This project consists of a 361 sq. ft. addition to a residential property in South San Francisco. The addition includes a spacious one-bedroom layout with an en-suite bathroom and a walk-in closet, designed to maximize functionality and comfort. A key architectural feature of this project is the vaulted ceiling, which enhances the openness and natural light within the space. The estimated construction timeline for this project is approximately five to six months, accounting for site preparation, foundation work, framing, interior finishes, and final inspections. The design and construction process will prioritize high-quality materials and efficient space utilization to ensure a seamless integration with the existing structure.

This home remodel is a celebration of curves and light. Starting from humble beginnings as a basic builder ranch style house, the design challenge was maximizing natural light throughout and providing the unique contemporary style the client’s craved. The Entry offers a spectacular first impression and sets the tone with a large skylight and an illuminated curved wall covered in a wavy pattern Porcelanosa tile. The chic entertaining kitchen was designed to celebrate a public lifestyle and plenty of entertaining. Celebrating height with a robust amount of interior architectural details, this dynamic kitchen still gives one that cozy feeling of home sweet home. The large “L” shaped island accommodates 7 for seating. Large pendants over the kitchen table and sink provide additional task lighting and whimsy. The Dekton “puzzle” countertop connection was designed to aid the transition between the two color countertops and is one of the homeowner’s favorite details. The built-in bistro table provides additional seating and flows easily into the Living Room. A curved wall in the Living Room showcases a contemporary linear fireplace and tv which is tucked away in a niche. Placing the fireplace and furniture arrangement at an angle allowed for more natural walkway areas that communicated with the exterior doors and the kitchen working areas. The dining room’s open plan is perfect for small groups and expands easily for larger events. Raising the ceiling created visual interest and bringing the pop of teal from the Kitchen cabinets ties the space together. A built-in buffet provides ample storage and display. The Sitting Room (also called the Piano room for its previous life as such) is adjacent to the Kitchen and allows for easy conversation between chef and guests. It captures the homeowner’s chic sense of style and joie de vivre.

The island is a dark charcoal with cool undertones that coordinates with the cabinetry and transom work in both the neighboring mudroom and breakfast area. White subway tile, quartz countertops, white enamel pendants and gold fixtures complete the update. The ends of the island are shiplap material that is also used on the fireplace in the next room. In the new mudroom, we used a fun porcelain tile on the floor to get a pop of pattern, and walnut accents add some warmth. Each child has their own cubby, and there is a spot for shoes below a long bench. Open shelving with spots for baskets provides additional storage for the room. This home had a previous master bathroom remodel and addition with poor layout. Our homeowners wanted a whole new suite that was functional and beautiful. They wanted the new bathroom to feel bigger with more functional space. Their current bathroom was choppy with too many walls. The lack of storage in the bathroom and the closet was a problem and they hated the cabinets. They have a really nice large back yard and the views from the bathroom should take advantage of that. We decided to move the main part of the bathroom to the rear of the bathroom that has the best view and combine the closets into one closet, which required moving all of the plumbing, as well as the entrance to the new bathroom. Where the old toilet, tub and shower were is now the new extra-large closet. We had to frame in the walls where the glass blocks were once behind the tub and the old doors that once went to the shower and water closet. We installed a new soft close pocket doors going into the water closet and the new closet. A new window was added behind the tub taking advantage of the beautiful backyard. In the partial frameless shower we installed a fogless mirror, shower niches and a large built in bench. . An articulating wall mount TV was placed outside of the closet, to be viewed from anywhere in the bathroom. The homeowners chose some great floating vanity cabinets to give their new bathroom a more modern feel that went along great with the large porcelain tile flooring. A decorative tumbled marble mosaic tile was chosen for the shower walls, which really makes it a wow factor! New recessed can lights were added to brighten up the room, as well as four new pendants hanging on either side of the three mirrors placed above the seated make-up area and sinks.
