The owners of this home located in a historic Baltimore neighborhood wanted a much larger kitchen, and because they regularly entertained large numbers of guests, they wanted to improve flow throughout the house. The decision was made to create a gallery addition across the rear of the house, anchored at one end by a new kitchen addition. A dynamic 1-1/2 story breakfast room was created on axis with the entrance hall, and serves to bridge the kitchen and the gallery. A series of french doors allows the gallery to flow gracefully out to a new terrace, and a richly detailed coffered ceiling gives detail and rhythm to the fairly narrow gallery space. This unique lakefront home situated in north western New Jersey is the inspiration of the owner who wanted to create a comfortable and elegant retreat. The goal was to optimize the scenic aspect of the lake front site and improving the design and flow of the living space. It was important to preserve the character of the original rustic lake cabin and retain many of the details unique to homes built in the area in the 1950’s. Modern amenities were incorporated with an emphasis on energy efficiency and sustainability.

In a wooded area of Lafayette, a mid-century home was re-imagined for a graphic designer and kindergarten teacher couple and their three children. A major new design feature is a high ceiling great room that wraps from the front to the back yard, turning a corner at the kitchen and ending at the family room fireplace. This room was designed with a high flat roof to work in conjunction with existing roof forms to create a unified whole, and raise interior ceiling heights from eight to over ten feet. All new lighting and large floor to ceiling Fleetwood aluminum windows expand views of the trees beyond. The existing home was enlarged by 700 square feet with a small exterior addition enlarging the kitchen over an existing deck, and a larger amount by excavating out crawlspace at the garage level to create a new home office with full bath, and separate laundry utility room. The remodeled residence became 3,847 square feet in total area including the garage. Exterior curb appeal was improved with all new Fleetwood windows, stained wood siding and stucco. New steel railing and concrete steps lead up to the front entry. Front and rear yard new landscape design by Huettl Landscape Architecture dramatically alters the site. New planting was added at the front yard with landscape lighting and modern concrete pavers and the rear yard has multiple decks for family gatherings with the focal point a concrete conversation circle with central fire feature. Everything revolves around the corner kitchen, large windows to the backyard, quartz countertops and cabinetry in painted and walnut finishes. The homeowners enjoyed the process of selecting Heath Tile for the kitchen backsplash and white oval tiles at the family room fireplace. Black brick tiles by Fireclay were used on the living room hearth. The kitchen flows into the family room all with views to the beautifully landscaped yards. The primary suite has a built-in window seat with large windows overlooking the garden, walnut cabinetry in a skylit walk-in closet, and a large dramatic skylight bouncing light into the shower. The kid’s bath also has a skylight slot with light angling downward over double sinks. More colorful tile shows up in these spaces, as does a geometric patterned tile in the downstairs office bath shower. The large yard is taken full advantage of with concrete paved walkways, stairs and firepit circle. New retaining walls in the rear yard helped to add more level usable outdoor space, with wood slats to visually blend them into the overall design. The end result is a beautiful transformation of a mid-century home, that both captures the client’s personalities and elevates the house into the modern age.

The owners of this 1950s colonial on Philadelphia’s Main Line wanted to preserve its traditional architecture and take advantage of the kitchen’s ample footprint. In addition to reworking the floorplan and improving the flow, the owner wanted a large island with several seating options, a desk area and a small table for dining. One of the design goals was to transform the spacious room into a functional kitchen that still felt intimate and comfortable for everyday use. Furniture style inset cabinetry kept the room in tune with the home’s original character and made it feel less utilitarian. Removing the wall that hindered the flow and views between the kitchen and the adjacent family room ensured that the main entertaining areas flowed together. Stylistically, we wanted to avoid the typical white kitchen, opting instead to pull in rich wood tones to create a warmer and more classic look.

This full home renovation in Dilworth was thoughtfully designed in collaboration with Habitude Interiors to create a warm, functional, and timeless living space for the homeowners. The project included a complete transformation of multiple areas throughout the home, blending elevated finishes with everyday comfort. Our scope of work included a custom kitchen renovation, luxury bathroom remodels, updated living spaces, a stylish home bar, new flooring throughout the home, and a beautifully designed outdoor food station perfect for entertaining. Every detail was carefully executed to improve flow, maximize functionality, and create a cohesive design aesthetic from room to room. The final result is a refined yet inviting home that balances modern convenience with classic character.

After years of enjoying their backyard, the clients of this property enlisted our firm to improve the original landscape we had completed over ten years ago. Our goal was to update the patio and further develop their backyard by creating a garden with a variety of color and texture. Over time the existing patio had settled, plantings grew, and an existing Oak thrived. During the initial home and landscape construction our clients were particularly concerned about the health of the mature Oak located just off the home. Special care was given when the patio was first built. Precautions were again taken in working around the Oak as the existing patio was removed and replaced. Surrounding trees and shrubs had grown and enclosed the backyard limiting access. This required almost all work and transport of material to be done by hand. The old concrete paver patio was replaced with bluestone. Existing mortared limestone around the edges of the patio levels were cleaned and tuck-pointed. A new stoop was constructed with mortared limestone risers and bluestone treads. A built-in grill and fireplace further updated the backyard space. The fireplace was designed to follow the organic curve of the patio. Mortared limestone and bluestone material were repeated on all elements, tying them together. Along with the updated patio, many additions were made in transforming the modest backyard into a lush garden. Masses of annuals, ornamental grasses, and perennials along with mixed shrubs created sweeps of color and texture in front of a new arborvitae hedge and other existing trees and shrubs. After careful planning and execution the completed landscape gave our clients the updated landscape they desired. The completion of the project was a rewarding and fulfilling experience as we transformed a good past project into a fantastic new project.

This project was designed to provide both high function and high style while optimizing the influx of natural light from the enlarged kitchen windows. We maximized the space and created an open floor plan that improved traffic flow between the adjacent rooms. Norwood House is a 55 year old center hall Georgian Revival style house that sits on an expansive piece of property across from the main campus at Kent Place School. The house and grounds are owned and maintained by the School, and serve as the primary residence for the Head of School and her family. The property is also used on occasion for school functions. Since there have been no significant improvements to the property since the 1980’s, we worked with the School to improve the entire house and surrounding grounds. Specifics included creating a mudroom between the garage and the kitchen, relocating the dining room and family room to improve the flow of the first floor layout, adding three pairs of French doors in the sunroom leading out to a new bluestone patio, gutting and redoing the kitchen, renovating all of the bathrooms, and refinishing the basement. The scope also encompassed various infrastructure improvements, including a new roof, new windows, new high efficiency HVAC and lighting, etc. For the project, we also worked closely with Frances Chester, a local Landscape Architect, on improving the property with new plantings, walkways, patios, driveway, lighting, etc. The school required that the project be complete by the beginning of the 2014 school year. We worked the Contractor, Owner’s Rep, and members of the Board of Trustees to have construction completed within 5 months, which was a very aggressive schedule for a project of this size.

The L-shaped counter was removed to create a better traffic flow. The island was lengthened for more counter space, storage, and seating area. Pendant fixtures were incorporated into the design to create a focal point at the center of the room. By removing the existing island and peninsula, the work triangle was improved and created a better traffic flow in the kitchen and family room. The wallpaper in the family room was removed and the walls were painted to give a warm and cozy feeling.
