  Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW   This large open concept kitchen and dining space was created by removing a load bearing wall between the old kitchen and a porch area. The new porch was insulated and incorporated into the overall space. The kitchen remodel was part of a whole house remodel so new quarter sawn oak flooring, a vaulted ceiling, windows and skylights were added. A large calcutta marble topped island takes center stage. It houses a 5’ galley workstation - a sink that provides a convenient spot for prepping, serving, entertaining and clean up. A 36” induction cooktop is located directly across from the island for easy access. Two appliance garages on either side of the cooktop house small appliances that are used on a daily basis. Honeycomb tile by Ann Sacks and open shelving along the cooktop wall add an interesting focal point to the room. Antique mirrored glass faces the storage unit housing dry goods and a beverage center. “I chose details for the space that had a bit of a mid-century vibe that would work well with what was originally a 1950s ranch. Along the way a previous owner added a 2nd floor making it more of a Cape Cod style home, a few eclectic details felt appropriate”, adds Klimala. The wall opposite the cooktop houses a full size fridge, freezer, double oven, coffee machine and microwave. “There is a lot of functionality going on along that wall”, adds Klimala. A small pull out countertop below the coffee machine provides a spot for hot items coming out of the ovens. The rooms creamy cabinetry is accented by quartersawn white oak at the island and wrapped ceiling beam. The golden tones are repeated in the antique brass light fixtures. “This is the second kitchen I’ve had the opportunity to design for myself. My taste has gotten a little less traditional over the years, and although I’m still a traditionalist at heart, I had some fun with this kitchen and took some chances. The kitchen is super functional, easy to keep clean and has lots of storage to tuck things away when I’m done using them. The casual dining room is fabulous and is proving to be a great spot to linger after dinner. The kitchen, breakfast room and family room are all open to one another. The kitchen has a large twelve foot island topped with Calacatta marble and features a roll-out kneading table, and room to seat the whole family. The sunlight breakfast room opens onto the patio which has a built-in barbeque, and both bar top seating and a built in bench for outdoor dining. The large family room features a cozy fireplace, TV media, and a large built-in bookcase. The adjoining craft room is separated by a set of pocket french doors; where the kids can be visible from the family room as they do their homework.

The family room opens up from the kitchen and then again onto the back, screened in porch for an open floor plan that makes a cottage home seem wide open. The gray walls with transom windows and white trim are soothing; the brick fireplace with white surround is a stunning focal point. The hardwood floors set off the room. And then we have the ceiling - wow, what a ceiling - washed butt board and coffered. What a great gathering place for family and friends.

the bamboo is a clumping variety called Bambusa eutuldoides viridi-vittata , Asian lemon bamboo. This variety is a clumper and you do not need to contain it, however, do allow an 8'by 10' area for its ultimate growth. Bamboo does require constant maintenance and you will need to do some research for the specific variety you choose. Beautiful white kitchen with vaulted ceiling and two of the best gold gilded lanterns above the large island. Love the Calacatta marble featured on the countertops and backsplash which keep this kitchen fresh, clean, and updated. Plenty of room to seat three or four at the island. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo
