A couple was looking to move downtown to a pied-a-terre where they could live and work amidst their large collection of African art. In the end, they purchased 3,600 sf of raw space at Locust Walk at Washington Square, a historic turn of the century, five-story building located in the Society Hill neighborhood of Philadelphia. The rectangular space has large numbers of windows on two exposures, and a linear scheme was developed. All walls and built-ins were pulled away from the exterior walls, providing for an open vista along the full extent along the exterior face. By not breaking the apartment down into smaller enclosed rooms, the full breadth of the space can be taken in and experienced. A half-round gallery space greets visitors as one moves through the entry. At this point, public spaces extend in one direction, and more private spaces, including a large home office and the master suite extend in the other direction. In order to best display the sculptural artwork, the spaces were conceived of a clean, drywall boxes. The existing heavy timber structure and steel frame was encased in drywall as well, creating a quiet backdrop to the real star - the beloved art that fills this apartment's every room. Beverly Hills based clients commissioned a vacation home for their family in Malibu, CA. Together with world renowned interior designer John Cottrell, we conceived a 10,000 sq. ft. Pennsylvania Stone Farm House. The stone was quarried from the Midwest and is complemented by a steep French slate roof. The site is situated on a 2 1/2 acre bluff with a panoramic view stretching from Paradise Cove to Catalina Island. This resplendent retreat immediately relaxes the mind and body as one is lead from the circular drive court through an arched portico with paneled wood gates into a quiet lawned courtyard. The garden and reflective lap pool and spa are sheltered from harsh elements by the two wings of the house. A glass French lite Dutch entrance door is discretely located at the end of an outdoor colonnade. Located in the heart of Montreal, Binôme is an architectural urban densification project built by Modulor. Composed of two distinct buildings connected by an inner courtyard, this new five-unit development stands out through its unique layout, architecture, and exceptional attention to detail. The construction required rigorous planning and precise technical execution, particularly due to major excavation work and underpinning of adjacent buildings. Such interventions in a dense urban environment demand specialized expertise and tight project management at every phase of the build. Conceived as an income-generating property, the clients benefited from our strategic support to ensure the profitability, efficiency, and optimization of their investment. Modulor worked closely with the team at Appareil Architecture to bring to life a project of high architectural integrity. Binôme’s architecture draws inspiration from the area's industrial past: clean volumes, red brick, generous openings reminiscent of former workshops, and elegant brick colonnades form a refined and cohesive ensemble. The central courtyard, designed as a luminous and welcoming shared space, becomes the vibrant heart of the project. A colorful metal staircase, crafted by Atomic Soudure, connects both buildings and adds a distinctive, curated touch. As a finalist for the 2025 Ordre des architectes du Québec Awards of Excellence, Binôme stands as a model of successful urban revitalization. It illustrates how thoughtful, well-executed construction can elevate Montreal’s built environment while addressing today’s densification challenges.

Conceived of as a C-shaped house with a small private courtyard and a large private rear yard, this new house maximizes the floor area available to build on this smaller Palo Alto lot. An Accessory Dwelling Unit (ADU) integrated into the main structure gave a floor area bonus. For now, it will be used for visiting relatives. One challenge of this design was keeping a low profile and proportional design while still meeting the FEMA flood plain requirement that the finished floor start about 3′ above grade. The new house has four bedrooms (including the attached ADU), a separate family room with a window seat, a music room, a prayer room, and a large living space that opens to the private small courtyard as well as a large covered patio at the rear. Mature trees around the perimeter of the lot were preserved, and new ones planted, for private indoor-outdoor living. A Whole House Transformation – conceived as a remodel and addition, the final design iteration for this home is uniquely multifaceted. There were structural considerations and the overall floor plan design centered on maximizing the views. Additions to this home totaled over 1,200 square feet. What was once the master suite, on the second floor, is now a teenagers bedroom. The master suite was relocated to the first floor and is now overlooking the pool, pool house and patio with panoramic views of the backyard. The front entrance closet became the new entrance for the master suite, which includes a sprawling bathroom and boutique closet. Underneath this area is the new theater and billiard room located in the lower level. A new front entrance and roof gables were added for a seamless new exterior look on the right side of the house. The new functional home office, gourmet kitchen, wainscot dining room, and laundry on the main level were taken down to the studs. A new traditional style for the home was created with new cabinetry, trim and millwork, space planning and detail. The lower level was gutted and turned into an award winning showpiece with gym, full wet bar and kitchen, wine nook, family room and game room marrying the new addition with theater and billiard area. The entire exterior stucco was taken off the home and pool house replacing it with stone, stone pillars, shakes and board and batten. The small screen deck was torn off making for expansive 3 season living with a new covered stone grill area. The patio was expanded with a stone fireplace overlooking the entire backyard and pool area. Adding to the new design were landscape features with a new concrete driveway, stone address pier light, stamped concrete walkway to the newly created front covered porch and bead board ceiling, creating an amazing first impression.
