This is the new view from the hallway. To the left of the bathmat is another pocket door, leading to the master bedroom. We used the same 24x24 porcelain tile on the floor, up the tub, and into the shower/tub area.

Let there be light. There will be in this sunny style designed to capture amazing views as well as every ray of sunlight throughout the day. Architectural accents of the past give this modern barn-inspired design a historical look and importance. Custom details enhance both the exterior and interior, giving this home real curb appeal. Decorative brackets and large windows surround the main entrance, welcoming friends and family to the handsome board and batten exterior, which also features a solid stone foundation, varying symmetrical roof lines with interesting pitches, trusses, and a charming cupola over the garage. Once inside, an open floor plan provides both elegance and ease. A central foyer leads into the 2,700-square-foot main floor and directly into a roomy 18 by 19-foot living room with a natural fireplace and soaring ceiling heights open to the second floor where abundant large windows bring the outdoors in. Beyond is an approximately 200 square foot screened porch that looks out over the verdant backyard. To the left is the dining room and open-plan family-style kitchen, which, at 16 by 14-feet, has space to accommodate both everyday family and special occasion gatherings. Abundant counter space, a central island and nearby pantry make it as convenient as it is attractive. Also on this side of the floor plan is the first-floor laundry and a roomy mudroom sure to help you keep your family organized. The plan’s right side includes more private spaces, including a large 12 by 17-foot master bedroom suite with natural fireplace, master bath, sitting area and walk-in closet, and private study/office with a large file room. The 1,100-square foot second level includes two spacious family bedrooms and a cozy 10 by 18-foot loft/sitting area. More fun awaits in the 1,600-square-foot lower level, with an 8 by 12-foot exercise room, a hearth room with fireplace, a billiards and refreshment space and a large home theater.

CONTEMPORARY HOME DESIGN NO. 3713-V1
Having received much attention at a Home Show in which it had been built on site and in response to the many requests for the addition of a garage to plan 3713, we are pleased to present model 3713-V1. The addition of a garage that is 14’ wide and almost 28’ deep is sure to meet the needs of the many who specifically requested this convenient feature.
Outside, the addition of a garage clad in fibre cement panels with cedar siding matches the rest of the structure for a pleasing visual impact and definite curb appeal.
Inside, other than the service entrance from the garage, this plan shares the same laudable features as its predecessor such as 9’ ceilings throughout the main level, a modern fireplace in the living room, a kitchen with an 8’ x 3’ island and computer corner, nicely sized bedrooms with ample closet space that includes a walk-in in the master bedroom and a full bathroom with separate 42” x 60” shower enclosure.

The Laurel was a project that required a rigorous lesson in southern architectural vernacular. The site being located in the hot climate of the Carolina shoreline, the client was eager to capture cross breezes and utilize outdoor entertainment spaces. The home was designed with three covered porches, one partially covered courtyard, and one screened porch, all accessed by way of French doors and extra tall double-hung windows. The open main level floor plan centers on common livings spaces, while still leaving room for a luxurious master suite. The upstairs loft includes two individual bed and bath suites, providing ample room for guests. Native materials were used in construction, including a metal roof and local timber.

This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone.
A TRANSITIONAL GEM
The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system.
The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style.
In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony.
TIMELY TOUCHES
This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance.
The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras.
DESIGN DETAILS
Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished.
In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings.

Custom coffee bar is nestled into a small nook and had a step blocking part of the space. We elongated the lower cabinet face frame to accommodate the step so our client did not lose any storage space.

Large stone landings and landscape boulders create a much more natural feeling landscape. Large Arctic Willows , blankets of Sweet Woodruff, and clusters of various Hosta species soften the edges.

I wanted the bed to be high enough to store our art collection underneath in archival flat files, and I wanted a footboard to keep the covers from sliding off. Beds today are all really low, and you hardly see footboards anymore, so I designed it myself and had Leslie Landis’ furniture guy build it.

The closet was reconfigured to improve the storage for this couple. The basic hanging areas stayed about the same, but adding shelf towers and drawers made the closet more functional. Closet was supplied by Glenn Robertson, a custom closet company in Montreal.

This multigenerational home plan is a beautiful and elegant solution to multiple generations living while maintaining privacy for each unit.
The main level in-law suite provides graceful living in a large living room, a beautiful kitchen/dinette with walk-in pantry, a master bedroom with large closet and a bathroom with integrated laundry area. A private covered patio completes this graceful suite.
The principle residence includes an open floor plan, ample windows and a corner office. This open living area spills onto an expansive deck which is partially covered to ensure maximum seasonal use. Two bedrooms share a generous a bathroom with independent 42'' x 62” shower. A large workshop/storage and laundry room are located on the ground floor to the rear of the garage.
A central entry provides access to both dwellings as well as the garage.
While ideally suited as a multigenerational home design, this home would also be attractive by providing a desirable income suite.
