray ceiling, with a private terrace—columned, candle-lit, and set directly above the surf—extending the living area into the sea air. The kitchen was taken fully modern: handleless white cabinetry, integrated appliances, a waterfall island, and brushed-brass hardware, all kept clean against the natural-fiber textures of the rooms around it. Guest and primary baths were rebuilt with custom vanities, frameless glass, and quartz surfaces. Throughout, a restrained coastal palette—ivory, driftwood, woven natural materials—lets the ocean stay the focal point.
