This single family home sits on a tight, sloped site. Within a modest budget, the goal was to provide direct access to grade at both the front and back of the house.
The solution is a multi-split-level home with unconventional relationships between floor levels. Between the entrance level and the lower level of the family room, the kitchen and dining room are located on an interstitial level. Within the stair space “floats” a small bathroom.
The generous stair is celebrated with a back-painted red glass wall which treats users to changing refractive ambient light throughout the house.
Black brick, grey-tinted glass and mirrors contribute to the reasonably compact massing of the home. A cantilevered upper volume shades south facing windows and the home’s limited material palette meant a more efficient construction process. Cautious landscaping retains water run-off on the sloping site and home offices reduce the client’s use of their vehicle.
The house achieves its vision within a modest footprint and with a design restraint that will ensure it becomes a long-lasting asset in the community.

The white subway tile and metal base in place of cabinet under the sink give this bathroom a strong industrial vibe. But it is softened by the lovely crystal chandelier and traditional style drawers under the window. The engineered quartz window bench surface ties in with the shower bench.

The Holloway blends the recent revival of mid-century aesthetics with the timelessness of a country farmhouse. Each façade features playfully arranged windows tucked under steeply pitched gables. Natural wood lapped siding emphasizes this homes more modern elements, while classic white board & batten covers the core of this house. A rustic stone water table wraps around the base and contours down into the rear view-out terrace.
Inside, a wide hallway connects the foyer to the den and living spaces through smooth case-less openings. Featuring a grey stone fireplace, tall windows, and vaulted wood ceiling, the living room bridges between the kitchen and den. The kitchen picks up some mid-century through the use of flat-faced upper and lower cabinets with chrome pulls. Richly toned wood chairs and table cap off the dining room, which is surrounded by windows on three sides. The grand staircase, to the left, is viewable from the outside through a set of giant casement windows on the upper landing. A spacious master suite is situated off of this upper landing. Featuring separate closets, a tiled bath with tub and shower, this suite has a perfect view out to the rear yard through the bedrooms rear windows. All the way upstairs, and to the right of the staircase, is four separate bedrooms. Downstairs, under the master suite, is a gymnasium. This gymnasium is connected to the outdoors through an overhead door and is perfect for athletic activities or storing a boat during cold months. The lower level also features a living room with view out windows and a private guest suite.

The previous bathroom was burdened with a large jacuzzi tub, an outdated fiberglass shower, and limited open floor space. Our approach started with a simple shower and bath update and evolved into a complete reimagining of the bathroom. We prioritized fluidity and functionality, repositioning plumbing and overhauling the floor plan to create a space that seamlessly marries practicality with design impact.
The new bathroom features a custom knotty alder vanity with toe kick lighting and a sleek quartz countertop. Above, a defogging LED-lit mirror with touch screen controls adds a modern element to the bright and minimal bathroom aesthetic. The new custom shower blends sophistication with accessibility. Simple yet elegant porcelain fluted tiles and glass partitions frame the space, with a low-threshold entrance and strategically placed grab bars to support accessibility. Inside, a custom product niche with cove lighting adds both aesthetic appeal and functionality. In the end, the reimagined bathroom thoughtfully aligns the homeowner's lifestyle and design preferences.

Even a small addition can improve the layout of your home! It only took adding a footprint of 155 square feet to transform our clients kitchen to the one of their dreams.
By bumping out the back of the home, we were able to relocate the kitchen, giving them the island they hoped for and new windows looking out to the backyard.
The old kitchen then got divided up to create a mudroom space just off of the garage and added space for the central dining room. The dining room also includes a pantry closet and separate coffee bar with built-in beverage fridge, providing even more storage.
In the family room, we added walls to create a new opening into the dining room to help define the spaces. A new front window provides the missing sightline to the front yard and the relocated patio door greets you into the new screened in porch.
Upstairs, we stacked the addition over the kitchen to give our clients a larger primary bathroom with plenty of storage and a large shower.

The light switches were moved to the right wall, just below the touch screen control for the dual zone heating unit we installed to keep the tile floor warm and comfortable all year long.
