Our Genoa Bay Custom Home sits on a beautiful oceanfront lot in Maple Bay. The house is positioned high atop a steep slope and involved careful tree clearing and excavation. With three bedrooms and two full bathrooms and a powder room for a total of 2,278 square feet, this well-designed home offers plenty of space. The hidden pantry and fridge, ship-lap styling, hallway closet for the master bedroom, and reclaimed vanity are all very impressive. Dynamic Garage Door specializes in Tuscan Architectural beautification in the Newport Beach, CA through our custom designed and hand made architectural shutters, garden gates and garage doors. This Newport-Mesa Tuscan home was exquisitely decorated with a combination of custom gates, decorative shutters and balcony barn door style shutters all handcrafted out of authentic, century-old reclaimed barn wood specifically harvested for this custom project. Beginning with the balcony shutters which actually slide from side to side like a real barn door we worked a charming rustic shutter design that would typically be seen in the Tuscan Riviera. We opted for sliding shutters as the balcony spacing limited the swing action of even bi-folding shutters. Incorporating real barn door hardware railing and crowing it behind the faux reclaimed wood beam made an excellent statement while adding functional shutters that can be shut close for comfort during the summer morning when the sun beats down into the master suite. The four shutter leafs are decorated with real hand forged dummy straps that were hammered and crafted by hand to achieve that gorgeous rustic charm typical of Tuscan architecture. The reclaimed barn wood from a century-old barn gives off a timeless appearance that increase in characters as the years go by. Because rustic barn wood has already aged beautifully over hundreds of years, the next century will only increase its authentically gorgeous appearance. The culmination of this project has been a meticulous collaborative input of our in-house head designer and the clients themselves. Although the completion of this project is lengthy and intricate, the results speak volumes and the wait simply justifies the outcome. The rest of thew windows on this Tuscan home have been accessorized with rustic barn wood as well and accentuated with our custom designed and handmade dummy iron hinge straps. Our dummy hardware is so authentically done in the same tradition used for hundreds of years in Europe to create shutter hardware that looks authentic and functional although it is only decorative. The details of our custom shutters is evident in the slightest of details including the bolts used to hold the shutter straps in place. Each of the shutter also has a decorative ring pull with a hand-hammered back plate which enhances the appearance of true functional shutters and defining that authentic Tuscan look. The beauty of this Tuscan home is visible throughout the entire property including the garden gates, garage doors and entry door. Again, for the garden gates, we went with rustic barn wood carefully crafted to preserve the original surface that has aged over hundreds of years but building the gates on galvanized steel frames that will ensure structural durability for the next few hundred years. The gates are highly secure, sound and can definitely hold back a crowd with authentic rustic charm. Don't be fooled with the simple-looking gate design. It is quite intricate with its 45 degree angle cuts around the perimeter of the trim which deviates water away from crevices that would otherwise make the gates vulnerable to the accumulation of moisture from the elements, sprinkler system or simply air humidity since the home is located near the ocean. Each one of the garden gates is equipped with European style mortise lock mechanisms and roller catches. The clean-lined slab door has a narrow-raised perimeter trim, while a combination of rift-cut white oak and “Super White” balances earthy with bright. Appliances are paneled for continuity. Dramatic LED lighting illuminates the toe kicks and the island overhang. Instead of engineered quartz, these countertops are engineered marble: “Unique Statuario” by Compac. The same material is cleverly used for carved island panels that resemble cabinet doors. White marble chevron mosaics lend texture and depth to the backsplash. The showstopper is the divider between the secondary sink and living room. Fashioned from brushed gold square metal stock, its grid-and-rectangle motif references the home’s entry door. The homeowner not only lives here but also manages the property on behalf of the horse farm owner’s. The farm owner wanted to ensure that the family had a comfortable, welcoming space to unwind after a day’s hard work. To bring this vision to life, we collaborated with Ayers Custom Homes to design an abode full of thoughtful, beautiful details. Every aspect, from the custom floors to the ceiling details, was carefully planned. We handpicked every feature in this home, resulting in a space filled with intricate, custom touches that make it stand out. This completely water proofed spacious 4’x8’ walk-in curb-less shower with lineal drain system and larger format porcelain tiles was a must have for our senior client –with larger tiles there are less grout lines, easier to clean and easier to maneuver using a walker to enter and exit the master bath. Renovisions collaborated with their clients to design a spa-like bath with several amenities and added conveniences with safety considerations. The bench seat that spans the width of the wall was a great addition to the shower. It’s a comfortable place to sit down and stretch out and also to keep warm as electric mesh warming materials were used along with a programmable thermostat to keep these homeowners toasty and cozy! Careful attention to all of the details in this master suite created a peaceful and elegant environment that, simply put, feels divine. Adding details such as the warming towel rack, mosaic tiled shower niche, shiny polished chrome decorative safety grab bars that also serve as towel racks and a towel rack inside the shower area added a measure of style. The house is located on a gently sloping site surrounded by woods and meadows. The kitchen features grey lower cabinetry and white upper cabinetry with a subtle, rounded board and batten backsplash. The dining area features a large picture window flanked by double hungs that look out over the meadow. The upstairs bathroom shares a tub/shower with another bathroom in Jack-n-Jill fashion. The private home, reminiscent of Maine lodges and family camps, was designed to be a sanctuary for the family and their many relatives. Lassel Architects worked closely with the owners to meet their needs and wishes and collaborated thoroughly with the builder during the construction process to provide a meticulously crafted home. The open-concept plan, framed by a unique timber frame inspired by Greene & Greene’s designs, provides large open spaces for entertaining with generous views to the lake, along with sleeping lofts that comfortably host a crowd overnight. Each of the family members' bedrooms was configured to provide a view to the lake. The bedroom wings pivot off a staircase which winds around a natural tree trunk up to a tower room with 360-degree views of the surrounding lake and forest. All interiors are framed with natural wood and custom-built furniture and cabinets reinforce daily use and activities. The family enjoys the home throughout the entire year; therefore careful attention was paid to insulation, air tightness and efficient mechanical systems, including in-floor heating. The house was integrated into the natural topography of the site to connect the interior and exterior spaces and encourage an organic circulation flow. Solar orientation and summer and winter sun angles were studied to shade in the summer and take advantage of passive solar gain in the winter. Equally important was the use of natural ventilation. The design takes into account cross-ventilation for each bedroom while high and low awning windows to allow cool air to move through the home replacing warm air in the upper floor. Great room - mid-sized transitional dark wood floor great room idea in Denver with white walls and no fireplace

