To start we revamped the layout from choppy small cabinets and countertop space to large and functional! This client is a chef at heart and deserved organized storage along with improved flow for entertaining. Splashes of greens, blues and whites are pulled in from the living and dining space to create a clean, organic, and consitant feel through out the house.

This award-winning luxury penthouse overlooking Miami’s stunning Biscayne Bay transformed an outdated space and clumsy layout into a breathtaking residence ideal for entertaining guests and welcoming family and visitors. Sanandres intervened to relocate the stair and reorganize the upstairs layout, creating a double-height oceanside view and inviting improved flow and format.

Passionate about cooking, entertaining, and hosting holiday gatherings, they found their existing kitchen inadequate. The space, with its traditional style and outdated layout, was far from ideal. They longed for an elegant, timeless kitchen that was not only show-stopping but also functional, seamlessly catering to both their daily routines and special occasions with friends and family. Another key factor was its future appeal to potential buyers, as they’re ready to enjoy their new kitchen while also considering downsizing in the future. THE RENEWED SPACE The new kitchen exceeded every expectation, thrilling the clients with its revitalized, expansive design and thoughtful functionality. The transformation brought to life an open space adorned with marble accents, a state-of-the-art steam oven, and the seamless integration of the Galley Dresser, crafting a kitchen not just to be used, but to be cherished. Tired of doing laundry in an unfinished rugged basement? These homeowner's were as well! They contacted Castle to help them with their basement planning and build for a finished laundry space and new bathroom with shower. After the designer and client walked through ideas to improve flow of space, we decided to eliminate the existing 1/2 bath in the family room, and move the new bathroom into the existing laundry room. The full laundry room was finished to include new walls, ceilings, new plumbing, new Adura luxury vinyl tile flooring, beautiful shaker style cabinetry with beadboard panel, Glossy white Cultured marble countertops, a new Blanco composite sink, and Kohler Bellera faucet. In the new bathroom space, we continued the Adura luxury vinyl flooring. Finishes in the bathroom include Kohler Memoirs pedestal sink, Kohler Archer faucet, custom hex tile shower floor, subway tile walls, and custom frameless glass shower enclosure. Additional improvements were made to improve the health of the home including asbestos tile abatement, new drain tile and sump pump, new spray foam insulation, new glass block window, and a new Panasonic bathroom fan. We also decided to save and restore some original pieces in the home like their existing 5-panel doors and repurposing one salvaged door into a pocket door for the new bathroom. The homeowner completed the basement finish with new carpeting in the family room. The whole basement feels fresh, new, and has a great flow. They will enjoy their happy and healthy home for years to come.

At the rear if the house, the 1980s kitchen was removed and its low hipped roof replaced with a gable of playful brick and glass. Originally divided into two separate vanity rooms, we transformed this space into a functional and stylish Jack and Jill bathroom. By improving the flow between the girls’ rooms, we created a space that’s both practical and full of personality, featuring unique hardware and materials tailored to their tastes.

Norwood House is a 55 year old center hall Georgian Revival style house that sits on an expansive piece of property across from the main campus at Kent Place School. The house and grounds are owned and maintained by the School, and serve as the primary residence for the Head of School and her family. The property is also used on occasion for school functions. Since there have been no significant improvements to the property since the 1980’s, we worked with the School to improve the entire house and surrounding grounds. Specifics included creating a mudroom between the garage and the kitchen, relocating the dining room and family room to improve the flow of the first floor layout, adding three pairs of French doors in the sunroom leading out to a new bluestone patio, gutting and redoing the kitchen, renovating all of the bathrooms, and refinishing the basement. The scope also encompassed various infrastructure improvements, including a new roof, new windows, new high efficiency HVAC and lighting, etc. For the project, we also worked closely with Frances Chester, a local Landscape Architect, on improving the property with new plantings, walkways, patios, driveway, lighting, etc. The school required that the project be complete by the beginning of the 2014 school year. We worked the Contractor, Owner’s Rep, and members of the Board of Trustees to have construction completed within 5 months, which was a very aggressive schedule for a project of this size.

This project started as a kitchen remodel and evolved into a complete transformation. CLT Design/Build converted five separate rooms (living, dining, family, flex and kitchen) into one large great room that is flooded with natural light. CLT Design/Build added windows, removed walls and relocated the kitchen to improve flow, and create a strong connection to the outdoors.

Klopf Architecture, Outer Space Landscape Architects, and Flegels Construction updated a classical 1950s original mid-century modern house designed by the late Frank Lloyd Wright apprentice Ellis Jacobs. Klopf Architecture pushed the original design intent to make the house more open and uniform from space to space, while improving energy efficiency, capitalizing more on the already incredible views, improving the flow of spaces, providing an outdoor living area, and ratcheting up the quality level of the home in general. The updated custom Mid-Century Modern home is a remodeled single-family house in Redwood City. This 2,000 square foot (plus garage), 3 bedroom, 2 bathroom home is located in the heart of the Silicon Valley.
