The studio, previously a deteriorating garage, is transformed into a clean and cozy space with an outdoor area of its own. A palette of screen walls, Corten steel, stucco and concrete connect the materiality and forms of the two spaces. Located in Argyle, Texas, this comprehensive whole-home renovation was conceived by USI Design & Remodeling who reimagined the home's interior architecture, transforming a collection of compartmentalized rooms into a cohesive environment designed for modern living, entertaining, and daily comfort. The project encompassed the kitchen, family room, dining room, lounge, office, primary bathroom, and supporting circulation spaces, creating a unified experience that feels both expansive and intentional. Throughout the home, refined materials, custom millwork, and carefully curated finishes establish a sense of understated luxury while maintaining warmth and livability. At the heart of the renovation is a completely reconfigured kitchen and gathering space designed around functionality, hospitality, and visual connection. Architectural barriers were removed to improve sightlines and circulation, allowing the kitchen, dining, and family spaces to function as a single integrated living environment. A dramatic five-foot workstation sink anchors the kitchen, while custom cabinetry and furniture-inspired details elevate the space beyond conventional residential design. Adjacent to the kitchen, the former pantry, laundry, and service corridor were reimagined as a hybrid scullery and utility suite, creating a highly functional support space that discreetly accommodates food preparation, storage, organization, and household operations without compromising the elegance of the primary living areas. Conceived more similar to a loft type space rather than a traditional single family home, the homeowner was seeking to challenge a normal arrangement of rooms in favor of spaces that are dynamic in all 3 dimensions, interact with the yard, and capture the movement of light and air. As an artist that explores the beauty of natural objects and scenes, she tasked us with creating a building that was not precious - one that explores the essence of its raw building materials and is not afraid of expressing them as finished. We designed opportunities for kinetic fixtures, many built by the homeowner, to allow flexibility and movement. The result is a building that compliments the casual artistic lifestyle of the occupant as part home, part work space, part gallery. The spaces are interactive, contemplative, and fun. Located in an 1890 Wells Fargo stable and warehouse in the Hamilton Park historic district, this intervention focused on creating a personal, comfortable home in an unusually tall loft space. The living room features 45’ high ceilings. The mezzanine level was conceived as a porous, space-making element that allowed pockets of closed storage, open display, and living space to emerge from pushing and pulling the floor plane. The newly cantilevered mezzanine breaks up the immense height of the loft and creates a new TV nook and work space. Set amongst a splendid display of forty-one oaks, the design for this family residence demanded an intimate knowledge and respectful acceptance of the trees as the indigenous inhabitants of the space. Crafted from this symbiotic relationship, the architecture found natural placement in the beautiful spaces between the forty-one, acknowledging their presence and pedagogy. Conceived as a series of interconnected pavilions, the home hovers slightly above the native grasslands as it settles down amongst the oaks. Broad overhanging flat plate roofs cantilever out, connecting indoor living space to the nature beyond. Large windows are strategically placed to capture views of particularly well-sculptured trees, and enhance the connection of the grove and the home to the valley surround.

On each level the rooms are arranged in a circuit around the stair core, making a series of distinct suites for the children, for the parents, and for their common activities.

Set in the garden beside a traditional Dutch Colonial home in Wellesley, Flavin conceived this boldly modern retreat, built of steel, wood and concrete. The building is designed to engage the client’s passions for gardening, entertaining and restoring vintage Vespa scooters. The Vespa repair shop and garage are on the first floor. The second floor houses a home office and veranda. On top is a roof deck with space for lounging and outdoor dining, surrounded by a vegetable garden in raised planters. The structural steel frame of the building is left exposed; and the side facing the public side is draped with a mahogany screen that creates privacy in the building and diffuses the dappled light filtered through the trees.
