Welcome to the Berkeley Home Plan by Main Street Homes! This home is characterized by its well-appointed rooms on the first floor and features an angled staircase in the airy foyer. The PHS South POp Up Garden is a magical oasis in the center of the city. Lovely old timbers, deconstructed antique doors, vintage pendants, a delicate chandelier, curvy, ornate columns, mansard roof, french bistro shelf, and many curiosities make up the enormous, chic bar at the front of the garden. The elevated lounge has comfortable seating and is articulated by hundreds of twinkle lights. Chandeliers were created by adaptively reusing factory crates and stunning Edison bulbs; artwork in and of themselves. The lounge doubles as a stage when there is live music or a presentation. The cabana’s are articulated with the Tallulah feather and soft lighting. Barn beams were used to create the benches and the tables. The cottage was moved under the mulberry tree, dotted with pink lights and restyled for cozy comfort. This space celebrates the beauty of simplicity through precise architectural detailing. The trio of narrow, black-framed windows introduces rhythm and balance while framing curated views of the surrounding landscape and stone façade. Adjacent to the floating staircase, the open risers and slender steel railing reinforce the home’s modern aesthetic—creating a striking interplay of light, shadow, and transparency. Warm wood flooring softens the geometry, grounding the minimalist composition in natural texture.

An open L shaped kitchen grounds this great room design as you enter. This two toned design is placed with access to the view and space to flow through the open concept living and dining and around the corner to the enormous Walk in Pantry.

With Pinterest, Houzz and HGTV, homeowners have more sources for inspiration than ever before. You may have found, however, that replicating what you see online or on TV isn’t always that simple. Mastering proportion and scale can be especially challenging.
Let’s say you fall in love with an oversized vase which looks like it will fit with the colors and textures in your living room. But once it’s there, the vase doesn’t look the way you expected and you don’t know now to make it work.
Fortunately, designers are experienced not only in dealing with proportion and scale, but in handling multiple elements at once.
In the meantime, here are a few tips to help you understand some of the considerations regarding size.
Proportion Tips
1. Less is more
In the home shown here, the rooms are on the smaller side, where it would seem counterintuitive to use oversized pieces. But using smaller pieces can look busy—and can actually make the rooms feel smaller, especially when you add personal belongings to the space.
2. Keep it simple
Several oversized pieces can create clean, simple lines. We put this principle to work using oversized items as anchors on both sides of the fireplace in the living room.
On one side, we have two oversized blown-glass vases with amber, silver and purple tones. The irregular shapes in these beautiful pieces create interest and contrast; you can see through them and you can see the room reflected in them.
On the other side of the fireplace sit two oversized brass lanterns filled with driftwood and greenery; the contents can be switched out seasonally, as well.
The vases on one side and lanterns on the other side establish pattern (two of each, in descending order), balance and simplicity.
3. Embrace the unexpected
On the mantle above the fireplace rests another oversized piece—a painting of a barn. Its neutral colors pick up the tones in the stone behind it and again, it works to bring simplicity to the space, rather than overly fussy detail.
Nearby, just up the stairs, is an unusually spacious landing. A bench and pillows transform it into a special reading or conversation spot. The pair of hammered nickel vases on the window sill repeats the pattern established on either side of the fireplace. Using oversized vases in lieu of a window treatment is unexpected—as is incorporating sleek, modern-shaped vases like these in a farmhouse-style home. Yet because of the other oversized objects nearby, the vases feel distinctive and delightful.
4. Coordinate pattern and rhythm
Another oversized item is the table lamp in the living room. It’s a powerful light; aside from the overhead can lights, it’s the room’s only light source. The ridges on its ceramic base echo the pieces of wicker in the stunning basket behind the sofa.
This oversized wicker basket, which we’re a bit in love with, features a very large weave along with elegant leather straps. It’s ideal for storing throws, cushions, board games or anything else you want out of sight.
5. Proximity matters
This home’s dining room is just to the right of the entry. An immense floor mirror—double-framed in weathered wood—is placed opposite the front windows. Measuring seven feet high, it’s a bold piece. And it works perfectly in this space to reflect light and make the room feel larger.
An oversized ceramic vase, with a porous, matte-stone finish, sits atop a table next to the mirror. Other regular-sized items share the small table, including a bottle of wine and a glass vase. But because of the enormous mirror, it was important to have one oversized item on that table, for balance.

This backyard is what Kids and Parents dream about! The yard was large, over grown, and lacked a clear definition of what the space was for. With two young, energetic girls, who love to explore, the owner wanted to keep it as natural as possible, but add several new elements. A fireplace was added to the patio area which created indoor-outdoor living. A small outdoor kitchen was added for entertaining. A large pool with Baja shelf , a Jacuzzi, and seats through out create an oasis as the focal point. The bike paths were defined by gravel. We removed two enormous trees and used them to mulch the entire yard. The trunks were used as a fun obstacle course. A shady area was kept for the tire swing and picnic area. And the finishing touch; handprints in the new sidewalk!

A truly special property located in a sought after Toronto neighbourhood, this large family home renovation sought to retain the charm and history of the house in a contemporary way. The full scale underpin and large rear addition served to bring in natural light and expand the possibilities of the spaces. A vaulted third floor contains the master bedroom and bathroom with a cozy library/lounge that walks out to the third floor deck - revealing views of the downtown skyline. A soft inviting palate permeates the home but is juxtaposed with punches of colour, pattern and texture. The interior design playfully combines original parts of the home with vintage elements as well as glass and steel and millwork to divide spaces for working, relaxing and entertaining. An enormous sliding glass door opens the main floor to the sprawling rear deck and pool/hot tub area seamlessly. Across the lawn - the garage clad with reclaimed barnboard from the old structure has been newly build and fully rough-in for a potential future laneway house.

Renovisions recently remodeled a first-floor bath for this South Shore couple. They needed a better solution to their existing, outdated fiberglass shower stall and had difficulty squatting to enter the shower. As bathroom designers, we realize that a neo-angle shower is a simple and minimalistic design option where space is a premium. The clipped corner creates an angled opening that allows easy access to the shower between other fixtures in the bathroom.
This new shower has a curb using a combination of glass and tile for the walls. Taking advantage of every possible inch for the shower made an enormous difference in comfort while showering. A traditional shower head along with a multi-function hand-held shower head and a shampoo niche both save space and provide a relaxing showering experience. The custom 3/8″ thick glass shower enclosure with mitered corners provides a clean and seamless appearance. The vanity’s bead-board design in sage green compliments the unique veining and hues in the quartz countertop.
Overall, the clients were ecstatic with their newly transformed bathroom and are eager to share it with friends and family. One friend in fact, exclaimed that the bathroom resembled one she had seen in a five star resort!

This Master bedroom en suite provides all of the modern touches with a traditional look and feel. A luxurious freestanding tub with telephone faucet provide old world style and the glass shower alcove gives modern luxury. A grey double vanity lends a fresh touch to the traditional look and uses shaker style cabinets to stay classic. The grey is carried through to the enormous walk in closet.

This enormous master bathroom was remodeled to make it more open an have a better layout. Cabinets were painted, a garden tub was removed and replaced with a freestanding tub. There is a new walk in double shower, lots of storage and a separate toilet room.

This gorgeous Mediterranean/Tuscan style home is perched on a hillside overlooking thousands of acres of Texas Hill Country. Everything about the home captures your interest and draws you in. The home was built with every room taking advantage of the incredible views. As you enter, the handmade brick ceiling entices you into the magnificent great room.
