Challenge This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.

This home, originally designed by Roscoe Hemenway, was in need of some updates. General contractor Hammer & Hand and designer Gusto Design Studio remodeled the home to include a full-gut kitchen remodel, the movement of a laundry room upstairs, new powder room, and new sliding door and patio. The team built the patio to better connect the home to the beautiful backyard and pool beyond, creating an inside-outside connection the clients will enjoy for years to come. The kitchen remodel saw a complete transformation, with many standout elements including a coffee prep bar with hidden-in-plain-sight laundry chute, gently scalloped island casework, and bright white design elements throughout. House and garden in Israel - how to create a connection between them. Here are some ideas. All of the photos are from projects designed by my office. 1. Think about a good connection between the inside of the house and the garden - this is important for both!

This residence was a complete gut renovation of a 4-story row house in Park Slope, and included a new rear extension and penthouse addition. The owners wished to create a warm, family home using a modern language that would act as a clean canvas to feature rich textiles and items from their world travels. As with most Brooklyn row houses, the existing house suffered from a lack of natural light and connection to exterior spaces, an issue that Principal Brendan Coburn is acutely aware of from his experience re-imagining historic structures in the New York area. The resulting architecture is designed around moments featuring natural light and views to the exterior, of both the private garden and the sky, throughout the house, and a stripped-down language of detailing and finishes allows for the concept of the modern-natural to shine. Upon entering the home, the kitchen and dining space draw you in with views beyond through the large glazed opening at the rear of the house. An extension was built to allow for a large sunken living room that provides a family gathering space connected to the kitchen and dining room, but remains distinctly separate, with a strong visual connection to the rear garden. The open sculptural stair tower was designed to function like that of a traditional row house stair, but with a smaller footprint. By extending it up past the original roof level into the new penthouse, the stair becomes an atmospheric shaft for the spaces surrounding the core. All types of weather – sunshine, rain, lightning, can be sensed throughout the home through this unifying vertical environment. The stair space also strives to foster family communication, making open living spaces visible between floors. At the upper-most level, a free-form bench sits suspended over the stair, just by the new roof deck, which provides at-ease entertaining. Oak was used throughout the home as a unifying material element. As one travels upwards within the house, the oak finishes are bleached to further degrees as a nod to how light enters the home. The owners worked with CWB to add their own personality to the project. The meter of a white oak and blackened steel stair screen was designed by the family to read “I love you” in Morse Code, and tile was selected throughout to reference places that hold special significance to the family. To support the owners’ comfort, the architectural design engages passive house technologies to reduce energy use, while increasing air quality within the home – a strategy which aims to respect the environment while providing a refuge from the harsh elements of urban living. The updated mudroom created a space that seamlessly connects to the kitchen, laundry room, walk-in closet, and powder bath while also serving as a comfortable haven for the family’s furry friends when they are away. To maximize functionality, we included open spaces under the bench for dog bowls and storage baskets for shoes, hats, and mittens. A myriad of hooks lines the walls, ensuring that there is a dedicated place for every coat and school bag. One of the most heartwarming features of this project is the wood bench top, lovingly handcrafted by the homeowner’s dad. It adds a personal and rustic touch to the space, making it truly unique. For added durability, we incorporated shiplap on the walls. Not only does it add a chic and contemporary aesthetic, but it’s also designed to withstand the wear and tear of a high-traffic area. Tying the mudroom and connected laundry room together is a beautiful wood-look tile floor, combining the timeless appeal of wood with the durability of tile. The vertical grain laminate textured melamine cabinets also tie the spaces together which were designed to withstand the rigors of everyday use. The laundry room quadrupled in size, and this expansion allowed us to introduce a range of practical and stylish features, perfect for this large family. Stacking the full-size washer and dryer was a game-changer, as it opened up valuable space for additional counter space, a sink, and ample storage. The project didn’t stop at the laundry room. A wall of 15″ deep pantries was added, along with an extra refrigerator. This provides ample storage space for small appliances and extra food, which is especially useful for a family with growing boys. A frosted glass door connects the laundry room to the wet bar area of the kitchen/dining room, facilitating easy access when entertaining. Furthermore, there is an exterior door leading to the backyard, ensuring that the space is not only practical but also connected to the outdoor living area. This Virginia couple recently moved into a five-acre lot in Haymarket, VA with the expectation of adding an in-law suite to the right side of their home. The addition provides complete independence, with its own garage, secondary garage/storage space with built-in ramp, workshop, a master suite and closet, an aging-in-place bathroom, kitchen, and a main living area, along with a front porch overlooking the front of the home. This couple wanted to maintain the exterior integrity with a seamless connection between the interior and exterior of the home. Matching the front gables, stone and siding fronts, replicating the fascia, windows and doors, garage doors and other details. The front porch leads to the front door of the main living and kitchen area towards the rear portion. A side door leads into the mudroom and existing home. The rear side includes a master bedroom suite which leads towards twelve feet of French doors on the back deck of the existing home, connecting the new deck to the existing porch. A large closet space with built-ins is placed just off the bedroom and connects to the master bathroom suite. This bathroom is equipped with large walk-in shower, frameless glass door, a soaking tub, beautiful tile setting, and double vanity space giving the luxury one needs. The lead staircase connects the upstairs level to the basement level, which includes one multipurpose room, second garage, storage and a workshop. Lots of windows and doors allow plenty of daylight to enter this addition. Outside of the French doors, one can walk onto the basketball court and soccer. Every element of the existing home was replicated for this addition such as, matching cabinetry, trim work, 10 foot ceiling, wide size wood plank, granite countertops and much more. The front garage provides direct access from driveway and the interior ramp serves as a walkway. This family is delighted to have their loved one living just few steps away from them.
