The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns. Complete overhaul of the common area in this wonderful Arcadia home. The living room, dining room and kitchen were redone. The direction was to obtain a contemporary look but to preserve the warmth of a ranch home. The perfect combination of modern colors such as grays and whites blend and work perfectly together with the abundant amount of wood tones in this design. The open kitchen is separated from the dining area with a large 10' peninsula with a waterfall finish detail. Notice the 3 different cabinet colors, the white of the upper cabinets, the Ash gray for the base cabinets and the magnificent olive of the peninsula are proof that you don't have to be afraid of using more than 1 color in your kitchen cabinets. The kitchen layout includes a secondary sink and a secondary dishwasher! For the busy life style of a modern family. The fireplace was completely redone with classic materials but in a contemporary layout. Notice the porcelain slab material on the hearth of the fireplace, the subway tile layout is a modern aligned pattern and the comfortable sitting nook on the side facing the large windows so you can enjoy a good book with a bright view. The bamboo flooring is continues throughout the house for a combining effect, tying together all the different spaces of the house. All the finish details and hardware are honed gold finish, gold tones compliment the wooden materials perfectly.

This post-war, plain bungalow was transformed into a charming cottage with this new exterior detail, which includes a new roof, red shutters, energy-efficient windows, and a beautiful new front porch that matched the roof line. Goals While their home provided them with enough square footage, the original layout caused for many rooms to be underutilized. The closed off kitchen and dining room were disconnected from the other common spaces of the home causing problems with circulation and limited sight-lines. A tucked-away powder room was also inaccessible from the entryway and main living spaces in the house. Our Design Solution We sought out to improve the functionality of this home by opening up walls, relocating rooms, and connecting the entryway to the mudroom. By moving the kitchen into the formerly over-sized family room, it was able to really become the heart of the home with access from all of the other rooms in the house. Meanwhile, the adjacent family room was made into a cozy, comfortable space with updated fireplace and new cathedral style ceiling with skylights. The powder room was relocated to be off of the entry, making it more accessible for guests. A transitional style with rustic accents was used throughout the remodel for a cohesive first floor design. White and black cabinets were complimented with brass hardware and custom wood features, including a hood top and accent wall over the fireplace. Between each room, walls were thickened and archway were put in place, providing the home with even more character.
