The main concept behind this project was to create a home, which allows for tremendous privacy for both the parents and the children, and at the same time doesn’t create extreme isolation between the both. Elevation is vital in allowing that to happen, by having a stretched out area, the house faces the North, in order to get a clear view of Lake Marriout and also for the breezy fresh air to access the house. The home is built on two different plots of land, one includes: children’s house (bedrooms, garage, living area, etc…) the second plot includes: dining area, master bedroom, main reception. All of that is connected by stairway and patio to give it the “homey” vibe

This Condo has been in the family since it was first built. And it was in desperate need of being renovated. The kitchen was isolated from the rest of the condo. The laundry space was an old pantry that was converted. We needed to open up the kitchen to living space to make the space feel larger. By changing the entrance to the first guest bedroom and turn in a den with a wonderful walk in owners closet. Then we removed the old owners closet, adding that space to the guest bath to allow us to make the shower bigger. In addition giving the vanity more space. The rest of the condo was updated. The master bath again was tight, but by removing walls and changing door swings we were able to make it functional and beautiful all that the same time.

A micro-addition and new layout turns 1980’s cramped kitchen into bright, light-filled collaborative kitchen space. The cramped, isolated kitchen in this 1980’s era home did not fit our clients’ lifestyle nor take advantage of the beautiful views of the nearby pond and woods. They longed for a functional yet fabulous space to support collaborative cooking and family gatherings. A micro-addition facilitated a new layout that both opened to and enlivened their existing living and dining spaces. A bold tri-color palette along with pro-level appliances and impeccable finish detailing gives them everything they desired and more.

This 80 year old farm house was in need of an update. The kitchen and dining areas were cramped, dark and isolated from one another. The homeowner requested an open floor plan with more storage and space where her children could play while she was busy in the kitchen. Thompson Remodeling flipped the existing positions of the dining room and kitchen and removed walls to open up the space. The new kitchen has bright white cabinets, quartz countertops and an island with a butcher block counter. A custom banquette provides seating and a spot for the kids to play and do homework while its bench doubles as hidden storage. The wet bar in the dining space has loads of pantry space. The existing floors were very uneven, so we used a vinyl plank flooring that would allow more give for installation. It looks just like weathered pine and will offer very easy care for the busy family.

This 2019 project for award-winning engineer and former Blackbird Academy instructor Ernesto Olvera-LaPier was one of NILES’ earliest ventures into designing and building a fully formal Dolby Atmos mixing and mastering environment. The result is a highly accurate, purpose-built suite engineered to meet the strict demands of immersive audio work. The room is completely acoustically isolated from the surrounding structure. Sound-reducing wall systems sit atop floating-floor assemblies, paired with a full soft-ceiling bass trap, a false rear-wall trap, and custom full-lite acoustic doors. Dedicated mechanical systems ensure quiet, uninterrupted operation, allowing Ernesto to work with precision at any hour. Monitoring centers around a JBL M2 system seamlessly integrated into the treatment design, providing an immersive, detailed, and articulate listening experience essential for Dolby Atmos production. Every component—from the isolation assemblies to the tuning—was crafted to ensure that the mix translates exactly as intended. The suite is both visually understated and technically advanced, delivering an effortless feel with professional-grade performance throughout.

Our client wanted a ship themed room and we were challenged to provide great sound with so many reflective surfaces. We got very creative and the room came out perfect. This room was a six page feature in Home Theater Room is isolated from main house with special materials. Room reflections we controlled by using three ceiling vents and special insulation as well as motorized drapes at from of room. We created irregular surfaces where ever we could to eliminate flat smooth surfaces.

The client was a developer/builder who owned old orange grove property on two cypress tree lined lakes. This house for himself, a bachelor, was also intended to establish an organic quality of architecture to help sell property to people with similar tastes. The Williams and Faulkner houses were two unbuilt projects designed for his buyers that are included in this website. This design follows the idea of circular forms into more of a freeform, but still closely organized plan. I also worked with Palmer to develop his floating swimming pool idea, which he had patented. The fiberglass deck and the inflatable rim were two versions of the idea, which was to isolate the filtered water with a vinyl membrane.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo
