Originally built to house a garage, workshop and wood storage, this simple structure has been gently re-imagined into a unique guesthouse with a rustic accents and modern comforts. The exterior retains the classic barn appearance, with the addition of carefully placed windows and industrial-looking Corten steel siding. The introduction of a large dormer to the center of the structure was a simple move, but provided multiple functions: • breaks up the 8’-0” ceiling on the main floor, letting in additional daylight and providing visual relief to the otherwise low ceiling • creates circulation space with the rustic steel stair and bridge • utilizes reclaimed wood siding on the ceiling and walls, contrasting with white drywall and clean bright finishes • visually connects the two upstairs bedrooms with the main floor The focus of the interior was to preserve and accentuate the barn features as much as possible, and have a warm and cozy, energy efficient guest house. Programming included two bedrooms, two bathrooms, dining area, farmhouse kitchen and pantry, living room and laundry room. Materials and furnishes were selected to create a clean, comfortable and inviting interior with a rustic edge. The exposed steel beam was left unfinished showing its existing wear and tear, and the new steel stair was left raw to eventually age and match the beam. Durable and economical oak floors were used throughout. Traditional subway tile and penny rounds contrast with the modern, clean lines of the kitchen and bathrooms. A custom sliding barn door adds texture to the kitchen and closes off the pantry and laundry room from the space. Furniture was a mix of new and existing, which makes the spaces both familiar and comfortable. All in all, there is a timeless look to the end product; a traditional farmstead structure has definitely been giving a great new lease on life. Andrew Pogue

Our La Cañada studio designed this lovely home, keeping with the fun, cheerful personalities of the homeowner. The entry runner from Annie Selke is the perfect introduction to the house and its playful palette, adding a welcoming appeal. In the dining room, a beautiful, iconic Schumacher wallpaper was one of our happy finishes whose vines and garden colors begged for more vibrant colors to complement it. So we added bold green color to the trims, doors, and windows, enhancing the playful appeal. In the family room, we used a soft palette with pale blue, soft grays, and warm corals, reminiscent of pastel house palettes and crisp white trim that reflects the turquoise waters and white sandy beaches of Bermuda! The formal living room looks elegant and sophisticated, with beautiful furniture in soft blue and pastel green. The curtains nicely complement the space, and the gorgeous wooden center table anchors the space beautifully. In the kitchen, we added a custom-built, happy blue island that sits beneath the house’s namesake fabric, Hydrangea Heaven. ---Project designed by Courtney Thomas Design in La Cañada. The walnut wood combined with dark and moody tones, creates an intimate ambiance making this large open space feel grounded, stable, and welcoming. Layered lighting from natural light and track lighting, along with integrated high-end appliances, adds to the striking beauty. The kitchen exudes warmth and elegance characterized by the luxurious Topos Walnut wood cabinets with their rich color and naturally smooth grain. The walnut palette, combined with the textured dark grey Kiruna cabinets and the marble-like Laurent stone—which showcases a deep brown hue with integrated gold and copper veining—creates a powerful and beautiful atmosphere. The design is a highly organized layout that focuses on the homeowner’s every day and entertaining lifestyle, emphasizing functionality, efficiency, and streamlined aesthetics. The back kitchen/butler pantry area was designed to help keep the main kitchen clean and organized. Bulk cooking will take place in the back kitchen area, which has a full suite of appliances. The pantry is accessible yet hidden from the main kitchen via a passage door concealed within the main kitchen. The downstairs bar area has a sink, dishwasher, beverage fridge and drawer microwave. Designed for easy functionality, it offers ample counter space for small appliances like a juicer, blender, or tea kettle, allowing for refreshment after using the adjacent home gym. ⭐⭐⭐⭐⭐"Goran and his team at Leight Westchester are highly reliable, trustworthy and just fantastic! We were more than satisfied with Goran’s professional advice as well as attention to details. All of our friends who visit our house praise the look and design of our custom kitchen, powder room and basement wet bar. Goran also introduced and coordinated the Dekton and other stone fabrication companies who did an impeccable job in design, color and specifications. Goran even gave us his opinion as to the lighting designs which were of great help. All European seamless cabinet doors with no handle look just impressive. A few of our friends have already started working with Goran on the entire kitchen cabinet system, and all thank us for the introduction!!!"

The owners cramped and cluttered hall bath was transformed into a calm and open refuge by the removal of the textured glass enclosure and dropped ceiling at the tub, the introduction of the oversized mirrored medicine cabinet, and by uniting sink, storage and tub into a single simple form.

A gentle introduction of color is essential to this dining room’s large picture window. Draperies with Swag Overlays naturally soften the surrounding geometric features. Using a pink and green striped fabric on the draperies, and coordinating light green foliage fabric on swag overlays greatly accentuates this picture window. The addition of pink and green tassel fringe further embellishes these swags, as well as emphasizing their soft curves to the space. These draperies are finished off with a decorative fluted pole, fluted rings, and stunning floral shaped finials. For privacy and sun protection we added a large custom roller shade. Altogether, these window treatments become a focal point to this room.

The entryway serves as a vibrant introduction to the home’s narrative, immediately establishing the project’s theme of expressive individuality. An elegant marble-topped console with a sculptural brass base provides a refined anchor, but the true focal point is the kaleidoscopic abstract artwork, which introduces a deliberate burst of energy and depth. The arrangement of organic florals in a soft lavender vase—an intentional echo of the palette found in the adjoining living spaces—creates a sense of quiet continuity. It is a transitional moment that feels curated and celebratory, offering an artful welcome that reflects the owners' personal journey and their nuanced approach to modern city living.

The pink fabric on the shams and bed skirt was an unexpected direction for the client! She was uneasy about the introduction of a softer pink, and was concerned that it would clash with the red she had already. As a designer, I could see that incorporating more reds would darken the space and weigh the room down. The fabric we chose had enough of a subtle pattern that it worked will with the red in the nightstands and brought forward the pink in the floral duvet.

Serving as a winter retreat for a family of world travelers, a thoughtfully composed program of calm, comforting spaces imbuing casual elegance is presented effortlessly in the landscape. Oriented around a central grand oak and its adjacent loblolly pine, the home wraps around them, celebrating the engagement of nature while maintaining privacy from neighboring homes. Working within height restrictions intended to keep massing as low to the ground as possible, we moved the ground plane up and the expression down to present an appearance of a home that lives low. Calculated plays on scale and proportion intentionally have different effects from different vantage points, ensuring the viewer perceives the architecture as humanly scaled from each important introduction to the home. Ascending a landscape stair that winds around the central oak and extends into the entry vitrine sitting at base flood, the entry foyer operates at two scales as limestone stairs matching the exterior ascend between walls passing portals that reveal limited views of activity within. 2022 Design + Service Awards Jury Citation for Residential New Construction, AIA Charleston

A fusion of colour, Ella's curvilinear shape takes full advantage of dichroic metals - gold, platinum, and cerulean blues that appear to “melt” into the design’s surface. Texturized metallic adds to the design's spectacular 3D effect - rich with dimension and movement. The introduction of light into a space awakens new movement and reveals previously hidden aspects of Ella's beautiful finish.

