We were given the challenge of designing a house overlooking a pond on a site constrained by wetlands. Our client had an interest in permanence and solidity and a desire to work with architectural concrete. Additionally, the client desired interiors that would showcase their substantial art collection. Our design approach began with the footprint of an L-shaped courtyard house, which in part, was determined by the limited buildable area. The house is sited on a natural rise in the land, allowing the first floor elevation to rise 15 ft above the pond’s surface; this height provides dynamic views through the trees that separate the house from the pond. Ultimately, our design leverages the inherent capabilities of architectural concrete i.e. its structural capacity; the material allows for bold cantilevers and expanses of glass, creating greater transparency between interior and exterior environments. The interior palette is comprised of rift sawn oak with 16-inch wide oak plank flooring, oak casework and millwork, a stainless steel and glass main staircase, and minimalist concrete details throughout. On the upper level, the plan accommodates a master bedroom suite, three children’s bedrooms, and a family room. The first floor includes a guest bedroom, living room, kitchen, dining room, office, and family room. The ground level has a recreational room, a mudroom, and office/studio. The site plan employs native plantings and includes a small resistance pool in the courtyard. Concrete will be utilized for all of the house’s structural and insulation components. This method modulates the fluctuation of interior temperature, creating both an energy-efficient envelope and enough concrete mass to keep temperatures moderate and consistent throughout a 24-hour day. The employment of triple-glazed windows and a triple-glazed aluminum curtain wall further increases the project’s energy efficiency and allows the house to have abundant glass. Natural light permeates the interior and affords spectacular view in all directions of both Todd Pond and the neighboring woodlands.

The owners of this colonial-style house wanted to renovate their home to increase space and improve flow. We remodeled this lovely 5 bedroom, 4 bathroom, 3,300 sq. home in Arcadia. This beautiful home was built in the 1990s and has gone through various remodeling phases over the years. We now gave this home a unified new fresh modern look with a cozy feeling. We reconfigured several parts of the home according to our client’s preference. The entire house got a brand net of state-of-the-art Milgard windows. On the first floor, we remodeled the main staircase of the home, demolishing the wet bar and old staircase flooring and railing. The fireplace in the living room receives brand new classic marble tiles. We removed and demolished all of the roman columns that were placed in several parts of the home. The entire first floor, approximately 1,300 sq of the home, received brand new white oak luxury flooring. The dining room has a brand new custom chandelier and a beautiful geometric wallpaper with shiny accents. We reconfigured the main 17-staircase of the home by demolishing the old wooden staircase with a new one. The new 17-staircase has a custom closet, white oak flooring, and beige carpet, with black ½ contemporary iron balusters. We also create a brand new closet in the landing hall of the second floor. On the second floor, we remodeled 4 bedrooms by installing new carpets, windows, and custom closets. We remodeled 3 bathrooms with new tiles, flooring, shower stalls, countertops, and vanity mirrors. The master bathroom has a brand new freestanding tub, a shower stall with new tiles, a beautiful modern vanity, and stone flooring tiles. We also installed built a custom walk-in closet with new shelves, drawers, racks, and cubbies.Each room received a brand new fresh coat of paint.

Harmonized on the edge of a tidal marsh of Bohicket Creek on Johns Island, a house was built for indoor-outdoor living. Constructed within a tight budget, architectural poetics were sought through integrated design, with the use of kebony shiplap siding, corrugated metal, and exposed wood rafters. The sensitive landscape drove a design concept that floats above the forest floor and blends in with the habitat of the marsh edge. There was consideration for detail and simple construction methods, through the use of modern interior and exterior trim with minimal details. The raw, simple construction methods and materials were used to infuse the spirit of boat docks and agricultural structures of Johns Island, SC with the use of heavy timber wood piles and knotty pine siding and rain screen. The interior details are simple and dramatic with a waterfall island anchoring the open floor plan and book matched birch veneer wood doors throughout.

This once closed-in kitchen has become a gorgeous and bright open-concept space. To let in plenty of natural light from the adjacent dining and living room, we first knocked down a wall and relocated the kitchen stove. This new and improved open floor plan gave way to a stunning design, perfect for entertaining! Other features included an upgraded electrical service, completely new cabinets, new tile flooring, new cabinets, new bar pulls, new recessed lights, and a new pendant light. The Jackson II is a spacious four bedroom home with a downstairs office/study, which can also be configured as a guest suite with bay window (shown here). The two story foyer has a railed overlook above, and encompasses a stairway with a feature window over the landing. The family room and breakfast overlook the rear yard, and the centrally located kitchen is open to all main living areas of the home, for good traffic flow and entertaining. A large pass-through utility room/mudroom is on the first floor, and accesses a back hallway convenient to the powder room and kitchen. The guest suite is located off this hallway, creating a nice combination of privacy and accessibility. Nine foot ceilings throughout the first floor are included. The upstairs primary bedroom suite features a large bedroom with a trey ceiling, and a luxury bath with dual vanities, linen closet, enclosed commode, garden tub, and separate shower, adjacent to a roomy closet. Additional luxury bath options are also offered on this plan. Three additional bedrooms, one with a large walk-in closet, share a hall bath. Exterior plan details include a front porch, shake siding accents, and true radius head windows.

The family who owned this 1965 home chose a dramatic upgrade for their Coquitlam full home renovation. They wanted more room for gatherings, an open concept kitchen, and upgrades to bathrooms and the rec room. Their neighbour knew of our work, and we were glad to bring our skills to another project in the area. Choosing Dramatic Lines In the original house, the entryway was cramped, with a closet being the first thing everyone saw. We opened the entryway and moved the closet, all while maintaining separation between the entry and the living space. To draw the attention from the entry into the living room, we used a dramatic, flush, black herringbone ceiling detail across the ceiling. This detail goes all the way to the entertainment area on the main floor. The eye arrives at a stunning waterfall edge walnut mantle, modern fireplace. Open Concept Kitchen with Lots of Seating The dividing wall between the kitchen and living areas was removed to create a larger, integrated entertaining space. The kitchen also has easy access to a new outdoor social space. A new large skylight directly over the kitchen floods the space with natural light. The kitchen now has gloss white cabinetry, with matte black accents and the same herringbone detail as the living room, and is tied together with a low maintenance Caesarstone’s white Attica quartz for the island countertop. This over-sized island has barstool seating for five while leaving plenty of room for homework, snacking, socializing, and food prep in the same space. To maximize space and minimize clutter, we integrated the kitchen appliances into the kitchen island, including a food warming drawer, a hidden fridge, and the dishwasher. This takes the eyes to focus off appliances, and onto the design elements which feed throughout the home. We also installed a beverage center just beside the kitchen so family and guests can fix themselves a drink, without disrupting the flow of the kitchen. Updated Downstairs Space, Updated Guest Room, Updated Bathrooms It was a treat to update this entire house. Upstairs, we renovated the master bedroom with new blackout drapery, new decor, and a warm light grey paint colour. The tight bathroom was transformed with modern fixtures and gorgeous grey tile the homeowners loved. The two teen girls’ rooms were updated with new lighting and furniture that tied in with the whole home decor, but which also reflected their personal taste. In the basement, we updated the rec room with a bright modern look and updated fireplace. We added a needed door to the garage. We upgraded the bathrooms and created a legal second suite which the young adult daughter will use, for now. Laundry Its Own Room, Finally In a family with four women, you can imagine how much laundry gets done in this house. As part of the renovation, we built a proper laundry room with plenty of storage space, countertops, and a large sink.
