This charming 1925 condo was due for a bathroom remodel. I had so much fun on this Mid Century Modern influenced design! Kohler's Purist fixtures in brushed gold was the starting point on this design. All other decisions were curated around the simplicity of this collection.

This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. This new home was designed to nestle quietly into the rich landscape of rolling pastures and striking mountain views. A wrap around front porch forms a facade that welcomes visitors and hearkens to a time when front porch living was all the entertainment a family needed. White lap siding coupled with a galvanized metal roof and contrasting pops of warmth from the stained door and earthen brick, give this home a timeless feel and classic farmhouse style. The story and a half home has 3 bedrooms and two and half baths. The master suite is located on the main level with two bedrooms and a loft office on the upper level. A beautiful open concept with traditional scale and detailing gives the home historic character and charm. Transom lites, perfectly sized windows, a central foyer with open stair and wide plank heart pine flooring all help to add to the nostalgic feel of this young home. White walls, shiplap details, quartz counters, shaker cabinets, simple trim designs, an abundance of natural light and carefully designed artificial lighting make modest spaces feel large and lend to the homeowner's delight in their new custom home. It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

[Our Clients] We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level. [Kitchen] The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island. [Dining Room] The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all. [Living Room] We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in. [Master Suite] This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart. [Hall Bathroom] The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for. [Office] We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.
