The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. After living with the average master bathroom designed by the development company of their condo, my clients decided they had had enough. Longing for something sleeker, more modern, and with some style and flair, they hired me to create a space that would feel welcoming but unique. At their request, we removed a rarely-used bath tub and replaced it, and the adjacent small standing shower, with a much more spacious wet area. Both a vanity scaled for the room and its undermount sinks make the counter area seem roomier as well. New LED light fixtures, and mirrors outlined in oil-rubbed bronze to coordinate with the faucets, shower hardware, and vanity handles and towel bars bring a crisp, clean-lined sense. A deep, moody color on the walls and a fascinating, mineral-like wallpaper in the water closet serve to make this new master bath feel like a suite in a dramatic, contemporary hotel in New York or London. Saturday August 22, 10:00 to 11:30am | Boulder A Virtuous Garden, Far Beyond Form and Emptiness by Martin Mosko and Luke Sanzone of Marpa Design Studio, with David Barrett, Barrett Studio Architects The owner of this fascinating new home and garden worked closely with the landscape architect and architect to create a house, barn, and riding arena that were at once modern, comfortable, warm, and carefully attuned to the natural surroundings. The house was designed with the Japanese principle of “wabi sabi,” the appreciation of beauty in imperfection and the natural cycle of growth and decay. The wood used in the siding was reclaimed from old buildings and combined with native stone. This principle extends into the landscape with the use of old, well-tended trees carefully chosen and trimmed so that the scale of the garden is maintained with the distant views. The clean, simple lines of the patios and the pool, the use of glass and steel, the radial drifts of ground covers, and the small lawn are all part of this aesthetic. All planting is xeric and foliage color was considered as important as the color of the blooms in creating an integrated palette. CoreTen steel edging shapes the landscape close to the pool and patio, while the outer circle of the garden is shaped by land forms. New gym with mirrored walls was faced the backyard with a large window. The main room was separated into an entertaining area with large bar and cabinetry, and some built INS facing the backyard. A new French door & window was added to back wall to allow more natural light. Built ins covered with light color natural maple wood tones, we were capturing his nature lifestyle. Through a double glass French door now you enter the state of the art movie theater room. Ceiling star panels, steps row seating, a large screen panel with black velvet curtains has made this space an Icon’s paradise. We have used embedded high quality speakers and surround sound equipped with all new era of projectors, receivers and multiple playing gadgets. The staircase to main level and closet space were redesigned allowing him additional hallway and storage space that he required to have, Intrigued color schemes and fascinating equipment’s has made this basement a place for serenity and excitement

Together, we visited Key Largo and once there we understood that the most important thing was to incorporate nature and the sea inside the house. A meeting with the architect took place after and we made a few suggestions that it was taking into consideration as to change the fixed balcony doors by accordion doors or better known as NANA Walls, this detail would bring the ocean inside from the very first moment you walk into the house as if you were traveling in a cruise. A client's request from the very first day was to have two televisions in the main room, at first I did hesitate about it but then I understood perfectly the purpose and we were fascinated with the final results, it is really impressive!!! and he does not miss any football games, while their children can choose their favorite programs or games. An easy solution to modern times for families to share various interest and time together. Our purpose from the very first day was to design a more sophisticate style Florida Keys home with a happy vibe for the entire family to enjoy vacationing at a place that had so many good memories for our client and the future generation. There was an odd opening that gave onto the neighbor's balcony and I turned it into a feature by framing it and hanging a beautifully carved wood panel. This created some privacy while keeping things airy and open at the same time. The neighbor gave the project a thumbs up and since this is a rental apartment, I got the OK from the property manager as long as I didn't make any holes in the walls which I managed to do! Bloomington is filled with a lot of homes that have remained trapped in time, which is awesome and fascinating (albeit sometimes frightening). When this young family moved to Bloomington last spring, they saw potential behind the Florida wallpaper of this Eastside ranch, and good bones despite its choppy layout. Wisely, they called SYI and Loren Wood Builders for help bringing it into the two thousand-teens. Two adjacent bathrooms were gutted together and went back up in much better configurations. A half bath and mud-cum-laundry room near the garage went from useful but blah, to an area you don't have to close the door on when guests come over. Walls came down to open up the family, living, kitchen and dining areas, creating a flow of light and function that we all openly envy at SYI. (We do not hide it whatsoever. We all want to live in this happy, bright house. Also the homeowners are amazing cooks, another good reason to want to move in.) Like split-levels and bi-levels, ranches are often easy to open up for the casual and connected spaces we dig so much in middle America this century. Knock down walls; unify flooring; lighten and brighten the space; and voila! a dated midcentury shell becomes a modern family home.
