Inspiration for a small transitional foyer remodel in Los Angeles

In the hills of San Anselmo in Marin County, this 5,000 square foot existing multi-story home was enlarged to 6,000 square feet with a new dance studio addition with new master bedroom suite and sitting room for evening entertainment and morning coffee. Sited on a steep hillside one acre lot, the back yard was unusable. New concrete retaining walls and planters were designed to create outdoor play and lounging areas with stairs that cascade down the hill forming a wrap-around walkway. The goal was to make the new addition integrate the disparate design elements of the house and calm it down visually. The scope was not to change everything, just the rear façade and some of the side facades. The new addition is a long rectangular space inserted into the rear of the building with new up-swooping roof that ties everything together. Clad in red cedar, the exterior reflects the relaxed nature of the one acre wooded hillside site. Fleetwood windows and wood patterned tile complete the exterior color material palate. The sitting room overlooks a new patio area off of the children’s playroom and features a butt glazed corner window providing views filtered through a grove of bay laurel trees. Inside is a television viewing area with wetbar off to the side that can be closed off with a concealed pocket door to the master bedroom. The bedroom was situated to take advantage of these views of the rear yard and the bed faces a stone tile wall with recessed skylight above. The master bath, a driving force for the project, is large enough to allow both of them to occupy and use at the same time. The new dance studio and gym was inspired for their two daughters and has become a facility for the whole family. All glass, mirrors and space with cushioned wood sports flooring, views to the new level outdoor area and tree covered side yard make for a dramatic turnaround for a home with little play or usable outdoor space previously. Bel Air Photography This bathroom's shell was outfit by the brilliant Kelly Wearstler. She installed that penny tile and black subway, the mirror and the vanities. We added the floor treatment decor (toilet, furnishings, towel bars, art) working with the great bones her work provided.

This is a great house. Perched high on a private, heavily wooded site, it has a rustic contemporary aesthetic. Vaulted ceilings, sky lights, large windows and natural materials punctuate the main spaces. The existing large format mosaic slate floor grabs your attention upon entering the home extending throughout the foyer, kitchen, and family room. Specific requirements included a larger island with workspace for each of the homeowners featuring a homemade pasta station which requires small appliances on lift-up mechanisms as well as a custom-designed pasta drying rack. Both chefs wanted their own prep sink on the island complete with a garbage “shoot” which we concealed below sliding cutting boards. A second and overwhelming requirement was storage for a large collection of dishes, serving platters, specialty utensils, cooking equipment and such. To meet those needs we took the opportunity to get creative with storage: sliding doors were designed for a coffee station adjacent to the main sink; hid the steam oven, microwave and toaster oven within a stainless steel niche hidden behind pantry doors; added a narrow base cabinet adjacent to the range for their large spice collection; concealed a small broom closet behind the refrigerator; and filled the only available wall with full-height storage complete with a small niche for charging phones and organizing mail. We added 48” high base cabinets behind the main sink to function as a bar/buffet counter as well as overflow for kitchen items. The client’s existing vintage commercial grade Wolf stove and hood commands attention with a tall backdrop of exposed brick from the fireplace in the adjacent living room. We loved the rustic appeal of the brick along with the existing wood beams, and complimented those elements with wired brushed white oak cabinets. The grayish stain ties in the floor color while the slab door style brings a modern element to the space. We lightened the color scheme with a mix of white marble and quartz countertops. The waterfall countertop adjacent to the dining table shows off the amazing veining of the marble while adding contrast to the floor. Special materials are used throughout, featured on the textured leather-wrapped pantry doors, patina zinc bar countertop, and hand-stitched leather cabinet hardware. We took advantage of the tall ceilings by adding two walnut linear pendants over the island that create a sculptural effect and coordinated them with the new dining pendant and three wall sconces on the beam over the main sink.

The roof was raised on an existing attic to create a new living dining room space attached to the back of the existing storefront. The existing building was too large for the Bucktown small lot and a zoning variance was required to build the addition. The non-conforming, small lot, big house condition existed before 1957. The variance allowed an additional 15% in square feet.

A former summer camp, this site came with a unique set of challenges. An existing 1200 square foot cabin was perched on the shore of Thorndike Pond, well within the current required setbacks. Three additional outbuildings were part of the property, each of them small and non-conforming. By limiting reconstruction to the existing footprints we were able to gain planning consent to rebuild each structure. A full second story added much needed space to the main house. Two of the outbuildings have been rebuilt to accommodate guests, maintaining the spirit of the original camp. Black stained exteriors help the buildings blend into the landscape.
