Working closely with the couple, we explored other options and ultimately selected a stunning sandstone-stained maple finish, which, as it turned out, complemented the other design elements beautifully. This townhome located on Lake Anna of Reston, VA own into a confined gall kitchen with a very limited cabinet space, short wall cabinets, big closet taking over big portion of kitchen, duct chase creating a big barrier, plumbing chases causing bulkhead and a bearing wall header to name a few of obstacles Their dream was to walk in from front door and have a clear view of wall to wall scenic view of the lake. Modernize the kitchen, eliminate bearing walls, lots of storage, upgraded appliances and so much more. They have been chasing this dream for years and have been turned down by multiple firms due to level of difficulty of the project, budget constraint and as she put it “cleeking with a design firm that can feel her needs” Our staff spent countless number of hours to hear her and bring her dream to reality. The main constraint was the bearing wall on corner of foyer and living room, which was a closet, main duct chase and return ducts, obscene amount of plumbing and not to mention structural load. By the way of re-routing mechanical chases, and reformulating all second-floor plumbing stack to back walls, and then inserting few structural beams that transfer the second-floor joists to front and back wall, we have accomplished the biggest goals of all and created the view open floor plan Now home to a big island with cooktop and beverage center. The home has front to back clear view of the scenic lake. ¬¬¬With expanding the kitchen into front breakfast area, we have doubled up on storage and cabinet space. Long line of gorgeous counter top and full backsplash under new Led lighting has glorified this kitchen project. The linear porcelain floor tile has complimented the counter top and her trophy accessories.

The window seat in this bedroom has two touch-latch drawers in the base molding and bulk-head storage for blankets in the seat backs at each end of the bench. The archway mimics the arches found on the main level and not only creates a beautiful frame for the window seat, but also breaks up an otherwise oversized bedroom.

The existing kitchen was very dark and narrow, so we removed a wall and bulkheads. This family of seven entertains quite frequently so we add two cooktops, two ovens and a microwave convection oven. We addressed the need for seating by adding two islands one for cooking and one for prep and clean up with an addition of a prep sink. The larger island has an end grain cherry butchers block located between the two cook tops. To help speed the daily activity of prep we added pot filler in the back splash. The pendant light fixtures were customized with black mesh metal shades which encompass an Edison light bulb providing an industrial design element tying in with the "iron pipe" and black pipe shelving unit. The property is a 700 square foot condo. The homeowner's goal was to have his 40+ year old unit transformed into a brand new space. To accomplish this, we gutted the entire unit; we replaced the popcorn ceiling with new drywall, replaced the old flooring with maple engineered wood flooring, removed the mirrored walls and painted the drywall a soothing neutral gray, and removed the kitchen walls and bulkheads to create an open concept. The bathroom and kitchen were totally renovated as well. Additions include: Handsome crown moulding and custom baseboards, Sherwin Williams wall, ceiling and trim paint (the ceiling is NOT white), LED recessed light fixtures, custom island pendants, Quartz countertops, custom dining chandelier, custom shelving over the kitchen sink and custom "iron pipe" designed to house existing telephone wires (building restricted the removal of existing phone line). This is actually the second time Total Renos has done this kitchen. The owner of the company used to live in this house as a child. When he got into Renovations and cabinet making he renovated his parents kitchen for them. The before pictures show this beautiful Blue Wash kitchen. It was nice to go back and update this now outdated kitchen. Our Clients chose White Shaker Cabinetry, with a light Grey Quartz, and 4x12 grey subway tiles. We took out the bulkhead and added Top Box and Crown as well as updated the railing and lighting.

Our client had a dark kitchen that was very popular back in the day, however times change and it was time for something brighter and more airy, with better functionality. We started by removing bulkheads and changing out the flooring to a modern, 24x24 porcelain tile. Custom, Benjamin Moore painted cabinetry was then installed, following by stunning Porcelain countertops with matching backsplash. The result is simply stunning!