This project’s owner originally contacted Sunspace because they needed to replace an outdated, leaking sunroom on their North Hampton, New Hampshire property. The aging sunroom was set on a fieldstone foundation that was beginning to show signs of wear in the uppermost layer. The client’s vision involved repurposing the ten foot by ten foot area taken up by the original sunroom structure in order to create the perfect space for a new home office. Sunspace Design stepped in to help make that vision a reality. We began the design process by carefully assessing what the client hoped to achieve. Working together, we soon realized that a glass conservatory would be the perfect replacement. Our custom conservatory design would allow great natural light into the home while providing structure for the desired office space. Because the client’s beautiful home featured a truly unique style, the principal challenge we faced was ensuring that the new conservatory would seamlessly blend with the surrounding architectural elements on the interior and exterior. We utilized large, Marvin casement windows and a hip design for the glass roof. The interior of the home featured an abundance of wood, so the conservatory design featured a wood interior stained to match. The end result of this collaborative process was a beautiful conservatory featured at the front of the client’s home. The new space authentically matches the original construction, the leaky sunroom is no longer a problem, and our client was left with a home office space that’s bright and airy. The large casements provide a great view of the exterior landscape and let in incredible levels of natural light. And because the space was outfitted with energy efficient glass, spray foam insulation, and radiant heating, this conservatory is a true four season glass space that our client will be able to enjoy throughout the year.

We collaborated with T.H.E. Remodel Group to define a space plan that opened up the existing hall bathroom and entered the neighboring bedroom. This space allowed us to double the size of the shower and added needed closet storage, two vanity sinks, custom cabinetry with storage and radiant heating. The client was fond of contemporary yet classic design, and we settled on classic Carrera marble for the countertops, with chrome accents. To give the bathroom a bit of contemporary punch we selected an unexpected Sombera yellow for the walls. To coordinate with the vanity, we chose for the master shower a gorgeous easy-care porcelain tile reminiscent of Carrera marble. This new generation tile is almost impossible to detect porcelain versus natural stone, but allows the homeowners to enjoy zero maintenance and easy clean up. Inspiration for a transitional bathroom remodel in Atlanta

Who wouldn't want to keep their apartment in Buenos Aires? This family did. Which meant their new home in Bloomington was a fresh start and needed remodeling as well as furnishings—rugs, seating, art and everything in between. Local architect Russ Herndon revamped and opened up the kitchen in this 1970s ranch, moving awkwardly placed doors in three different locations to improve the traffic flow and allow for optimal furniture placement. Saturday, May 30, 1:30 to 3:00pm | Santa Monica Hightree by Jay Griffith of Jay Griffith Design This half-acre site is nestled into the Rustic Canyon neighborhood, and is the second collaboration between the landscape designer and client. Architect Steven Ehrlich designed the striking Modernist home fifteen years ago. It is set on the canyon floor amidst native California sycamores, the only holdover from the previous design. The garden is naturalistic in spirit, but carefully calibrated to include species that thrive in the canyon’s specific microclimate, primarily determined by soil conditions and limited light quality. A dramatic rectilinear elevated pool, based on the house’s strong geometry, offsets the sycamore’s angularity and curvilinear nature. The pool’s design is practical, it’s five-foot tall walls address safety concerns associated with having small children; but It’s also very sculptural, a seamless, buff-colored plaster-coated concrete monolith.
