A quaint cottage on the peninsula between Lauderdale and Middle Lakes was ready for some upgrades. Our client was looking for more space to accommodate visiting friends and family. They wanted to spend more time at this home during the off-season, which meant making some adjustments to the interior. The design we created included opening up a wall between the small kitchen and living area and converting a tiny bedroom into a mudroom at the entrance, which created a welcoming feeling upon entrance as one can now see the lake as soon as they set foot into the home. Our client is able to entertain at the sleek and modern kitchen with commercial grade appliances, quartz countertops and stone fireplace and kitchen backsplash. The guest bath on the main floor was also given an update with a tile shower, glass doors and updated vanity. The original oak flooring was refinished and looks absolutely beautiful.

The exterior features elements from both the Shingle and Craftsman architectural movements, creating a warm cottage feel. An open main level skillfully disguises this narrow home by using furniture arrangements and low built-ins to define each spaces’ perimeter. Every room has a view to each other as well as a view of the lake. The cottage feel of this home’s exterior is carried inside with a neutral, crisp white, and blue nautical themed palette. The kitchen features natural wood cabinetry and a long island capped by a pub height table with chairs. Above the garage, and separate from the main house, is a series of spaces for plenty of guests to spend the night. The symmetrical bunk room features custom staircases to the top bunks with drawers built in. The best views of the lakefront are found on the master bedrooms private deck, to the rear of the main house. The beautiful quartzite countertops and Japanese linear tile mimic the deep greens in the surrounding foliage. 36" wide grill and storage provide plenty of cooking and staging space. The mobile island, with it's cantilevered countertop, is perfectly stable despite the 225 pound countertop slab. This was achieved with a ballast inside the box combined with the industrial casters that allow the wheels to be pumped up off the deck, providing solid footing for the island. With over 5 square feet of grill surface and a grilling shelf. a full meal can be prepared at one time, ensuring that the cook can spend time with her guests and everyone can sit down and eat together. The dimmable recessed lighting and sconces provide illumination throughout the year that can be tuned to the mood of the party.

We did a remodel and make ready for the homeowner prior to listing so they could take advantage of our hot market. This house is proof that good design can make inexpensive material selections look really good, and that you don't have to spend a fortune on a nice remodel. Designed in parallel to the Peconic House project, we were asked to create a guest house for the client, so that family had a home base during construction of the main house. Inspired by an actual barn structure the family had visited in Connecticut, this faux historic creation would be aesthetically counterpoint the modern, beach-inspired main house structure. As a matter of standard practice, we also set out to insure this would be a highly sustainable home in its own right. The white oak, heavy timber structural components were completely milled and pre-fit offsite before being trucked to the site and assembled by a team of Vermont-based barn-builders in a matter of days. All structural assemblies and fasteners were made from custom-milled, solid wood elements assembled in the same manner it was done centuries ago. Reclaimed barn wood interior walls conceal high-tech super-insulated SIPs wall panels, clad on the outside by unfinished white cedar shingles which will naturally patina in the salted air of the Hamptons. Successfully completed within the prescribed timeframe, the client’s family was able to spend an entire year in the Peconic Barn while the main house was under construction.

The Feature wall separating the staircase from the Living Room is a wall that was specifically built to house the TV and the Fireplace, as well as provide a recessed shelf where the client's can display photographs and personal belongings. This Living Room being part of the open plan kitchen / dining / living with access to the deck and outdoor dining, serves as a central gathering space for family members and guests to socialize, relax, and spend quality time together. It is the space where they can engage in conversations, watch movies or TV shows, play games, and enjoy various forms of entertainment. This client needed a place to entertain by the pool. They had already done their “inside” kitchen with Bilotta and so returned to design their outdoor space. All summer they spend a lot of time in their backyard entertaining guests, day and night. But before they had their fully designed outdoor space, whoever was in charge of grilling would feel isolated from everyone else. They needed one cohesive space to prep, mingle, eat and drink, alongside their pool. They did not skimp on a thing – they wanted all the bells and whistles: a big Wolf grill, plenty of weather resistant countertop space for dining (Lapitec - Grigio Cemento, by Eastern Stone), an awning (Durasol Pinnacle II by Gregory Sahagain & Sons, Inc.) that would also keep bright light out of the family room, lights, and an indoor space where they could escape the bugs if needed and even watch TV. The client was thrilled with the outcome - their complete vision for an ideal outdoor entertaining space came to life. Cabinetry is Lynx Professional Storage Line.