In this kitchen renovation, the aim was to revamp the space, making it not just functional, but stylish and inviting too. The decision to paint the walls predominantly white instantly promoted brightness and airiness into the room, setting the stage for a modern makeover. Knocking down the wall separating the kitchen from the family room added a touch of spaciousness and promoted seamless interaction between the two areas. Introducing a sleek floating island became the centerpiece, offering both practicality and a contemporary aesthetic. Upgrading to all new appliances ensured efficiency without sacrificing style. The end result? A chic, welcoming kitchen that's as perfect for cooking up a storm as it is for gathering with loved ones. In this extensive bathroom remodel, a once cluttered and cramped primary bathroom has been meticulously transformed into a spacious and bright oasis. By prioritizing additional storage and leveraging the existing skylight, the space underwent a remarkable renovation without the need for significant structural changes. The skylight was maximized to its full potential by surrounding it with pristine white walls, creating an airy and luminous atmosphere. The introduction of a luxurious marble shower not only adds a touch of sophistication but also contributes to the overall cleanliness and sophistication of the space. Soft gray cabinets and warm wood accents were strategically incorporated to create a bathroom with a serene and welcoming ambiance, evoking a sense of tranquility and comfort. Every detail was meticulously considered, from the placement of storage solutions to the selection of materials, ensuring that the remodeled bathroom exudes both functionality and elegance. The result is a blend of style and practicality, where every aspect of the design works in harmony to create a serene sanctuary where relaxation and rejuvenation are effortlessly embraced.

In addition to gaining storage and study areas, could these twins show off their big personalities? Absolutely, we said! MOTIV Interiors tackled the rooms of these youngsters living in Nashville's 12th South Neighborhood and created an environment where the dynamic duo can learn, create, and grow together for years to come. Design Solution: In her room, we wanted to create a fun-filled space that supports softball, sleepovers, science, and anything else a girl might want to get into. The star of the show is a beautiful hand-printed wallpaper by Brooklyn designer Aimee Wilder, whose FSC-certified papers contain no VOC’s (Volatile Organic Compounds). That means that in addition to packing a powerful visual punch, they meet our standard for excellent indoor air quality. We also love this wallpaper because it is composed of so many different neutral colors - this room can organically evolve over time without necessarily replacing the paper (which was installed with a no-VOC adhesive). We refreshed the remaining walls with a scrubbable no-VOC paint from Sherwin Williams (7008 Alabaster) and gave the carpets in both of the twins’ rooms a good cleaning and simple stretch as opposed to replacing them. In order to provide more functional light in her room, we incorporated a corner floor lamp for reading, a telescoping desk lamp for studying, and an eye-catching LED flower pendant on a dimmer switch sourced from Lightology. Custom window treatments in a linen/cotton blend emphasize the height of the room and bring in a little “bling” with antiqued gold hardware. Before we even thought about aesthetics, however, MOTIV Interiors got to work right away on increasing functionality. We added a spacious storage unit with plenty of baskets for all of our young client’s animal friends, and we made sure to include ample shelf space for books and hobbies as she finds new passions to explore down the road. We always prefer eco-friendly furnishings that are manufactured responsibly, made with sustainably harvested wood (FSC Certified), and use no glue or non-toxic glues and paints. The bedding in this project is 100% cotton and contains no synthetic fibers. When purchasing bedding, check for the GOTS Certification (Global Organic Textile Standard). The introduction of a desk and drawer unit created a calming space to study and reflect, or write a letter to a friend. Gold accents add a bit of warmth to the workspace, where she can display her memories, goals, and game plans for a bright future. We hope you enjoyed this project as much as we did! Each design challenge is an opportunity to push the envelope, by creating a new and exciting aesthetic or finding creative ways to incorporate sustainable design principles.

In this bathroom remodel, the homeowners sought to replace an outdated aesthetic with a rustic-style transformation. To achieve this, we opted for white and brighter tiles and paint, instantly refreshing the space. To infuse rustic charm, a rich wood vanity was installed, accompanied by matte black hardware and fixtures that added a touch of elegance and contrast. Textures played a crucial role in this remodel, with textured walls and tile enhancing the rustic appeal. The introduction of a new glass shower surround and white tiles created an illusion of a larger shower, while the addition of a shower niche provided improved storage functionality. The overall result was a bathroom that appeared larger and cleaner, encompassing the desired rustic style. A new mirror and lighting fixture over the vanity served as the final touches, completing the rustic ambiance and ensuring an inviting and visually cohesive space.
