Design-build kitchen, powder room, and butler’s pantry remodel in an 1890 Victorian home in Wakefield, MA. Full renovation included reconfiguring the powder room layout and opening a load-bearing wall between the kitchen and dining room to improve flow and functionality. Kitchen remodel features frameless full overlay cabinetry in Steel Blue, quartz countertops (Alleanza Dolomiti Extra), beveled crackle tile backsplash, and hardwood flooring. Island addition replaces freestanding table and adds prep space with microwave drawer. Full-height wall cabinets maximize kitchen storage. Historic-inspired details include ogee-edge countertops, bridge-style faucet in English Bronze, decorative corbels, polished nickel hardware, and industrial-style sconces. Powder room renovation includes reduced footprint layout, basketweave floor tile, applied molding, wallpaper, and vintage-inspired plumbing fixtures in chrome. Butler’s pantry remodel features inset cherry cabinetry in a coffee stain finish, quartz countertops, glass-front cabinets, beverage fridge, bar sink, and wallpapered cabinetry interiors. This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!

The owners of this sleek modern kitchen have lived in this house for decades and came to us with a clearly distinct vision of what they desired for their home. We strived to successfully integrate the oriental contemporary aspects seen throughout the features of their home, while also complimenting the existing warm modern furniture. This minimalistic approach of balancing clean, straight lines effortlessly highlights the various natural materials used within the kitchen to yield an uncluttered serene impression. The space is grounded with a grid of large format porcelain tiles, and the cool tones of gray compliment the veins of marble cladding along the backsplash and walls. A white flush multifunctional utility wall is equipped with an integrated refrigerator, oven, steam oven, and warming drawers. The wall also provides an abundant amount of storage including two tambours purposefully designed as a coffee and prep station, while the other tambour functions as a space for daily appliances. The entirety of the tall wall is framed with recessed wood to emphasis this efficient work zone. Keeping with a sleek design, on the island, we incorporated a flush Wolf grill cooktop that rests flat on the island countertop. Above the dining table, the Logico Triple Nested Suspension light fixture hanging interrupts the structured elements and naturally creates a beautiful organic focal point amongst the flow of clean lines. This white-on-white kitchen design has a transitional style and incorporates beautiful clean lines. It features a Personal Paint Match finish on the Kitchen Island matched to Sherwin-Williams "Threshold Taupe" SW7501 and a mix of light tan paint and vibrant orange décor. These colors really pop out on the “white canvas” of this design. The designer chose a beautiful combination of white Dura Supreme cabinetry (in "Classic White" paint), white subway tile backsplash, white countertops, white trim, and a white sink. The built-in breakfast nook (L-shaped banquette bench seating) attached to the kitchen island was the perfect choice to give this kitchen seating for entertaining and a kitchen island that will still have free counter space while the homeowner entertains. Location: Bethesda, MD, USA We completely revamped the kitchen and breakfast areas and gave these spaces more natural light. They wanted a place that is both aesthetic and practical and we achieved this by having space for sitting in the breakfast space and the peninsulas on both sides of the kitchen, not to mention there is extra sitting space along the bay window with extra storage. A newly designed kitchen for a large extended family where food preparation and serving/sharing could be accomplished. A buffet was designed and built in to the space to separate the kitchen from the eating area with a custom table to accommodate seating for 14. The gathering place needed to have the look of driftwood which was accomplished with a translucent white paint on cherry that allowed the grain patterns of the wood to peak through. The "sand through" technique further enhanced the look of driftwood. The style is classic with small rails on the top and larger rails below with a flat center panel. Simple hardware completes the look. Special soapstone was found that reflected the ocean with deep green and blue areas that swirl like water. Small mosaic tile were mixed with mother of pearl. Pendant light reflected by nautical lanterns complete the scene.

DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. The kitchen includes cabinets by Columbia in two different colors. The cabinets are maple with a furniture finish. Some of the upper cabinets were finished out with clear glass. The custom granite countertops installed by Bay Works unify the space with an eat-in area and dramatic lighting completes this lovely remodel. A traditional Georgian home receives an incredible transformation with an addition to expand the originally compact kitchen and create a pathway into the family room and dining area, opening the flow of the spaces that allow for fluid movement from each living space for the young family of four. Taking the lead from the client's desire to have a contemporary and edgier feel to their home's very classic facade, House of L worked with the architect's addition to the existing kitchen to design a kitchen that was incredibly functional and gorgeously dramatic, beckoning people to grab a barstool and hang out. Glossy macassar ebony wood is complimented with lacquered white cabinets for an amazing study in contrast. An oversized brushed nickel hood with polished nickel banding makes a presence on the feature wall of the kitchen. Brushed and polished nickel details are peppered in the landscape of this room, including the cabinets in the second island, a storage cabinet and automated hopper doors by Hafele on the refrigeration wall and all of the cabinet hardware, supplied and custom sized by Rajack. White quartz countertops by Hanstone in the Bianco Canvas colorway float on all the perimeter cabinets and the secondary island and creates a floating frame for the Palomino Quartzite that is a highlight in the kitchen and lends an organic feel to the clean lines of the millwork. The backsplash area behind the rangetop is a brick patterned mosaic blend of stone and glass, while surrounding walls have a layered sandstone tile that lend an incredible texture to the room. The light fixture hanging above the second island is by Wells Long and features faceted metal polygons with an amber gold interior. Woven linen drapes at window winks at the warmer tones in the room with a lustrous sheen that catches the natural light filtering in. The rift and sawn cut white oak floors are 8" planks that were fitted and finished on site to match the existing floor in the family and dining rooms. The clients were very clear on the appliances they needed the kitchen to accommodate. In addition to the vast expanses of wall space that were gained with the kitchen addition the larger footprint allowed for two sizeable islands and a host of cooking amenities, including a 48" rangetop, two double ovens, a warming drawer, and a built-in coffee maker by Miele and a 36" Refrigerator and Freezer and a beverage drawer by Subzero. A fabulous stainless steel Kallista sink by Mick De Giulio's series for the company is fitted in the first island which serves as a prep area, flanked by an Asko dishwasher to the right. A Dorenbracht faucet is a strong compliment to the scale of the sink. A smaller Kallista stainless sink is centered in the second island which has a secondary burner by Miele for overflow cooking. Despite its diamond-mullioned exterior, this stately home’s interior takes a more light-hearted approach to design. The Dove White inset cabinetry is classic, with recessed panel doors, a deep bevel inside profile and a matching hood. Streamlined brass cup pulls and knobs are timeless. Departing from the ubiquitous crown molding is a square top trim. The layout supplies plenty of function: a paneled refrigerator; prep sink on the island; built-in microwave and second oven; built-in coffee maker; and a paneled wine refrigerator. Contrast is provided by the countertops and backsplash: honed black Jet Mist granite on the perimeter and a statement-making island top of exuberantly-patterned Arabescato Corchia Italian marble. Flooring pays homage to terrazzo floors popular in the 70’s: “Geotzzo” tiles of inlaid gray and Bianco Dolomite marble. Field tiles in the breakfast area and cooking zone perimeter are a mix of small chips; feature tiles under the island have modern rectangular Bianco Dolomite shapes. Enameled metal pendants and maple stools and dining chairs add a mid-century Scandinavian touch. The turquoise on the table base is a delightful surprise. An adjacent pantry has tall storage, cozy window seats, a playful petal table, colorful upholstered ottomans and a whimsical “balloon animal” stool. This kitchen was done in collaboration with Daniel Heighes Wismer and Greg Dufner of Dufner Heighes and Sarah Witkin of Bilotta Architecture.
